Building Permits Jump 35 Percent in September

Shelby County homebuilding activity experienced significant gains in September when compared to the same month last year.

Builders pulled 77 permits in Shelby County in September, up 35 percent from 57 permits pulled in September 2013, according to real estate information company Chandler Reports, chandlerreports.com.

The 77 permits in September also marked an 18.4 percent improvement from 65 permits pulled in August. September permits averaged 2,966 square feet and $228,259.

The top homebuilder in September, as tracked by the number of permits, was Regency Homebuilders LLC (22 permits, averaging 2,813 square feet and $210,712). Dan Iley tallied the second-highest number (seven; no square footage listed; $65,000), and Kevin Hyneman came in third (six; 1,844 square feet; $135,351).

The ZIP codes notching the most permits in June were Arlington’s 38002 ZIP code (17; 3,200 square feet; $247,176). The 38018 ZIP code recorded the second-highest number (12; 2,391 square feet; $190,436), and Cordova North’s 38016 ZIP code was third (10; 2,739 square feet; $193,555).

The Cleveland-Larkin subdivision in Midtown’s 38104 ZIP code recorded the most permits, with seven averaging $65,000. The Dexter Ridge Farm subdivision in the 38018 ZIP code came in second (six; 1,844 square feet; $135,351), and the Brook Manor subdivision in Arlington’s 38002 ZIP code finished third (five; 3,463 square feet; $243,800).

Homebuilders sold 42 homes in September, down 38.2 percent from 68 homes in September 2013. The homes sold in September averaged 2,936 square feet and $261,829, compared to 3,467 square feet and $266,427 last September.

Kevin Hyneman finished first in sales in September with 12 averaging $137,825. Regency Homebuilders LLC recorded seven sales averaging $281,461. Karen Garner of Magnolia Homes and Grant Homes each netted five sales.
