Arlington Pet Hospital Files $1.2M Permit For Expansion

Construction plans for a new stand-alone space for a growing Arlington veterinary clinic are under way near its current shopping center space.
Samuel Garrett Davis, founder of Arlington Pet Hospital PLLC, has filed a $1.2 million building permit application with the city-county Department of Construction Code Enforcement for a 5,200-square-foot facility, complete with hospital boarding and grooming capabilities.
“There will be a drastic expansion of our boarding facility, as far as size goes, and large exercise yards and things of that nature, and just an overall expansion of our business,” Davis said. “We’re growing out of the space that we currently have and we want to provide this area of Shelby County with more space and room to continue to grow and provide better service for our clients. It’s going to be a really pretty facility.”
For the past five years, Arlington Pet Hospital has been renting less than 3,000 square feet of space across two bays at 11125 U.S. 70, suite 105. Its new address, 11065 U.S. 70, is next to the company’s current strip center space.
And the veterinary clinic will expand its workforce as well.
“We’ve added another full-time vet already this year to kind of get ready for that,” Davis said.
New Mexico-based BDA Architecture is designing the facility, and its contracting side, CMP Inc., is the construction firm behind the project.
• In other local commercial real estate news, Ware Properties LLC has filed a $415,670 building permit for a 9,100-square-foot Dollar General store at 2469 Elvis Presley Blvd.
Coldwater, Miss.-based Ware is the exclusive developer of Dollar General stores in West Tennessee and North Mississippi. Typically, Dollar General builds 9,000-square-foot stores that sit on slightly more than an acre of land.
Goodlettsville, Tenn.-based Dollar General Corp. has 26 stores in Memphis, according to its website, including two stores already on Elvis Presley, along with a handful of new stores that have opened within the past year.
Dollar General announced last year it was looking to add as many as 450 new stores in the past year and also to renovate other locations as part of a corporate growth strategy.
The general contractor assigned to the project is Barry Holbrook, founder of MTE LLC Contracting, formerly known as Midtown Electric.
• Meanwhile, Simpson Construction LLC has filed a $950,000 building permit for interior build out for a Francesca’s Collections Inc. store in Wolfchase Galleria, 2760 N. Germantown Parkway.
The Houston-based women’s clothing and accessory boutique already operates stores in Germantown’s The Shops of Saddle Creek and The Avenue Carriage Crossing in Collierville.
Darrell Simpson, owner of Simpson Construction, said Francesca’s space is about 1,600 square feet.
A spokeswoman for Wolfchase declined comment about Francesca’s third Memphis-area store.
“At this time Wolfchase Galleria does not have any information to share regarding your inquiry,” she said. “We will keep you updated once they have information to release.”
• And Franklin Sports Inc. has signed a four-year lease extension for its 300,000-square-foot industrial distribution warehouse in ProLogis Park Stateline, 5510 Getwell Road.
Bobby Daush and Patrick Burke with CB Richard Ellis Memphis represented Franklin. Ryan George represented San Francisco-based ProLogis Inc., the landlord/owner of the 80-acre park about two miles southeast of Memphis International Airport.
Founded in 1946, Stoughton, Mass.-based Franklin Sports is a well-known worldwide brand of sporting goods products, famous for being the maker of the official batting glove of Major League Baseball.
The company moved and expanded its regional distribution operations to its current 300,000-square-foot spot in ProLogis Park Stateline in the fall of 2006. Franklin occupies half of ProLogis’ 600,000-square-foot building; the other 300,000 square feet houses Kyocera Mita America Inc.
Before that, Franklin was housed in a 160,000-square-foot distribution center at 3500 Air Center Cove in the Memphis International Airport Center.
In October 2010, Franklin requested two extra years on its payment-in-lieu-of-taxes (PILOT) term from the city/county Industrial Development Board.
