New Salem Missionary Baptist Church has borrowed $2.35 million from First Tennessee Bank NA to renovate its 101-unit apartment complex, Salem Manor Apartments.
The apartment property, located at 2216 S. Parkway E., has been vacant for the past 15 years. The church, located across the street at 2231 S. Parkway E., owns the property.
Flintco General Contractors. is the general contractor on the project, which should be complete in the summer, said Salem Church project manager Joyce Mathews. The architect is Creal Hyde & Larson Architects of Warren, Pa.
Mathews said the 23 apartment buildings will receive complete renovations including exterior facade renovations and new landscaping. When the project is completed the apartments will rent to low- to moderate-income individuals and families. The rental prices will vary, Mathews said.
The property, totaling 100,000 square feet, contains one-, two- and three-bedroom units, and some three-bedroom townhouses, Mathews said. The apartments are located on 9 acres of property.
Dana Wimmer, project manager for Flintco, said one of the major undertakings of the project will be to install windows in the units. Wimmer said the apartment buildings have not had windows in 15 years, just holes in the walls.
ìItís in pretty bad shape,î he said. ìWe are going to repair all of the exteriors and complete the interior work to the make the apartments livable,î he said.
Wimmer said Flintco has a team of eight people working on the project. He said Flintco has hired some but not all of the subcontractors for the project.
Salem Missionary Baptist Church has 4,500 people in its congregation. Frank Ray is the pastor of the church.
Salem Manor Apartments is the only apartment property the church owns.
