1. Trucking Firm Seeks PILOT to Relocate HQ to Vacated American Way Strip Center -

The vacated Circuit City on American Way could become the corporate headquarters of a Memphis-based trucking company that serves FedEx, Amazon, Walmart and other major retailers.

JNJ Logistics LLC is seeking a 15-year payment-in-lieu-of-taxes incentive to move from the Getwell Road location it has outgrown and invest $20.5 million to redevelop a former electronics store and shopping center on American Way into its new corporate headquarters.

2. Not Your Father’s Office Building -

2017 was a big year for Clark Tower, with more than $9 million in physical improvements. But perhaps one of the biggest changes to the 34-story East Memphis office tower, located at 5100 Poplar Ave., is a change in perception.

3. July 28-August 3, 2017: This week in Memphis history -

1975: The Peabody Hotel is sold out of receivership at auction for $400,000 – with another $140,000 for its belongings – to secret bidders through attorney Raymond Shainberg. The only other bid is $100,000 from Robert “Prince Mongo” Hodges.
Shainberg’s clients are father and son Philip and Jack Belz, who undertake a $20 million renovation and reopen the hotel in 1981. Years later, Jack Belz says he and his family expected more competition in the bidding and may have intended to quickly sell the hotel again but instead undertook the renovation.

5. Clark Tower Undergoing $1.2M Lobby Renovation -

Clark Tower’s lobby is getting a facelift.

Dan Walker Associates Inc. recently filed a $1.2 million building permit for “existing first floor lobby renovation” at the East Memphis tower.

6. Numbers Show Memphis’ Commercial Real Estate Market Stable in 2015 -

Across all sectors, the Memphis market was stable in 2015.

That’s according to the latest data from Integra Realty Resources, a national appraisal and advisory firm. At its annual Viewpoint local market presentation Wednesday, Feb. 24, local Integra leaders spoke on the industrial sector’s banner year, multifamily’s expansion cycle, what’s next for an office market without any remaining Class A space, and growth in the retail sector.

Details: The 113-acre former Mall of Memphis property has a new owner. TAG Real Estate Holdings, an affiliate of Memphis-based TAG Truck Enterprises LLC, paid $3.9 million, or $34,513 an acre, to buy the property from Johnson Development Associates Inc., acting as Memphis Industrial Properties LLC.

8. iBank Tower Sells for $19.2 Million -

The iBank Tower, located at 5050 Poplar Ave., has sold for $19.2 million, and for the first time, the same owner controls both the iBank Tower and the nearby Clark Tower at 5100 Poplar Ave.

9. Camy’s To Relocate In Midtown -

Camy’s, the Midtown delivery and carry-out institution, will relocate soon.

Camy Archer, founder and owner of Camy’s, will move the business from 3 S. Barksdale to 2886 Walnut Grove Road, which is near the Union Avenue viaduct and was most recently occupied by the Love Shack.

10. Clark Tower to Get $6 Million in Capital Improvements -

The venerable Clark Tower is getting an infusion of cash for capital improvements.

In-Rel Properties, which owns the East Memphis skyscraper, has executed an agreement with the building’s lender paving the way for a $6 million capital improvement project that will begin immediately.

12. Pathmark Inks Lease at I-Bank Tower -

A longtime third-party logistics company is on the move.

Pathmark Transportation Co., which was started in 1984 as a subsidiary of petroleum marketing company Pathmark International before becoming a national logistics provider, has signed a new lease for 3,800 square feet at the i-bank Tower on Poplar Avenue in East Memphis.

13. Tower Facelift -

One of Memphis’ most recognizable office buildings, occupying a prime piece of commercial real estate on Poplar Avenue in East Memphis, is getting a makeover.

Rosemont Realty LLC is investing around $400,000 to update the 24-story i-bank Tower at 5050 Poplar Ave. The 275,634-square-foot building, built in 1967 by pioneering developer William B. Clark Sr. and formerly known as White Station Tower, includes the signature round top floor, which once housed a rotating restaurant.

The I-Bank Tower at 5050 Poplar Ave. in East Memphis has traded hands for $14.4 million, although the sale appears to be an internal transfer as the result of a corporate acquisition.

Known by students as “The Rat,” Catherine Burrow Refectory opened in 1958 and has three dining areas – Neely Hall, Hyde Hall and Rollow Hall. Smaller meeting rooms include the Alburty Room, the Davis Room and the Bell Room.

30. White Station Tower Owner Files $14.2M Loan -

The owner of the White Station Tower at 5050 Poplar Ave. has filed a $14.2 million deed of trust, security agreement, financing statement and fixture filing on the property through American National Insurance Co.
