A flurry of large-scale build-to-suit projects north of the Tennessee-Mississippi state line – the first of their kind in a decade – capped off a busy 2017 for the Memphis industrial market, which closed the fourth quarter with 665,896 square feet of net absorption, according to Cushman & Wakefield/Commercial Advisors’ latest Marketbeat report.

3. Obscure Midtown Warehouse to Become Company’s HQ -

The warehouse looks like a foreign object that sprouted in the middle of a Midtown neighborhood. Surrounding the two-story warehouse at 802 Rozelle St. are two-story, single-family homes with fenced yards. The adjacent CSX and Union Pacific railyard is the only indicator that this enclave was once an industrial area. 5. Hillwood to Launch Two Spec Buildings in DeSoto County -

A Texas-based development firm will start turning dirt soon on a massive new business park in DeSoto County.

Hillwood Investment Properties is expected to begin site work in around 30 days on Legacy Park, a 266-acre distribution and business park on the south side of Goodman Road, just east of Hacks Cross Road near Polk Lane.

6. FedEx Decides Not to Renew a Renaissance Center Lease -

FedEx has decided not to renew a lease at a prominent East Memphis office building.

FedEx Services is not renewing a roughly 11,000-square-foot lease at the 189,644-square-foot Renaissance Center office building at 1715 Aaron Brenner Drive that expires Oct. 1. Employees affected by the decision will be moved to FedEx facilities, part of a broader consolidation and efficiency plan the company has been pursuing.

7. Pathmark Inks Lease at I-Bank Tower -

A longtime third-party logistics company is on the move.

Pathmark Transportation Co., which was started in 1984 as a subsidiary of petroleum marketing company Pathmark International before becoming a national logistics provider, has signed a new lease for 3,800 square feet at the i-bank Tower on Poplar Avenue in East Memphis.

8. Waller Lansden Leases in Renaissance Center -

A Nashville-based law firm is moving into permanent space at the Renaissance Center office building.

Waller Lansden Dortch and Davis LLP, which opened a Memphis office in February, has leased 10,000 square feet in the East Memphis office building at 1715 Aaron Brenner Drive.

12. Office Occupancy Ends 2013 on High Note -

An unusually strong fourth quarter helped push the overall Memphis office market occupancy rate into positive territory for 2013, according to year-end commercial real estate market reports.

The Memphis market recorded absorption of 225,338 square feet in the fourth quarter – the largest positive absorption the market has experienced during any quarter in more than 10 years – to end the year with positive net absorption of 40,558 square feet, according to CB Richard Ellis Memphis.

13. Leases Push Renaissance Center Near Capacity -

The Renaissance Center office building in East Memphis should be near capacity early next year, following a series of recent lease signings.

Financial Federal signed a lease on Tuesday, Nov. 20, to occupy 27,000 square feet on the first and second floors of the Renaissance Center, 1715 Aaron Brenner Drive. In addition to the new location, the growing financial firm will have signage atop the East Memphis office building along Poplar Avenue east of Interstate 240.

Financial Federal is moving into 27,000 square feet on the first and second floors of the Renaissance Center at 1715 Aaron Brenner Drive.

15. Legacy Wealth Management to Relocate Office -

Legacy Wealth Management Inc. is moving to the Renaissance Center.

The financial planning and portfolio management firm will take approximately 7,500 square feet in the building located at 1715 Aaron Brenner Dr., relocating from its current office at Atrium I.

16. Two Memphis Law Firms Combine Forces -

Two Memphis law firms announced a merger earlier this week.

The nine attorneys of 45-year old Williams McDaniel PC are merging with Wyatt, Tarrant & Combs LLP to form one of the largest estate planning law groups among regional firms in the country.

17. New Owner For Bartlett Car Wash Property -

A former car wash site in Bartlett has traded hands. Nyan Jaf acquired the 0.71-acre lot at 5960 Summer Ave. from Mr. Carwash LLC for $65,000.

18. Office Opportunities -

Memphis’ office real estate landscape is changing, and for three firms, those changes are creating opportunities.

Orlando, Fla.-based Parkway Properties Inc. in March completed the sale of its interest in Renaissance Center – a 190,000-square-foot office building at 1715 Aaron Brenner Drive in the Poplar Avenue corridor – to partner Parkway Properties Office Fund LP.

22. New Law Scholarship Honors Dr. Hooks -

Corey Strong, a graduate of White Station High School and the U.S. Naval Academy who recently returned home to Memphis from a tour of duty in Afghanistan, is the first recipient of a new college scholarship in honor of the late civil rights pioneer Benjamin L. Hooks.
