5. City Turns 22 Major Streets Back Over to TDOT -

A decades-long contract under which the city of Memphis maintains 22 state routes or highways on behalf of the state of Tennessee is coming to an end.

City leaders announced Wednesday, June 13, they will not renew the agreement with the state when it runs out June 30. Under the terms of the contract, the city fills potholes, removes trash, performs drainage maintenance, cuts grass in medians and rights of way, and treat roads in snow and ice on nearly two dozen of the city’s major thoroughfares.

The Fresh Market is applying for a special-use permit from the Land Use Control Board Dec. 12 to convert the existing Ike’s store on Union Avenue into one of the chains upscale grocery stores.

The Hunt-Phelan house would become a campus for the Sickle Cell Foundation of Tennessee under a plan the foundation announced Tuesday, Oct. 29, on the steps of the 175-year-old home at 533 Beale St.

After seven years of leasing space for its worship services, Highpoint Church has acquired Briarcrest Christian School Systems Inc.’s property at 6000 Briarcrest Ave. for $7.25 million.

37. History for Sale -

Three historic properties in the Midtown and Downtown areas are on the market, all listed with major Memphis commercial real estate firms.

The most recent listing is the Hunt-Phelan house at 533 Beale St., priced at $2.9 million with Henry Stratton and Andy Cates of Colliers International Memphis. The mansion has hosted guests including Ulysses S. Grant, Jefferson Davis, Andrew Jackson and Andrew Johnson.

38. ‘Perfect Storm’ -

Office sublease space reached a record high in the first quarter, and local experts are forecasting even more leases from one lessee to another to hit the market prior to year-end.

Office subleasing totaled 600,664 square feet during the first three months of the year, according to Cushman & Wakefield/Commercial Advisors LLC’s Q1 office market report. That’s nearly 14 percent of total available space.

39. Pickering Projects Show Activity on Upswing -

If an uptick in engineering services is an economic indicator of recovery and stability, Memphis is progressing fairly well.

That’s the message Bob Pitts, principal at Pickering Firm Inc., shared to the Appraisal Institute of Memphis Wednesday, May 16, at Chickasaw Country Club. Pickering employs 150 engineers, scientists, architects and surveyors across six offices from its Memphis headquarters to the Gulf Coast.

41. Fed Survey: No Movement in Area Lending -

The local economy is inching toward improvement. A newly released report from the Federal Reserve shows the central bank’s regional district that includes Memphis saw modest improvement in residential real estate as well as the commercial real estate market since the Fed’s last survey.

Bartlett-based Covenant Dove – an operator of skilled nursing facilities in 12 states – has filed two leasehold loans totaling $16.5 million for nursing homes in Bartlett and Collierville, part of an aggregate $165 million loan through The PrivateBank and Trust Co.

Times are tough in the furniture industry, but at least one Memphis-area furniture retailer has been scaling up during the recession rather than scaling back.

This summer, Millennium Home Furnishings opened a 12,000-square-foot showroom at 3164 S. Forest Hill-Irene Road, just south of Poplar Pike in Germantown. The new store replaces Millennium’s former 4,500-square-foot store at The Avenue Carriage Crossing in Collierville.

87. Historic Restaurant to Begin New Chapter in New Locale -

Jim’s Place restaurant was founded Downtown in 1921. Eighty-nine years later, the Taras family still owns Jim’s Place East, on Shelby Oaks Drive, and Jim’s Place Grille, in Collierville, though a major change is coming for Jim’s Place East in the next few months.

H. Thomas Helmers has announced the opening of his new independent law practice at 6000 Poplar Ave.

In his practice, Helmers – who has dealt as an underwriter with real estate title issues for residential and construction transactions – plans to focus on residential real estate, secured lending and curing real estate title issues.

89. New Germantown Building Will Have Retro Look -

Officials broke ground on a new development in Germantown Tuesday that will combine turn-of-the-century architecture with state-of-art medical imaging technology.

The Salvaggio Group LLC held a ceremonial ground-breaking in a lot on Poplar Pike next to Germantown High School, the future site of the Brownstone building, which will house the corporate and clinical offices of Memphis Radiological PC.

The lease that sent Glankler Brown PLLC from Downtown to East Memphis was one of the most significant commercial real estate deals inked all year, even in a city known for its abundance of large industrial transactions.
