5. Multifamily Investments Hold Steady in 2015 -

The numbers continue at a relatively steady pace, but signals are there that the multifamily market in Shelby County is on its way to pre-recession levels.

Year to date, there have been 105 multifamily sales in Shelby County, according to Chandler Reports, chandlerreports.com. That’s less than the 115 sales through Oct. 21, 2014, but well above the 87 sales over the same period in 2013.

6. Retail Market Boosted by Groceries, Small Business -

The third quarter of 2015 was a busy one for the retail sector with a lot of activity derived from grocery stores and small businesses.

Fundamentals are trending favorably with the total vacancy rate down to 12.6 percent compared to 12.9 percent in second quarter 2015. Net absorption rose from 134,251 square feet in second quarter to 160,229 square feet in the most recent quarter, and the rental rate increased from $8.62 to $8.72 per square foot, according to CB Richard Ellis Memphis data.

9. Memphis Multifamily Action Gets Second-Quarter Boost -

Multifamily fundamentals were strong for the second quarter of 2015 as Downtown and Collierville continued to perform well in their new-construction booms.

New construction is ahead compared to second quarter 2014, with 567 units coming online in the Memphis metro area compared to 466 units last year, according to CBRE Memphis’ Multifamily MarketView. By year-end, construction will total 1,280 units.

A California-based investor has purchased the Shops at Kirby Gate in East Memphis for $3.4 million.

An affiliate of Los Angeles-based Westwood Financial Corp. acquired the shopping center at the northwest corner of Quince Road and Kirby Parkway from Shops at Kirby Gate LLC, according to public records.

The multifamily group at CB Richard Ellis Memphis has closed on the sale of four properties in the Memphis market over the last several weeks.

Briar Club Apartments, a 272-unit apartment community constructed in 1985, sold for $8.7 million, or $32,093 per unit. Cinnamon Trails Apartments, a 208-unit apartment community constructed in 1989, sold for $8.6 million, or $41,461 per unit. respectively. CBRE Memphis represented the sellers, Briar Apartments LLC and Cinnamon Apartments LLC in the sale to New York based Briar Club LLC and Cinnamon Trail LLC.

A longtime Memphis diner chain is expanding its presence into the Jackson, Tenn., market.

CK’s Coffee Shop has signed a five-year lease for 1,390 square feet of the existing 4,900-square-foot Old Medina Market Gas Station at 2800 Old Medina Road.

A longtime Memphis-based agricultural chemical provider has snatched up a warehouse on Presidents Island, where it already has a strong presence.

Drexel Chemical Co. purchased the 137,526-square-foot former manufacturing and distribution facility on 12 acres at 2070 and 2071 Channel Ave. on Presidents Island from HPD Properties LLC for $810,000, or $5.89 per square foot.

A North Hickory Hill apartment complex has traded hands for the second time in 18 months.

Bloomington, Minn.-based New Life Core Willow Lake LLC has bought Willow Lake Apartments at 2774 Mendenhall Road from NW-Willow Lake LLC for $7.8 million. The purchase was financed with a $7 million loan through KeyBank NA.

Memphis-based Hackmeyer Properties has bought the former Prairie Life Fitness Center at 3690 S. Houston Levee Road in Collierville from Prairie Life Fitness LLC for $2.7 million and is leasing the 57,264-square-foot facility to a new fitness company.

Preserve at Forest Creek Apartments sold on Wednesday, June 29, for $109,900 per unit to Carter-Haston Real Estate Services Inc.

52. Apartments Owner Files Suit to Combat Foreclosure -

Three apartment complexes in Southeast Memphis that sold three months ago for $10 million are now mired in foreclosure and a $28 million lawsuit.

Bellevue, Wash.-based Emerald Apartment Group LLC financed the properties through Protective Life Insurance Co. in a trio of March 18 transactions: Emerald Square for $3.7 million, Emerald Pointe for $2.3 million and Emerald Park for $3 million. The sellers were three Georgia-based entities.

Fewer than three months after the company's first acquisition, The Birches Townhouses in Whitehaven, Better Buildings & Apartments (BBA) president Bill Sparano bought another apartment complex here, beefing up his local portfolio and further entrenching himself in the city he and his company plan to call home as early as the spring.

Geographically and culturally, South Beach is a long way from Beale Street, but that hasn't stopped a group of Miami investors from plunging into the Memphis multifamily market.

Miami-based Alterra Capital Group - whose principals are Matt Papunen, Adam Singer and Matthew Wanderer - recently bought a fourth apartment complex in Memphis, beefing up its local portfolio to $41 million.
