1. Shelby County Foreclosures Fall 15 Percent in 2013 -

Foreclosures in Shelby County continued to head south in 2013, as they have for most of the past few years.

Over the past 12 months, residential foreclosures in the county fell 15 percent to 3,563 from the 4,189 in 2012, according to real estate information company Chandler Reports, www.chandlerreports.com.

Shelby County’s housing market continued to show signs of improvement in the third quarter, posting double-digit increases in several key areas over the same period last year.

The county netted 4,686 home sales in the third quarter, a 12 percent increase from 4,176 in the third quarter of 2012, according to real estate information company Chandler Reports, www.chandlerreports.com.

Memphis-area home sales for September rose 1 percent from a year ago, but sharply declined from August, according to the Memphis Area Association of Realtors.

MAAR reported 1,309 sales were recorded in the Memphis area in September, up from 1,296 in September 2012. But sales fell 23 percent from August, when 1,702 sales were recorded, according to MAAR.

Through various mitigation efforts, the lending giant Wells Fargo has helped some 5,200 Memphis homeowners avoid foreclosure since 2009.

Those numbers come from Wells itself, which currently services the mortgages of about 45,000 families and individuals in the city. Despite progress the lender has made, though, a Wells spokesman said foreclosures remain a “persistent problem” in Memphis.

16. Data Point to Improving Housing Market -

The average number of days a home in the Memphis area stayed on the market for the month of May dipped to a seven-year low for that month, providing more evidence of a housing market in recovery.

According to the Memphis Area Association of Realtors, the average market time for a home in May was 86 days, a 16.5 percent dip from 103 days in April and the lowest market time total for May since 2006.

May home sales jumped 15 percent from the same month last year, while the average sales price increased 9 percent.

26. August Home Sales up 21 Percent -

Home sales in August were up 21 percent year over year, representing the eighth consecutive monthly increase from 2011.

From declining sales to falling prices, the housing industry has been hammered recently, and nowhere is that more evident than in Memphis Area Association of Realtors membership numbers.

MAAR, the local trade organization for real estate professionals, has seen its membership dwindle steadily since its high point in August 2007, when it boasted 5,406 members. The latest numbers show membership at just 3,797, a 29.8 percent decline from its pinnacle two and a half years ago and the lowest point since 3,943 in February 2004, the last time it sat below 4,000.

The YMCA metropolitan board of directors named Keith G. Johnson CEO of YMCA of the Memphis & the Mid-South. Johnson is a 27-year YMCA veteran who has served in various positions in Atlanta, Fort Worth and New Orleans. His earliest position with YMCA of Memphis & the Mid-South was as vice president and executive director of the Fogelman Downtown YMCA. He graduated from Georgia State University.

41. Lamar Project Aims to Jump-Start Change -

The stretch of Lamar Avenue that runs near American Way is very much a neighborhood in transition. With the closing of the Mall of Memphis in December 2003, the area lost a major shopping venue, and in recent years, it has been overrun by crime and blight.
