The three-way deal by which Memphis-based Fred’s was to buy hundreds of Rite-Aid stores from Walgreens just keeps getting worse for Fred’s even though the deal happened last week without Fred’s. An analyst says Fred’s got cut out because of questions about the corporation’s viability to enter into what is an ambitious change of course for the company on a large scale.

18. Mendenhall Property Fetches $2.4 Million -

A New Mexico-based firm has acquired a Southeast Memphis warehouse for $2.4 million.

Westmeath LLC, which lists an address in Albuquerque, N.M., acquired the 33,190-square-foot warehouse at 4339 S. Mendenhall Road from SE Industrial Investments LLC, according to a March 30 warranty deed. William Preston Thomas Jr. signed the deed for the seller, SE Industrial Investments LLC.

19. Southeast Memphis Property Fetches $2.4 Million -

A New Mexico-based firm has acquired a Southeast Memphis warehouse for $2.4 million.

Westmeath LLC, which lists an address in Albuquerque, N.M., acquired the 33,190-square-foot warehouse at 4339 S. Mendenhall Road from SE Industrial Investments LLC, according to a March 30 warranty deed. William Preston Thomas Jr. signed the deed for the seller, SE Industrial Investments LLC.

20. Pera Elected Vice President of Tennessee Bar -

Lucian T. Pera, partner in the Memphis office of Adams and Reese LLP, has been elected vice president of the Tennessee Bar Association and will automatically become president of the organization in 2017-2018. Pera, who joined Adams and Reese in 2006, concentrates his practice in commercial litigation, media law, and legal ethics and professional responsibility.

21. Commercial Sales Rise in Third Quarter -

Commercial sales were up in the third quarter when compared to the same period last year, according to real estate information company Chandler Reports, www.chandlerreports.com.

22. Olive Branch Business Park Closer to Development -

A Texas-based development firm could start turning dirt soon on a massive new business park in Olive Branch.

Hillwood Investment Properties is expected to close on a land purchase next week that will clear the way for Legacy Park, a 265-acre distribution and business park on the south side of Goodman Road, just east of Hacks Cross Road near Polk Lane.

23. Marx-Bensdorf Expands in East Memphis -

A prominent Memphis realty company has expanded its presence in East Memphis. Marx-Bensdorf Realtors has grown in the office building at 5860 Ridgeway Loop Blvd. by 526 square feet, bringing its total to 4,653 square feet.

24. Dohmen Life Science Adds Space in SE Memphis -

Dohmen Life Science Services is expanding its footprint in Southeast Memphis.

The operator of the pharmaceutical logistics company DDN recently inked lease renewals and an expansion that pushed its occupancy to 628,000 square feet.

25. Hollingsworth Buys Mississippi Industrial Property -

The Hollingsworth Cos., which operates a prominent industrial development company with holdings across the South, has acquired an industrial building in Senatobia, Miss.

Clinton, Tenn.-based Hollingsworth recently acquired the 198,450-square-foot building at 795 Shands Bottom Road in Senatobia from BMW.

26. Eastgate Set for Possible Makeover -

A venerable shopping center in East Memphis could be getting a significant makeover, according to a recent retail market report from CB Richard Ellis Memphis.

Eastgate Center LLC, the owner of Eastgate Shopping Center at Park Avenue and White Station Road in East Memphis, could make significant aesthetic improvements to the retail center beginning this year.

27. Pahlow Wins Broker of the Year -

After enduring early struggles in his commercial real estate career, Scott Pahlow has reached the top of his industry.

Pahlow, an executive vice president with Newmark Grubb Memphis, was named Commercial Broker of the Year Thursday night at the Memphis Area Association of Realtors Commercial Council’s 13th annual Pinnacle Awards gala.

The renowned player in Memphis’ third-party logistics industry is leasing 237,952 square feet of Class A space in Marathon Distribution Center, 295 Marathon Way in Southaven.

36. J-Line Pump Growing in Collierville -

A local pumping equipment manufacturer is increasing its presence in the Collierville market. 

J-Line Pump Co., doing business as American-Marsh Pumps, bought the 81,260-square-foot warehouse on 12.4 acres at 550 E. South St. for $1.4 million. This will be in addition to the adjoining 110,000-square-foot warehouse at 185 Progress Road the company has occupied since 1999.

37. Brothers to Open Brewery on Broad -

A new craft brewery is coming to one of Memphis’ up-and-coming areas – the Broad Avenue Historic District.

Wiseacre Brewing Co., a concept from brothers Kellan Bartosch and Davin Bartosch, has leased 13,000 square feet at 2783 Broad Ave. and is planning to open by late 2013. They chose the old warehouse for its “big open space” and the Binghampton neighborhood for its community appeal.

38. Capital Gains Tax Could Hurt Local Real Estate -

When investor/developer Phil Woodard sells his warehouse at 138 St. Paul Ave. in the South Main Historic Arts District to nonprofit ArtSpace this year for $850,000, he’ll be handing over $3,500 from his proceeds to the federal government.

39. Bioventus Inks Deal for 40,000 Square Feet -

A Durham, N.C.-based biologics company is relocating its Memphis presence, signifying a boon to the Northeast office submarket.

Bioventus LLC has inked 38,880 square feet of office and manufacturing space in Goodlett Farms Business Campus, 1900 Charles Bryan Road, in Cordova.

40. Gen X Inks State’s First Location on Austin Peay -

A trendy Vernon, Calif.-based retailer has inked its first Tennessee location in Austin Peay Plaza.

Gen X Clothing Inc. signed a 35,000-square-foot lease at 3252 Austin Peay Highway. The space was formerly occupied by Big Lots.

41. Merchandiser Five Below Signs Lease in Olive Branch -

A growing Philadelphia-based value retailer has inked a substantial industrial lease deal in Olive Branch.

Five Below Inc. has leased 605,427 square feet in Hacks Cross Logistics Center Building 1, 9105 Hacks Cross Road.

42. Cates Among Top Tier of US Colliers Brokers -

Andy Cates, executive vice president of brokerage with Colliers International Memphis, has been inducted into the Everest Club – the top 10 percent of all U.S. Colliers brokers for the 12-month period ending June 30.

43. Lease Takes Appling Farms to Capacity -

A distributorship of Pella Corp. has inked 11,300 square feet in Appling Farms Corporate Park, 6972 Appling Farms Parkway.

44. Invacare Inks Lease in SE Memphis -

Invacare Continuing Care Inc. has inked a 3,500-square-foot lease at 4187 Senator St. in Southeast Memphis.

45. Dot-Com Moves Distribution To Memphis -

Wilsonville, Ore.-based LinenTablecloth.com has entered the Memphis industrial market, leasing 82,500 square feet at 3046 Datsun Drive for its new distribution center.

46. Aren Buys SE Memphis Warehouse For $1.3M -

Trane U.S. Inc. has sold its parts distribution center in Southeast Memphis for $1.3 million.

Aren Investments LLC of Memphis acquired the 99,375-square-foot distribution warehouse at 4250 Concord Road. The company, which used a 1450 Massey Road address on the Shelby County Register of Deeds, financed the purchase with an $800,000 loan through BancorpSouth Bank. Igal Elfezouaty signed the trust deed as managing member of Aren.

47. Fla. Company Buys Cordova Retail Center -

Coral Springs, Fla.-based Swiss Capital Group LLC has acquired The Shops of Woodland Hills in Cordova for $3.1 million.

48. Colliers Duo Has Stellar Start to ’12 -

Colliers International’s industrial team of Andy Cates and Preston Thomas has closed on 34 transactions (sales and leases) to date in 2012. Here’s a rundown of some of the team’s most recent industrial transactions:

49. Conn.-Based XSE Group Inks Deal -

A Middletown, Conn.-based office supply printing company has entered the local industrial scene, taking advantage of Memphis’ centralized logistical capabilities.

XSE Group Inc. has leased 40,214 square feet in Building 14 of Airport Distribution Center, 4006 Airpark St., owned by San Francisco-based ProLogis Inc.

50. ‘Washington Courtyard’ Sells For $900K -

A trio of office buildings at Washington Avenue and Danny Thomas Boulevard has traded hands for $900,000.

Investment group 301 WA LTD LLC of Arizona purchased the assets from Gregory Realty GP. Brian Califf of NAI Saig Co. represented the seller.

51. Ewing Signs New Lease In SE Memphis -

Ewing Moving Service Inc. & Storage is relocating its operations in Southeast Memphis for better efficiencies and more office space.

52. CRE Activity Stays Strong During 2011 -

Despite hard times, local commercial real estate firms were able to ink plenty of deals in the past 12 months.

Memphis’ industrial leasing activity kicked off in January when Buena Park, Calif.-based Pacific Logistics Corp. signed a 60,000-square-foot lease in ProLogis Park DeSoto for its first Memphis-area location.

53. Tubing Maker Doubles Space in Willow Lake -

A Memphis-based tubing supplier is renewing its lease and more than doubling its space in a distressed Hickory Hill industrial park.

Jacob Tubing LP – the U.S. subsidiary of European modular tubing manufacturer Jacob Soehne – has renewed its 10-year lease for 20,232 square feet and expanded into an additional 30,000 square feet at Willow Lake Business Park, 3948 Willow Lake Blvd., in the Southeast industrial submarket.

54. Colliers Signs Baker to First Site in Tenn. -

Colliers International’s industrial team of Andy Cates, Preston Thomas and Mike Driscoll has inked 63 transactions this year. Here’s a rundown on a flurry of recent deals the trio has brokered.

55. CBRE Closes On Two Distressed Apt. Complexes -

CB Richard Ellis Memphis has recently closed two distressed multifamily properties in the West Winchester apartment submarket.

Tommy Bronson III and Blake Pera with CBRE’s multifamily division represented MPI Coventry Village LLC in the $1.25 million sale of Highland Creek Apartments, 1305 Turkey Run Lane, to Highland Creek Acquisitions LLC.

56. New Law Scholarship Honors Dr. Hooks -

Corey Strong, a graduate of White Station High School and the U.S. Naval Academy who recently returned home to Memphis from a tour of duty in Afghanistan, is the first recipient of a new college scholarship in honor of the late civil rights pioneer Benjamin L. Hooks.

57. LensRentals.com Moves Into Trinity Ridge -

A local camera- and lens-rental company is expanding into a significant amount of space in the already tight Northeast submarket.

LensRentals.com has signed a 16,800-square-foot lease in Cordova’s Trinity Ridge Business Center, 7730 A Trinity Road, suite 110.

58. Memphis Pride Signs Lease At Trinity Ridge -

An up-and-coming Mid-South cheer and tumbling company has signed a new lease to expand its business, a move that will benefit the facility’s students and parents alike.

Memphis Pride is relocating from a 5,000-square-foot space in Cordova Industrial Park to 16,080-square-foot lease at 7740 B Trinity Road, suite 126.

59. Northeast Submarket Bolstered By Trio of Deals -

A handful of industrial deals in recent weeks hit Northeast Memphis in full force, significantly tightening the already solid submarket.

Mattress Firm has signed a 23,500-square-foot lease in Century Center, 1590 Century Circle, for a new retail and distribution space.

60. Black Equip. Supply Grows Memphis Presence -

Black Equipment Supply is relocating its Memphis presence to a space that nearly doubles the size of the firm’s former location.

The company will vacate its 14,000-square-foot space off Cherry Road and has signed a 25,372-square-foot lease at Shelby Air Park, 4570 Shelby Air Drive, suite 8.

61. Colliers Industrial Team Relies on Power of Three -

In today’s challenging commercial real estate market, one Memphis group is providing three brokers for the price of one.

The industrial team of Andy Cates, Preston Thomas and Mike Driscoll of Colliers International offers a level of service that’s often hard to match by working with a single agent.

62. Electrolux Officials Sign Downtown Office Lease -

Before it builds a new manufacturing plant at Frank C. Pidgeon Industrial Park, Electrolux will set up shop in Memphis with a Downtown office.

The Swedish appliance maker has signed a 14,000-square-foot lease at One Commerce Square, 40 S. Main St., where it will occupy the building’s entire 24th floor.

63. Interstate Brands Renews, Expands Lease -

Interstate Brands Corp. has renewed and expanded its lease in the Germantown Park - Kimbrough Building in Cordova, more than doubling its footprint.

64. Pacific Logistics Picks Olive Branch for Hub -

Pacific Logistics Corp. has signed a lease for its first Memphis-area location, which will serve as a regional hub for the company’s growing shoe and retail business.

65. Menlo Deal Tops Noteworthy Leases -

The Daily News in September launched a new weekly column called “Inked” to spotlight Memphis’ commercial leasing landscape.

Despite tough times, local commercial real estate firms were able to ink plenty of deals in the past four months. Here’s a rundown of some of the most noteworthy commercial leases since Inked’s debut:

66. EMHC Moving to Appling Farms, Doubling in Size -

Emergency Mobile Health Care is more than doubling the size of its Memphis corporate headquarters.

EMHC has signed a 14,200-square-foot lease at 6972 Appling Farms Parkway. EMHC currently occupies 6,900 square feet at 5071 Wilfong Road, and also has an office in Jackson, Tenn.

67. Memphis Motorsports Bid Accepted -

Dover Motorsports Inc. has accepted investor Joe Lubeck’s bid of $1.875 million for Memphis Motorsports Park, said Jeff Morris of Morris Auction Group LLC. After the 10 percent buyer’s premium, the total comes to $2,062,500.

68. Revving Up -

After being vacant for more than a year, Memphis Motorsports Park sold at a live auction Tuesday morning for slightly less than $1.9 million.

Independent investor Joe Lubeck placed the highest bid for the tract – $1.875 million – after the bidding opened at $3 million. Lubeck is managing partner of Jupiter, Fla.-based Palm Beach International Raceway, formerly Moroso Motorsports Park. Jason Rittenburry, Lubeck’s partner, ran the track for 11 years.

69. Memphis Motorsports Park Sells for $1.9M -

After being vacant for more than a year, Memphis Motorsports Park sold at a live auction Tuesday morning for slightly less than $1.9 million.

Independent investor Joe Lubeck placed the highest bid for the tract – $1.875 million – after the bidding opened at $3 million. Lubeck is managing partner of Jupiter, Fla.-based Palm Beach International Raceway, formerly Moroso Motorsports Park. Jason Rittenburry, Lubeck’s partner, ran the track for 11 years.

70. Motorsports Park Set for Auction Block -

Memphis Motorsports Park will soon have a new owner after being out of commission for the past year.

The property will be sold at a live, on-site auction Dec. 14 at one of the facility’s parcel locations, 5500 Tay-For Road, near Millington.

71. Colliers Sells Property to Union Forklift -

Colliers International recently sold an 18,750-square-foot building in the Perimeter Point Business Park, 2188 Spicer Cove.

72. Circa Slated for Regalia Space -

Circa by John Bragg restaurant plans to open its East Memphis location at Regalia shopping center, Boyle Investment Co. recently announced.

73. Lumber Company Adds Pair of New Locales -

Lumber Liquidators has signed two new leases with developer Curtis Wegener.

The buildings are flex/industrial warehouses along the interstate, which is what Lumber Liquidators was looking for.

74. Visible School Names Ellis To Modern Music Ministry Faculty -

Bill Ellis has been hired to the Visible School faculty in the Modern Music Ministry program.

Ellis will teach guitar, the history of pop music and hands-on courses in world music and ethnomusicology.

75. Smith Chosen as Dean For U of M Law School -

Dr. Kevin Smith has been appointed dean at the University of Memphis Cecil C. Humphreys School of Law, according to an e-mail Monday from University of Memphis Provost Dr. Ralph Faudree.

76. U of M Close to Choosing New Law Dean -

Nearly 30 law schools across the country currently have open dean positions, including the University of Memphis Cecil C. Humphreys School of Law.

77. U of M Appoints Meredith Director of Admissions -

Dr. Todd Preston has joined the University of Tennessee Health Science Center’s Department of Otolaryngology as a specialist in head and neck cancer and reconstructive surgery. He also has been named assistant professor at UTHSC. Preston comes from the University of Iowa, where he completed his residency in head and neck surgery and was a clinical instructor.
