10. Florida Company Buys Multi-Tenant Building on U.S. 64 -

A local affiliate of Delray Beach, Fla.-based Belford Ventures has paid $3 million for the multi-tenant retail building at 7859 U.S. 64 (Stage Road) in Northeast Memphis.

The entity 7859 Stage LLC bought the 72,472-square-foot building in an Aug. 19 warranty deed from Memphis-based CM&W GP, a partnership composed of Phil Chamberlain, Jon McCreery and Jack Whitaker. That group bought the property in 2005 from SKN LLC for $2.5 million.

14. Black Equip. Supply Grows Memphis Presence -

Black Equipment Supply is relocating its Memphis presence to a space that nearly doubles the size of the firm’s former location.

The company will vacate its 14,000-square-foot space off Cherry Road and has signed a 25,372-square-foot lease at Shelby Air Park, 4570 Shelby Air Drive, suite 8.

15. Builders Struggle to Turn ‘Lookers’ Into Buyers -

While Shelby County builders filed just 24 permits last month – a 41.5 percent decrease from 41 permits in January 2010 – industry professionals are confident the numbers will be corrected by the close of the first quarter as the weather improves.

16. Rebounding Activity -

Shelby County homebuilders last month reached triple digits with new home permits for the first time in nearly two years.

But instead of congratulating themselves for the increase in activity, companies are focused now on maintaining momentum and further pulling themselves out of the biggest homebuilding slump in recent memory.

A familiar trend in the housing industry played out during fourth quarter 2009. Like what happened with home sales and mortgages, building permits enjoyed a rare improvement as the year drew to a close.

The homebuilding industry in the mid-2000s distinguished itself through a record-setting pace – each year it seemingly topped the previous one in terms of housing starts.

Now, the converse of that is true as builders consistently set new lows because of the ongoing housing crunch and credit crisis.

21. Work Begins on Habitat’s Green Neighborhood -

Trinity Park, the first all-green neighborhood being developed by Habitat for Humanity of Greater Memphis, reached an important milestone last week when crews began site work on the project.

After years of fundraising – and those efforts are still under way – the $3.1 million, 38-home neighborhood will begin taking form on 8.6 acres at Winchester and Tchulahoma roads in Oakhaven near Memphis International Airport.

22. Q1 Data: All Quiet on the Homebuilding Front -

When an industry slows down dramatically, it’s often said its business comes to a screeching halt. The demise of local homebuilding can’t exactly be summed up that way because it implies some kind of sound is being generated.

23. Latest Numbers Paint Dreary Homebuilding Picture -

The homebuilding industry suffered another period of slower sales and fewer starts in October, signaling a continued crisis in the housing market.

Shelby County saw just 61 home sales by builders last month, a staggering 61.6 percent decline from the 159 homes sold in October 2007, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com. Last month’s total even marked a 53.1 percent dropoff from the 130 homes builders sold in September.

25. Memphis Sash and Door Files $100K in Liens -

Memphis Sash and Door has filed 13 liens totaling $69,033 against builder Chamberlain & McCreery Inc. and six liens totaling $36,021 against builder Oaktree Homes LLC. The liens are for labor and materials provided that the claimant says remain unpaid by the builders.

26. Lenox Homes Makes Adjustments In Poor Market -

Chris Christian had been in the homebuilding business long enough – more than 20 years – to know it was time to shake things up.

His company, Lenox Homes LLC, was still performing well from Arlington to DeSoto County to Downtown. But as the housing market contracted, as sales sagged and new-home starts shrank throughout the region, Christian figured he better adapt to the changing times or suffer the consequences.

27. Builder Sales Suffer Drastic Dropoff -

Reduction of inventory for Shelby County homebuilders continued at a snail’s pace last month, declining 59.3 percent from the same month a year ago.

Builders sold just 81 homes in August, a staggering decrease from the 199 sold in August 2007, according to the latest Top Builders report by real estate information company Chandler Reports, www.chandlerreports.com. Data includes only new homes sold in Shelby County.

28. Bredesen, Energy Task Force To Discuss EcoBuild Program -

Tennessee Gov. Phil Bredesen and the Governor’s Energy Policy Task Force will meet today at 9 a.m. at the Memphis Light, Gas and Water Division Administration Building and afterward tour the Uptown neighborhood to learn about MLGW’s EcoBuild program.

29. 12 Foreclosure Notices Filed Against Chamberlain & McCreery -

Twelve foreclosure notices have been filed against local developer Chamberlain and McCreery Inc. for defaulting on loan payments. The first-run foreclosure notices appear starting on Page 26 of today’s Daily News.

30. Boost at the Base -

Chamberlain and McCreery Inc. has landed a $12 million contract with Cleveland-based Forest City Enterprises Inc. to build 73 homes at the Naval Support Activity Mid-South base in Millington.

The homebuilding company recently began work on the homes and is slated to complete the project by September 2009, said company executive Phil Chamberlain.

31. Sales Drop 50% Despite Builders’ Best Efforts -

Green building isn’t an instant salve for the ailing real estate market, but some local builders are moving in that direction as they continue to cope with slumping home sales.

Phil Chamberlain of Chamberlain & McCreery Inc. recently earned the Certified Green Professional (CGP) designation from the National Association of Home Builders, which he hopes will provide another viable option for prospective buyers in these difficult times.

32. Banks Maintain County Home Sales Lead -

A familiar trend continued in April as banks and trust companies again dominated the list of Shelby County’s top residential sellers while homebuilders lagged behind.

Deutsche Bank National Trust Co. remained the No. 1 seller of residential properties in terms of both number of sales and total dollar amount for the county. The company sold 72 residential properties averaging $62,190 per sale for a total of $4.5 million, according to the latest Top Sellers report from real estate information company Chandler Reports, www.chandlerreports.com.

33. CM&R Hit By Foreclosure Notices -

Cadence Bank NA has filed seven notices of foreclosure against Chamberlain, McCreery & Rice LLC, the company formed by a trio of longtime developers and builders – Phil Chamberlain, Jon McCreery and Hank Rice.

34. Numbers Show Homebuilding Nightmare in Shelby -

Connie Neal likens her homebuilding company to a fairytale. At a time when builders' woes are splashed prominently in headlines each day, the activity at Affinity Homes LLC plugs along.

Neal, who owns the Cordova-based company with her husband, Jimmy, said Affinity has even hired new employees while many homebuilders slash payroll or close shop altogether.

At a time when builders are scaling back nationally because of sagging home sales and the slowing economy, an ambitious subdivision in Arlington is about to take shape.
