4. Southaven's Henry Schein Animal Facility Opens -

Henry Schein Animal Health, an Ohio-based distributor of animal health products, has opened its new Southaven facility.

The 50,000-square-foot distribution center was the result of a collaboration with the Mississippi Development Authority, according to Henry Schein Animal Health North America president Fran Dirksmeier.

6. Positive Absorption Streak Continues in Industrial Market -

For the 17th straight quarter, the Memphis area industrial market continued its positive absorption streak, as it wrapped up Q3 2017 with more than 800,000 square feet of positive net absorption, according to commercial real estate brokerage firm CBRE’s Memphis Industrial MarketView Report.

7. Sephora Hiring 400 for New Olive Branch Warehouse -

Beauty retailer Sephora announced it will be looking to hire 400 workers at its distribution center in Olive Branch that is scheduled to open later this month, according to The Associated Press.

The subsidiary of French luxury goods house LVMH signed a lease for its 720,000-square-foot facility in the second quarter of 2016, according to real estate brokerage firm Cushman & Wakefield/Commercial Advisors’ Q2 2016 Industrial Snapshot. 

8. Panattoni Moving Forward With Phase Two of Industrial Park -

Since it first broke ground in 2014, Panattoni Development Co.’s Gateway Global Logistics Center has delivered 4.4 million square feet of industrial facilities, $276 million in investment and almost 700 jobs to a formerly vacuous tract of land spanning the Tennessee-Mississippi border.

9. E-Commerce Return Shipments Spur Growth in Reverse Logistics Sector -

After the dust settled from the busiest time of the year for return shipments, commercial real estate services and investment firm CBRE Group Inc. released a report that outlined the methods retailers use to handle returned merchandise from e-commerce sales.

12. New Numbers: Memphis Industrial Market Breaks Records -

The Memphis industrial sector had a banner year in 2015. According to year-end data from Cushman & Wakefield/Commercial Advisors, last year’s absorption level came in at 8.4 million square feet, 2 million square feet higher than 2006’s pre-recession levels and a record for the market.

13. Office, Industrial Real Estate Enjoy Strong Third Quarter -

Memphis’ industrial and office sectors are seeing healthy activity, and some areas are experiencing record fundamentals.

At the Crescent Center building in East Memphis, prices per square foot have reached $30.50, a level that hasn’t been seen before in the Memphis market.

The largest lease of the year has gone to a Fortune 500 Company.

TJX Cos., the parent company of T.J. Maxx, Homegoods and Marshalls, signed on with 800,000 square feet at Memphis Oaks III in Southeast Memphis.

Robert W. Target will seek incentives from Memphis and Shelby County as early as next week for an industrial project that could create up to 600 jobs, according to multiple sources.

The Minneapolis-based retail giant has explored sites in DeSoto County and Memphis for a distribution center and is in the process of finalizing a lease for the 900,000-square-foot building at 5461 Davidson Road in Southeast Memphis. In addition to the 600 jobs, Target is expected to make significant capital improvements to the property, which was formerly occupied by Hamilton Beach.

20. Music City Christmas -

In years past, Carl Haley has offered his Grand Avenue transportation passengers the customary Christmas lights tour packages – about the same as other tours in Nashville – with a cruise by Opryland and a trip to a few choice, heavily decorated neighborhoods.

21. Anixter Moving Memphis Distribution Operations -

A leading supplier of communications and security products, electrical and electronic wire and cable, fasteners and other small components is relocating to a new Memphis distribution center.

Anixter International Inc., which is based in the Chicago area, has leased 100,000 square feet at 4001 Hickory Hill Road inside Memphis Distribution Center. Anixter will be relocating from 4580 S. Mendenhall Road, where DDN is expanding.

22. Pain Treatment Center to Open Second Locale -

Comprehensive Pain Specialists, a national player in the field of medical pain treatment centers from Nashville, has signed a lease for 4,713 square feet in Healthcare Realty Trust’s building at 8000 Wolf River Blvd.

23. Hot Yoga Plus Expands in Memphis -

Hot Yoga Plus, a Nashville-based yoga concept, is opening a second Memphis area location.

Hot Yoga Plus, founded by Memphian Susannah Herring, has signed a 2,015-square-foot lease at 9037 Poplar Ave. in Germantown. The new store is expected to open this fall and follows the original Memphis location in Laurelwood.

25. Music Lounge to Open in Edge District -

The Edge District near Downtown lost a theater but is gaining a new live music lounge in August.

The Dizzy Bird, named after legendary Jazz greats John “Dizzy” Gillespie and Charlie “Bird” Parker, is slated to open Aug. 2 at 652 Marshall Ave.

26. Asics America Expanding in Byhalia -

Asics America Corp. is expanding its footprint in Byhalia, Miss.

The company is adding 342,144 square feet to its central footwear and apparel distribution center inside the Chickasaw Trail Industrial Park.

27. Kyocera Inks ProLogis Park Lease Renewal -

ProLogis has landed a major renewal at one of its industrial parks.

Kyocera Document Solutions America Inc., which manufactures and markets network-ready digital copiers and printers, laser printers, color copiers and printers, digital laser facsimiles and multifunctional, wide-format imaging products, has renewed its lease for 300,000 square feet at 5510 Getwell Road in Memphis.

28. Bourland Heflin to Expand, Renovate Poplar Home -

A Memphis law firm is expanding its East Memphis office and improving public areas for clients and visitors.

Bourland Heflin Alvarez Minor & Matthews PLC renewed and expanded its lease in the 5400 Poplar Ave. office building.

29. Tripp Logistics Renews Nonconnah Corporate Center Lease -

Shawn Glemser, founder and owner of Tripp Logistics, a locally owned and operated logistics and transportation company, has renewed his lease at Nonconnah Corporate Center. Elliot Embry and Hank Martin of NAI Saig Co. represented the landlord, Nonconnah Holdings LLC.

30. Helen of Troy Plans Build-to-Suit -

Helen of Troy Ltd., a manufacturer and distributor of household products, has finalized plans to build a 1.3 million-square-foot distribution facility in Olive Branch.

The $37 million facility will be constructed on a 77-acre site in the Whispering Woods development on Polk Lane in DeSoto County. CB Richard Ellis Memphis brokers Patrick Burke, Tommy Jackson and Jim Mercer represented Panattoni Development Co. in the land sale and build-to-suit negotiations to Helen of Troy, which closed on Dec. 28.

31. Local Logistics Firms Expand Medical Real Estate Offerings -

Memphis area industrial brokers are reporting an increase in activity with third-party and proprietary logistics companies involved in distribution of medical/pharma-related product.

During the second half of this year, several local companies have inked new leases that will expand their overall space in the Memphis area, creating new jobs in the process.

A well-known snack food company has boosted its distribution presence in the Memphis area.

Snyder’s-Lance Inc. signed a 26,757-square-foot lease at Airways Distribution Center Building F, 8425 Airways Blvd., in Southaven.

34. Teleflex Lease Marks Largest In Two Years -

Medical device company Teleflex Inc. has inked a substantial lease in DeSoto County, continuing to reduce the availability of Class A bulk inventory in the local industrial market.

35. StyleCraft Signs Lease At Airways Building E -

Home decor company StyleCraft Home Collection Inc. has signed a 167,600-square-foot lease at Industrial Developments International’s Airways Distribution Center Building E.

Four of CB Richard Ellis Memphis’ brokerage professionals received promotions last week – Patrick Burke, Alex Turley, Brad Murchison and Bobby Daush.

37. CRE Activity Stays Strong During 2011 -

Despite hard times, local commercial real estate firms were able to ink plenty of deals in the past 12 months.

Memphis’ industrial leasing activity kicked off in January when Buena Park, Calif.-based Pacific Logistics Corp. signed a 60,000-square-foot lease in ProLogis Park DeSoto for its first Memphis-area location.

38. Willow Lake Apartments Fetch $7.8M -

A North Hickory Hill apartment complex has traded hands for the second time in 18 months.

Bloomington, Minn.-based New Life Core Willow Lake LLC has bought Willow Lake Apartments at 2774 Mendenhall Road from NW-Willow Lake LLC for $7.8 million. The purchase was financed with a $7 million loan through KeyBank NA.

39. Arlington Pet Hospital Files $1.2M Permit For Expansion -

Construction plans for a new stand-alone space for a growing Arlington veterinary clinic are under way near its current shopping center space.

Samuel Garrett Davis, founder of Arlington Pet Hospital PLLC, has filed a $1.2 million building permit application with the city-county Department of Construction Code Enforcement for a 5,200-square-foot facility, complete with hospital boarding and grooming capabilities.

40. Franklin Sports Extends Lease in ProLogis Park -

Franklin Sports Inc. has signed a four-year lease extension for its 300,000-square-foot industrial distribution warehouse in ProLogis Park Stateline, 5510 Getwell Road.

41. Nissan North America Renews Lease In SE Shelby -

Nissan North America Inc. has renewed its 413,000-square-foot lease in Southeast Shelby County.

42. Greyhound Move to Alter Downtown Gateway -

The recent listing of the Greyhound Bus Station in Downtown Memphis has a lot bigger impact for the city than meets the eye.

Dallas-based Greyhound Lines Inc. soon will move its depot to Memphis Area Transit Authority’s Airways Transit Center, 3033 Airways Blvd., near Memphis International Airport.

43. Greyhound Station Listed for $2.3M -

The Greyhound Bus Station in Downtown Memphis has been listed for sale by CB Richard Ellis Memphis for $2.3 million.

The intercity bus transportation hub is at 203 Union Ave., directly across from AutoZone Park and near one of Downtown’s busiest intersections.

A Memphis-based wholesaler of collectable items has signed a new industrial lease in the Southwest submarket.

MBIN Global Inc. has signed a new lease for 26,250 square feet at Bellbrook Industrial Park, 1004 Brooks Road.

47. Myers Tire Finds ‘Ideal’ Spot in Miss. -

Airways Distribution Center at 8474 Marketplace Drive in Southaven is nearly at capacity with a new lease.

48. WPG Americas Signs Lease in Southaven -

A San Jose, Calif.-based worldwide electronics distributor is entering the Memphis area with full force.

WPG Americas Inc. has signed a 54,000-square-foot lease at Airways Distribution Center, 481 Industrial Drive, in Southaven. The project – a relocation of the WPG America’s New York facility – represents a $1.5 million investment by the company and will create 60 jobs over the next three years.

49. Menlo Deal Tops Noteworthy Leases -

The Daily News in September launched a new weekly column called “Inked” to spotlight Memphis’ commercial leasing landscape.

Despite tough times, local commercial real estate firms were able to ink plenty of deals in the past four months. Here’s a rundown of some of the most noteworthy commercial leases since Inked’s debut:

50. Pet Hospital Signs Lease at Corner Shops -

A new pet hospital is among the most recent tenants at The Corner Shops of Canada Road.

The Lakeland Pet Hospital signed a new 3,850-square-foot lease in the 32,500-square-foot center, at the northwest corner of U.S. 64 and Canada Road in Lakeland.

51. 'User Friendly' -

With significant commercial real estate progress in 2010, DeSoto County’s stamina has no end in sight, industry professionals say.

DeSoto County is similar to that of other areas with a handful of submarkets that continue to do well and bolster the rest of the region. One of the county’s most prominent firms, Chuck Roberts Commercial Real Estate, has seen thriving submarkets that are located just a few miles from struggling ones.

52. New Cooper-Young 'Biz Director Puts Neighborhood's Character to Use -

It's a new job, but also a homecoming of sorts.

When Lyn Patrick Myers signed on as the director of the Cooper-Young Business Association (CYBA) at the end of March, the job brought her back to the eclectic Memphis neighborhood close to where she grew up.

53. Barrow Named Chef de Cuisine At Capriccio Grill -

The Peabody Hotel has named Brian Barrow chef de cuisine for Capriccio Grill, an Italian steakhouse. Barrow began his culinary career at 27. He attended Johnson & Wales University's College of Culinary Arts in Miami. He previously was a chef at the Ambassador Hotel in Fort Lauderdale, Fla., and with Do & Co International Catering.

54. Former Immigrant Among Out-of-Towners Buying Memphis Industrial Real Estate -

It's perhaps an understatement to say that Moshe Silagi, a Southern California developer who functions most of the time on less than six hours of sleep a night, loves the art of the real estate deal.

55. 30 BIG ONES -

The sale this month of three industrial properties in southeast Memphis, whose more than 880,000 square feet were snapped up for $30 million, illustrates a peculiar truth about the local market.

While some Memphis residents are incapable of seeing past suburban sprawl, election drama, taxes, crime statistics, school consolidation or the city's four-term mayor, that's not necessarily true for national real estate investors.
