At the Crescent Center building in East Memphis, prices per square foot have reached $30.50, a level that hasn’t been seen before in the Memphis market.

4. LRK Launches Expansion in Downtown Memphis -

Looney Ricks Kiss is embarking on an expansion of its Downtown Memphis headquarters.

The Memphis-based architecture, planning and design firm is expanding its office footprint by about 60 percent as part of a long-term lease extension at the Toyota Center building adjacent to AutoZone Park, 175 Toyota Plaza.

5. TruGreen Selects East Memphis for New Headquarters -

TruGreen is moving more than 300 Memphis-area employees and its corporate headquarters to a 65,000-square-foot space at the Forum II office building in East Memphis, the company announced Friday.

The new headquarters, which will eventually house up to 400 of TruGreen’s corporate associates, will be part of the three-building Forum Office Complex, situated at the intersection of Kirby Parkway and Poplar Avenue.

A Memphis law firm is expanding its East Memphis office and improving public areas for clients and visitors.

Bourland Heflin Alvarez Minor & Matthews PLC renewed and expanded its lease in the 5400 Poplar Ave. office building.

8. Pahlow Wins Broker of the Year -

After enduring early struggles in his commercial real estate career, Scott Pahlow has reached the top of his industry.

Pahlow, an executive vice president with Newmark Grubb Memphis, was named Commercial Broker of the Year Thursday night at the Memphis Area Association of Realtors Commercial Council’s 13th annual Pinnacle Awards gala.

These days, it seems like office real estate brokers are fighting tooth and nail to find office space for government tenants.

While office brokers are typically chasing new business to town or urging existing firms to grow, they’re now looking for office space for government agencies, which have emerged as prominent players in the local office real estate sector.

12. Madewell Coming to Saddle Creek -

The Shops of Saddle Creek in Germantown will soon gain another national retailer with no other presence in Tennessee.

Madewell, a subsidiary of J. Crew Group Inc., has signed a 3,061-square-foot lease in The Shops of Saddle Creek North, 7509 Poplar Ave., in part of the space that was previously The Gap in between James Avery Jewelry and Brighton Collectables.

13. Urban Land Institute: Memphis Recovering Slowly, Behind Nashville -

Memphis’ economy and commercial real estate industry is recovering, but not as fast as other places – like Nashville.

That was the message local professionals heard Tuesday, Dec. 4, at the Urban Land Institute Memphis’ 2013 Real Estate Outlook for the Mid-South.

14. Slow and Steady -

The local office market saw little change in the third quarter, and brokers say the fourth quarter will likely yield similar results.

Memphis’ vacancy rate ended the quarter in the mid-14 percent range, the same levels as 2008, according to Colliers International Memphis’ Q3 office report. Vacancy during that period in 2007 was below 12 percent.

That was a message a room full of real estate professionals received when The Daily News hosted its second annual Commercial Real Estate seminar Thursday, Nov.1, at the Memphis Brooks Museum of Art, sponsored by Magna Bank and Evans Petree PC.

As national commercial real estate rents are expected to rise in 2011, local professionals are cautiously optimistic for the road ahead.

The United States economy expanded at a 2 percent rate in the three months ended in September – the fifth consecutive quarterly increase – according to Bloomberg LP.

The city's office sector received a positive checkup for the second quarter of the year as outlined in "2Q 2007 Memphis Office MarketView Report," released this month by the local office of CB Richard Ellis (CBRE).

Poplar Avenue often is called the lifeline of Memphis because it links Downtown with the suburbs and houses the area's most valuable and high-profile real estate.

Thanks to the avenue's strong heartbeat, notably along its heavily trafficked eastern section, the office market in Shelby County received a positive checkup for first quarter 2007.

Shelby County's office market remained steady through the second and third quarters, but the fourth quarter isn't expected to finish as strong, local real estate experts said.

"There was no significant change from the second quarter to the third," said Kelly Truitt, president of the Memphis office of CB Richard Ellis.
