For the fifth time in a little more than two years, commercial real estate brokerage Avison Young is growing in Memphis. Now the rapidly expanding local franchise, which started out as two men in a temporary office and currently employs 15, will be occupying 5,200 square feet in an iconic building along the Poplar corridor, more than doubling its previous footprint.

Looking to continue its recent trend of bullish activity in the Memphis market, Faropoint Ventures has acquired a 1.1 million-square-foot industrial portfolio for $33.1 million.

The seller was Greenfield Partners LLC, a Connecticut-based private equity firm.

Commercial real estate firm Avison Young has announced four new additions to its Memphis office, including Greg deWitt, who will join as vice president.

DeWitt, a 23-year veteran of the commercial real estate market in Memphis, specializes in tenant and landlord representation for office and industrial properties.

23. Pair of Churches Planning Adaptive Reuse Projects -

The former Prairie Life/Omni Fitness building in Collierville and a former Schnucks grocery store on Riverdale Road are slated for adaptive reuse projects after being purchased by churches.

The Orchard Church bought the former Prairie Life/Omni Fitness building at 3690 S. Houston Levee Road in Collierville from Hackmeyer Properties for $4.3 million. Tanis Hackmeyer said that her real estate firm structured a creative wraparound mortgage, which allowed the church to take ownership of the property in advance of their capital campaign.

24. Olymbec Purchases TBC Warehouse -

Montreal, Canada-based Olymbec USA has purchased a Hickory Hill warehouse currently occupied by Tire & Battery Corp.

Commercial real estate firm Avison Young continues to grow its Memphis office with the hire of Michael Donahoe as vice president.

Toronto, Canada-based Avison Young opened its Memphis branch in December, marking its third office in Tennessee and its 50th nationally. Avison Young first opened in Nashville and Knoxville in September, with 82 members joining the company from Cushman & Wakefield/Cornerstone.

A Minnesota-based real estate investment trust has acquired a large Memphis industrial portfolio for $86.3 million, one of the largest transactions ever recorded in the Memphis market.

Welsh Property Trust acquired the six-building, 2.3 million-square-foot portfolio from DCT Industrial Trust in a sale that was finalized last week. Built between 1998 and 2001, the six buildings are located in the Eastpark, Chickasaw and Southpoint Industrial Parks. The purchase price breaks down to about $37 per square foot.

32. The Horizon Sells to Mississippi Developer for $13.5 Million -

A Mississippi-based developer has acquired the uncompleted Horizon condominium tower overlooking the Mississippi River in Downtown.

Dawn Properties Inc. of Hattiesburg, which is primarily involved in the acquisition, development and management of multifamily properties, has purchased the 16-story, 155-unit tower for $13.5 million and plans on completing the luxury condominiums.

33. Leases Push Renaissance Center Near Capacity -

The Renaissance Center office building in East Memphis should be near capacity early next year, following a series of recent lease signings.

Financial Federal signed a lease on Tuesday, Nov. 20, to occupy 27,000 square feet on the first and second floors of the Renaissance Center, 1715 Aaron Brenner Drive. In addition to the new location, the growing financial firm will have signage atop the East Memphis office building along Poplar Avenue east of Interstate 240.

Financial Federal is moving into 27,000 square feet on the first and second floors of the Renaissance Center at 1715 Aaron Brenner Drive.

35. Dyersburg Mall Sells for $4.4 Million -

The Dyersburg Mall has fetched $4.35 million after hitting the online auction block in November.

Yazoo, Miss.-based Action Properties LLC purchased the 191,038-square-foot regional shopping mall at 2700 Lake Road in Dyersburg, Tenn., under the entity Action Dyersburg LLC. The seller, Jackson, Miss.-based Mattiace Properties Inc., disposed of the asset under the entity Dyersburg Mall Co. LLC.

36. Exeter Buys West Memphis Warehouse for $15.6 Million -

Pennsylvania-based Exeter Property Group has snatched up the Smucker’s distribution warehouse in West Memphis for $15.6 million.

The 600,000-square-foot facility was a foreclosed property from Bank of America, which was selling it with a year-end anticipated closing, said Matt Brodnik, Exeter’s director of capital markets.

37. Bioventus Inks Deal for 40,000 Square Feet -

A Durham, N.C.-based biologics company is relocating its Memphis presence, signifying a boon to the Northeast office submarket.

Bioventus LLC has inked 38,880 square feet of office and manufacturing space in Goodlett Farms Business Campus, 1900 Charles Bryan Road, in Cordova.

38. Commercial Advisors Capital Markets to Zero In on ‘Untapped Segment’ -

Cushman & Wakefield/Commercial Advisors Asset Services LLC has launched a Capital Markets Group, a new service line to complement the firm’s tenant representation and third-party leasing and management businesses.

A distributorship of Pella Corp. has inked 11,300 square feet in Appling Farms Corporate Park, 6972 Appling Farms Parkway.

40. Raleigh Office Complex Sold To Local Entity -

An office complex in Raleigh has traded hands after being under the same family ownership for more than 30 years.

Commercial Real Estate Network LLC, a local investor, has purchased the 40,756-square-foot Raleigh Center Office Complex at 2974 Austin Peay Highway from Charles R. Averwater Living Trust for $299,000.
