7. Williams-Sonoma Distribution Center Sold for $6.9 Million -

The Williams-Sonoma distribution center in Oakhaven has sold for $6.9 million.

Tennessee-based CLI Inc. purchased the property at 4300 Concorde Road from California-based Lester McMahan Partnership, according to a Dec. 15 warranty deed.

8. Camy’s To Relocate In Midtown -

Camy’s, the Midtown delivery and carry-out institution, will relocate soon.

Camy Archer, founder and owner of Camy’s, will move the business from 3 S. Barksdale to 2886 Walnut Grove Road, which is near the Union Avenue viaduct and was most recently occupied by the Love Shack.

The Lakecrest II office building in East Memphis has changed hands again.

Southland Primacy LLC acquired the 129,104-square-foot office building at 6055 Primacy Parkway from Jefferson-Pilot Investments Inc. Feb. 28 for $4.6 million.

11. LeSaint Logistics Expands Memphis Footprint -

Less than a year after arriving in Memphis, LeSaint Logistics is already expanding its operations here.

LeSaint entered the market in July when it leased an initial 57,285 square feet at 3300 Jet Cove inside Memphis International Airport Center. LeSaint is expanding its footprint by 34,015 square feet, a 60 percent increase.

15. These are Taxing Times -

I find it very curious that the fiscal cliff was not a topic of any of the presidential debates of 2012. It was not mentioned by the candidates or the moderators. Yet within a week of the election results, it seems as though everyone has heard of the looming fiscal cliff and the black hole that lies beneath it. Ignorance may be bliss, but the unknown can be downright scary. Right now, most of us are staring into the black hole and wondering how this country will address the growing national deficit and in particular, how inevitable changes in tax policy and accounting rules will affect us in 2013 and beyond.

After seven years of leasing space for its worship services, Highpoint Church has acquired Briarcrest Christian School Systems Inc.’s property at 6000 Briarcrest Ave. for $7.25 million.

A distributorship of Pella Corp. has inked 11,300 square feet in Appling Farms Corporate Park, 6972 Appling Farms Parkway.

19. Snyder’s-Lance Signs Deal In Southaven -

A well-known snack food company has boosted its distribution presence in the Memphis area.

Snyder’s-Lance Inc. signed a 26,757-square-foot lease at Airways Distribution Center Building F, 8425 Airways Blvd., in Southaven.

20. Dot-Com Moves Distribution To Memphis -

Wilsonville, Ore.-based LinenTablecloth.com has entered the Memphis industrial market, leasing 82,500 square feet at 3046 Datsun Drive for its new distribution center.

21. History for Sale -

Three historic properties in the Midtown and Downtown areas are on the market, all listed with major Memphis commercial real estate firms.

The most recent listing is the Hunt-Phelan house at 533 Beale St., priced at $2.9 million with Henry Stratton and Andy Cates of Colliers International Memphis. The mansion has hosted guests including Ulysses S. Grant, Jefferson Davis, Andrew Jackson and Andrew Johnson.

Companies seeking larger blocks of office space are staying on the sidelines for the most part so far this year because of diminishing inventory in the area’s hottest submarkets of East Memphis, the Tenn. 385 corridor and Downtown.

24. Green Shoots -

As the local commercial real estate market approaches the end of 2011, experts say it appears to be in line with national fundamentals for secondary and tertiary markets.

Shelby County commercial sales in the third quarter were the highest sales volume since Q3 2007, with $259 million, according to real estate information company Chandler Reports, www.chandlerreports.com.

In part one of this two-part column, I shared with you that the Financial Accounting Standards Board (FASB) is in the processing of revising guidelines related to the accounting of leases, effectively eliminating the concept of an off-balance sheet operating lease. The fast-food chain planning to tear down a church administrative building along Union Avenue to free up space for a new restaurant has sparked an unusual response from historic preservationists.

Rather than wage a pitched battle to keep the development at bay, many of those activists admit their fondness for Chick-fil-A, the restaurant that's coming. They even manage to work that fondness for the company's signature chicken entrees into their often sharply worded exchanges about the company's demolition plans for the property.
