On Monday, April 30, New York-based real estate investment firm Somera Road Inc., which purchased the 150,000-plus-square-foot building and showroom located at 145 Lt. George W. Lee Ave. for $14.4 million in January, announced it would be partnering with Billy and Benjamin Orgel’s Orgel Family LP to redevelop the guitar factory.

It's Veterans Day with the annual Downtown parade starting at 10 a.m. Friday and a wreath-laying ceremony an hour later at the Doughboy Statue in Overton Park.

The long local vote count since Tuesday is still underway as Thursday becomes Friday. It should wrap up Friday with the provisional ballot count completed.

When Memphis Mayor Jim Strickland met last week with representatives of Bass Pro Shops and city council member Berlin Boyd – the council member whose district includes the Pyramid, Mud Island, the Pinch District and St. Jude Children’s Research Hospital – there was a lot of turf to discuss.

It looks like the dry rub will be in order for Memphis in May's barbecue weekend with a shower or two keeping the dust down in Tom Lee Park Wednesday.

If you can see it through the smoke, Mud Island might strike a first-tme observer as a marked contrast to all of the activity in Tom Lee Park that goes right up to the bluff's edge.

42. RVC Outdoors Seeks Strickland’s Commitment -

Andy Cates, CEO of Memphis-based RVC Outdoor Destinations, said his redevelopment plan for Mud Island won’t require significant public dollars, but he’s looking for a commitment from the city to move forward.

A local investor has purchased four industrial buildings near Memphis International Airport. Gregory Realty bought 1525 Three Place and 3365-3378 One Place, totaling 85,631 square feet, from One Place Associates for $1.2 million.

49. RVC, Mansion to Give More Specifics on Mud Island Plans -

The CEO of RVC Outdoor Destinations of Memphis says his company is “ready to invest $10 million of our own capital that is currently available and ready to deploy.”

Andy Cates made the assurance in the company’s proposal to the Riverfront Development Corp. that was one of the two finalists picked Monday, Feb. 29, by an RDC committee.

53. Last Word: EW&F, Midtown Rent Rise and A Closer Look At The Pyramid Deal -

One seemingly ordinary winter’s night in Downtown Memphis, I was going from event to event focused on work – specifically trying to stay on a schedule in which several things I wanted to cover were happening at the same time.
That is usually when you miss the experience that is Memphis on an everyday but definitely not ordinary basis.
So I get in a parking garage elevator and on the next floor David Porter – of Stax Records fame – gets on and he introduces me to his friend, Maurice White – the founder of Earth Wind and Fire. They too are trying to be in several places at the same time.
As they went their way and I went mine, I remember thinking this is quite a special place.
The encounter slowed my stride a bit and took some of the edge off the schedule – noticing for the first time how many people were out on a winter’s night in our city having nothing but a good time made better by all of us going our different ways.
White, who was from Memphis, died Thursday with his band’s music stronger and more relevant than ever.
If you grew up listening to EWF when the songs were new, you know that the bright and funky sound and the positive, affirming, and diverse identity of this music was quite intentional at a time when there was plenty going on that could have pushed it the other way.
If your parents or grandparents grew up listening to EWF, this music is a part of your family’s tradition that calls to mind special occasions and even your own mild surprise the first time you found yourself dancing to it with your children.
And if your folks’ vinyl record collection from back in the day included Earth Wind and Fire, that was one of the ones you listened to when they weren’t around and one of the ones you took with you when you got a place of your own.

54. Cates Wants Detail on Downtown Agreements -

From Mud Island River Park across the Memphis harbor to The Pyramid and further east to St. Jude Children’s Research Hospital – there are a lot of connections as the areas head toward a new incarnation.

55. The 5 Applicants for Mud Island Redevelopment -

Each company that applied to redevelop Mud Island River Park has a month to submit its detailed proposal, including specific plans and how they would be financed, to the Riverfront Development Corp.

56. Five Mud Island Proposals Go Public -

A Memphis resort hotel group headed by mortgage banker and hotel manager Paul Westphal is proposing a 500-room resort hotel and spa in Mud Island River Park that would incorporate the island’s River Walk in its lobby.

57. Bass Pro Shops Eyes Mud Island -

Mud Island’s neighbor to the east is interested in redeveloping the river park.

Bass Pro Shops is among the five companies that have submitted proposals to the Riverfront Development Corp. to oversee Mud Island River Park. And all five have advanced to a second round of the process without the RDC releasing details of the material they submitted.

58. Last Word: Secrets In A Small Town, Bullard Bounce and Beale & Mud Island -

Munford! A winning Powerball ticket for the largest jackpot ever was sold in Munford and that warrants a rare exclamation mark.
Possibly two when you consider that small towns are supposed to be places where it is nearly impossible to keep a secret – at least from the other folks in the town.
The fact that it was sold at Naifeh’s, a long-standing Tipton County business institution adds to the story.
The person who bought the ticket in Munford holds one of three winning tickets which comes out to about $582 million for that ticket.
That is roughly the size of the city of Memphis operating budget.
There was a similar mystery underway Thursday in Dyersburg where someone bought a Powerball ticket worth a paltry $2 million. Probably worth an exclamation mark if I wasn’t over the limit and already feeling the unspoken disdain of my reporting brethren who are judging me harshly as you read this.

59. RVC Outdoor Submits Ambitious Mud Island Plan -

RVC Outdoor Destinations, the Memphis-based company headed by Andy Cates, is proposing a conservancy for Mud Island River Park similar to the Overton Park Conservancy. And its proposal seeks an agreement directly with the city for his company to develop the park, bypassing the Riverfront Development Corp.

60. Under Pressure -

The Urban Child Institute’s research produces data. That data provides guidance for making decisions about how to best help Memphis children age 3 and younger. And The Urban Child Institute’s assets, around $150 million in 2013, offer a means to that end.

61. Memphis, North Mississippi Competition Raises Questions -

When leaders of the city-county Economic Development Growth Engine didn’t grant developers a $24 million tax abatement to build an industrial park on the site of the former Mall of Memphis, some saw it as more kindling for competition between the industrial markets of North Mississippi and Southeast Shelby County.

GOOD NEWS IS GROWING. Really. I only have 500 words here and what my friend Andy Cates had to say last week is worth far more, several billion dollars worth actually, and what St. Jude had to say at the end of the week adds billions more.

Keep the Riverwalk and amphitheater. Maybe extend Greenbelt Park into Mud Island River Park with camping on the southern end of the island. Bring in food trucks instead of restaurants.

When more than 100 of the city’s most prominent developers and real estate professionals got together Tuesday, Nov. 3, at the Crescent Club in East Memphis, much of the focus was on a list of more than two dozen real estate projects.

67. Shadyac Gives More Clues on St. Jude Expansion Plans -

Rick Shadyac, president and CEO of St. Jude Children’s Research Hospital’s fundraising arm, has revealed further details about the hospital’s expansion plan.

Shadyac addressed the Memphis chapter of Lambda Alpha International on Tuesday, Nov. 3, saying St. Jude/ALSAC is committed to the city and that “significant” and “transformational” plans are on the way that would grow the hospital’s reach and uplift the Pinch District and Memphis Medical Center.

68. Earnings Season Roundup -

International Paper Reports Q2 Earnings Growth: International Paper reports its second-quarter net earnings grew while net sales for the quarter decreased slightly.

The Memphis-based company, which released its quarterly financial results Wednesday, July 29, said second-quarter earnings totaled $227 million, or 54 cents per share. That’s up from $161 million, or 37 cents per share, in second quarter 2014, but down from $313 million, or 74 cents per share, in first quarter 2015.

69. 'En Fuego' -

When Southaven Mayor Darren Musselwhite took office in June 2013, one of the first tasks that landed on his desk was a long-planned regional outlet mall.

The outlet mall, planned for a roughly 33-acre site at Church Road and Interstate 55 in the DeSoto County city, had been on the drawing board for some time, but the recession and its aftermath caused developers and Mississippi officials to put it on hold.

70. Wharton on State ‘Blueprint’ Funding, Mud Island Plan -

Memphis Mayor A C Wharton Jr. wants to bring state funding to the table when he takes his “Blueprint for Prosperity” to the Memphis City Council and others.

Wharton was to meet with Tennessee Gov. Bill Haslam Friday, April 24, in Nashville to secure the state’s commitment to the effort, he said after taping the WKNO-TV program "Behind The Headlines" earlier that day.

Memphis Mayor A C Wharton Jr. wants to bring state funding to the table when he takes his “Blueprint for Prosperity” to the Memphis City Council.

The local commercial real estate community gathered at the Memphis Botanic Garden Thursday, April 9, for the 14th annual Pinnacle Awards. Every year, the Memphis Area Association of Realtors Commercial Council honors its members based on their transactional volume, merit and community activity.

As the crowd of attendees at a preview party Monday night for Broad Avenue’s newest enterprise relaxed on couches, ordered drinks at the bar, and played video games like Super Smash Bros. – several of which were projected on a 120-foot-wide wall for collective viewing – one thing was readily apparent.

Last fall, officials at Treadwell Middle School launched a school-wide beautification campaign, reaching out to anyone or any group that could help.

Lowe’s Home Improvement provided a $5,000 grant to help beautify a courtyard at Treadwell Middle and Memphis City Beautiful Commission also provided a grant and much more – a connection between the school and two commercial real estate businesses, Prologis and Colliers International Memphis.

77. Hillwood to Launch Two Spec Buildings in DeSoto County -

A Texas-based development firm will start turning dirt soon on a massive new business park in DeSoto County.

Hillwood Investment Properties is expected to begin site work in around 30 days on Legacy Park, a 266-acre distribution and business park on the south side of Goodman Road, just east of Hacks Cross Road near Polk Lane.

78. Three Companies Seek PILOTs for Projects -

Three companies – including a wing of Memphis-based FedEx – are considering investing more than $25 million in Memphis for new distribution operations that would create 272 new jobs.

“It's always good to see FedEx expanding and the other two projects appear to be new to Memphis,” said Kemp Conrad, principal of Cushman & Wakefield/Commercial Advisors. “This balanced growth is encouraging and we expect more good news later in the fourth quarter."

Clinton, Tenn.-based Hollingsworth recently acquired the 198,450-square-foot building at 795 Shands Bottom Road in Senatobia from BMW.

A venerable shopping center in East Memphis could be getting a significant makeover, according to a recent retail market report from CB Richard Ellis Memphis.

Eastgate Center LLC, the owner of Eastgate Shopping Center at Park Avenue and White Station Road in East Memphis, could make significant aesthetic improvements to the retail center beginning this year.

Exeter Property Group has acquired a 4.4 million-square-foot industrial portfolio – including four properties in Memphis – for $132 million.
