1. Gibson Building Owners to Partner with Orgel Family -

The new owners of the Gibson Guitar Factory building in Downtown Memphis have partnered with a prominent local family to bring the prime parcel of land back to life. 

On Monday, April 30, New York-based real estate investment firm Somera Road Inc., which purchased the 150,000-plus-square-foot building and showroom located at 145 Lt. George W. Lee Ave. for $14.4 million in January, announced it would be partnering with Billy and Benjamin Orgel’s Orgel Family LP to redevelop the guitar factory.

A warranty deed filed Dec. 27 with the Shelby County Register of Deeds shows that buyers paid $14.4 million for the Gibson Guitar Factory property in Downtown Memphis.

The Daily News first reported that investment firms Somera Road Inc. of New York and Tricera Capital of Miami, Florida, bought the property on Dec. 5.

A Texas-based retailer has acquired a fully leased shopping center in Southaven and will build a new store on an outparcel of the existing retail center.

Conn’s Appliances Inc. acquired the Stateline Square Shopping Center at 550 Stateline Road in Southaven for $5 million from Brixmor Commercial Real Estate, which was doing business as NPK Southaven LLC.

Exeter Property Group has acquired a 4.4 million-square-foot industrial portfolio – including four properties in Memphis – for $132 million.

Exeter recently acquired the properties located in Memphis, Nashville and Columbus, Ohio, from LNR Property LLC, a special servicer appointed to the portfolio upon its transfer from London-based Strategic Realty Advisors Ltd. in June 2013.

Nashville-based Elmington Capital Partners apparently likes the apartment market in Downtown Memphis.

An Elmington-affiliated company plans on building a 64-unit apartment complex at 362 S. Second St., south of FedExForum.

Less than a year after arriving in Memphis, LeSaint Logistics is already expanding its operations here.

LeSaint entered the market in July when it leased an initial 57,285 square feet at 3300 Jet Cove inside Memphis International Airport Center. LeSaint is expanding its footprint by 34,015 square feet, a 60 percent increase.

Two planned high-profile grocery stores will be seeking regulatory approval in the coming weeks.

The Fresh Market is applying for a special-use permit from the Land Use Control Board Dec. 12 to convert the existing Ike’s store on Union Avenue into one of the chains upscale grocery stores.

37. Leases Push Renaissance Center Near Capacity -

The Renaissance Center office building in East Memphis should be near capacity early next year, following a series of recent lease signings.

Financial Federal signed a lease on Tuesday, Nov. 20, to occupy 27,000 square feet on the first and second floors of the Renaissance Center, 1715 Aaron Brenner Drive. In addition to the new location, the growing financial firm will have signage atop the East Memphis office building along Poplar Avenue east of Interstate 240.

A Delray Beach, Fla.-based specialty retail company is relocating its Memphis distribution warehouse within the Southeast submarket.

Levenger has inked 96,400 square feet in EastPark Distribution Center IV, 5265 Hickory Hill Road, bringing the 372,800-square-foot building to full occupancy. Levenger also has an operation at 3530 E. Raines Road.

46. I-Bank Grows in Namesake East Memphis Office Tower -

Independent Bank has expanded its headquarters at I-Bank Tower to primarily accommodate its Mortgage Lending Division.

47. Highpoint Church Buys Briarcrest’s East Memphis Campus -

After seven years of leasing space for its worship services, Highpoint Church has acquired Briarcrest Christian School Systems Inc.’s property at 6000 Briarcrest Ave. for $7.25 million.

LGSTX Services Inc. is relocating and expanding its Memphis warehouse operations. The Wilmington, Ohio-based firm, which specializes in aviation support and facility services, has leased 184,680 square feet across two facilities in the Southwide Distribution area at 363 Burma Road and 410 Burma Road.

49. Commercial Council Elects deWitt, Reilly as Top Leaders -

The Memphis Area Association of Realtors Commercial Council announced its 2013 officers and directors Thursday, Aug. 9, at its annual Member Appreciation and Election Party.

Greg deWitt of Grubb & Ellis Memphis will serve as 2013 president. Patrick Reilly of CB Richard Ellis Memphis will serve as vice president.

50. Colliers Trio Nearly Triples Retail Portfolio -

A Canadian real estate investment group has purchased a 157,000-square-foot industrial warehouse in South Memphis for $1.5 million, marking the firm’s second Memphis acquisition in 18 months.

Montreal-based Olymbec USA LLC bought the Class C facility at 3615 Lamar Ave. from FUCMS 2001-C2 Lamar Industrial LLC, an entity affiliated with Miami-based loan servicer LNR Partners LLC.

Federal Deposit Insurance Corp. has inked a substantial lease in Lakecrest III, marking the market’s largest office lease signing this year.

58. Essex Signs Two Leases For Discount Store Locales -

A Nashville-based discount retailer has entered the Memphis market in full force, inking two leases totaling 77,301 square feet.

Essex Bargain Hunt has leased 35,767 square feet at 590 N. Germantown Parkway and 41,534 square feet at 5124 Summer Ave. Kemp Conrad and Neely Mallory IV of Cushman & Wakefield/Commercial Advisors LLC represented the tenant in both transactions.

59. CRE Activity Stays Strong During 2011 -

Despite hard times, local commercial real estate firms were able to ink plenty of deals in the past 12 months.

Memphis’ industrial leasing activity kicked off in January when Buena Park, Calif.-based Pacific Logistics Corp. signed a 60,000-square-foot lease in ProLogis Park DeSoto for its first Memphis-area location.

A Memphis-based tubing supplier is renewing its lease and more than doubling its space in a distressed Hickory Hill industrial park.

Jacob Tubing LP – the U.S. subsidiary of European modular tubing manufacturer Jacob Soehne – has renewed its 10-year lease for 20,232 square feet and expanded into an additional 30,000 square feet at Willow Lake Business Park, 3948 Willow Lake Blvd., in the Southeast industrial submarket.

In just over a year, national fitness craze Pure Barre Technique has taken the Memphis market by storm.

Collierville-based Mid South Food Enterprises Inc. has bought the site of a Dairy Queen Grill & Chill fast-food restaurant at 4265 Hacks Cross Road from Olugbenga Faleye and Adeola Faleye for $865,000. The property is in Southeast Shelby County’s 38125 ZIP code.

66. Despite Confusion City Ballot Set -

Three would-be candidates in the Oct. 6 elections for Memphis City Council have filed complaints with the Shelby County and Tennessee Election Commissions.

Andrew Rome Withers, Ambi Phillips and Ian Randolph contend they were unfairly disqualified from the races they wanted to enter because of confusion from the 11th hour passage of new boundaries for the council districts.

67. Driver Services Center Site Sells for $1.6M -

An Omaha, Neb.-based real estate investment firm has acquired a single-tenant office building near Poplar Avenue and the Union Avenue crossover.

Circo Enterprises LLC purchased the 10,180-square-foot Department of Safety & Homeland Security building at 3040 Walnut Grove Road for $1.6 million.

CHATTANOOGA, Tenn. (AP) – As the Tennessee Valley Authority continues to repair storm damage that temporarily knocked out some electricity distribution, the utility insists its transmission system is not fragile.

69. Cable Service Provider Signs New Lease -

A Madison, Tenn.-based cable service provider is taking advantage of lower rates in a competitive leasing environment.

FTS USA has signed a 4,002-square-foot lease in East Pointe Business Center, 3915 S. Mendenhall Road.

70. Cordova’s Parkway Place Hits 100 Pct -

Two recent leases at Parkway Place Office have brought the center to 100 percent occupancy. Guardian Community Living LLC signed a 10,500-square-foot lease in the 70,000-square-foot office annex that is situated in Cordova.

71. Thrifty Real Estate - One area that has seemed to thrive in the recession is discount retailers, including thrift and dollar stores.

Low-cost operators, including nonprofit organizations like Memphis Goodwill Industries, are able to find more affordable property than in previous years. That’s because as market conditions have dropped, so has price per square foot, said Dave Leutwyler, Goodwill executive vice president.

72. Duo Helps Strengthen Colliers’ Retail Face -

After being historically thought of as a driving force in industrial real estate, Colliers International is becoming a rising star in the retail arena.

The retail team of Andrew Phillips and Ed Thomas has been involved in three of the largest retail lease transactions in the last six months with the 45,000-square-foot Habitat for Humanity, 24,000-square-foot Memphis Judo and 14,000-square-foot Jack Wills Co.

73. Opening Doors -

Every commercial real estate submarket in the Memphis area has seen its share of foreclosures – even those with the strongest demographics and continued expansion and development. The assumption might be that foreclosures are occurring in lower income areas where crime and poverty have played a role in a property’s decline. But, in fact, foreclosures have occurred across all submarkets.
