4. Industrial Market Closes 2017 With Strong Q4 -

The Memphis industrial market finished the year strong by adding almost 1 million square feet of net absorption in the fourth quarter, bringing the 2017 total to more than 4.3 million square feet.

It also marked the 18th consecutive quarter of positive net absorption for the Memphis market, capping off a more than four-year span that has seen more than 23 million square feet of space absorbed, according to brokerage firm CBRE’s Q4 Industrial MarketView report.

Exeter Property Group has made its second significant splash in the Memphis market with the combined $34.5 million acquisition of two industrial properties.

In the first purchase, Exeter Property Group, doing business as Exeter 4755 Southpoint LLC, purchased a 700,000-square-foot Class A warehouse located at 4755 Southpoint Drive from New York-based Treeview Real Estate Advisors LP for $17.3 million.

It’s almost like the first half of 2017 was a decade in the making, at least when it comes to commercial real estate. Throughout all four major sectors of the Memphis-area commercial real estate market – industrial, office, retail and multifamily – figures are consistently reaching or exceeding pre-recession marks.

22. Fino’s Taking a Bite Out of East Memphis -

The Brookhaven Circle area, an emerging restaurant row in the heart of East Memphis, is welcoming a new neighbor.

Jerry Wilson, owner of Fino’s from the Hill at 1853 Madison Ave. in Midtown, has acquired the property at 703 W. Brookhaven Circle in East Memphis for $526,600.

23. Dayco Wins Tax Break For Distribution Operations -

Michigan-based manufacturer Dayco Products Ltd. will consolidate its distribution operations in the Memphis area, but exactly where remains undecided.

“Due to the continued growth in demand for our products and increased product complexity over the past several years, we have committed to this significant capital investment in order to deliver increased value to our customers,” said Ed Rammel, president of the North American and Australian Aftermarket for Dayco, in a company statement.

24. Dayco Awarded Tax Incentive for Memphis Warehouse -

A Michigan-based manufacturer of belts and other items for the automotive, industrial and aftermarket sectors has been awarded a tax break to open a national distribution center in Memphis.

The city-county Economic Development Growth Engine awarded Dayco Products Ltd. a five-year tax incentive for the distribution center, which will employ 174 workers. The average annual pay for employees would be $26,753, plus benefits.

A Minnesota-based real estate investment trust has acquired a large Memphis industrial portfolio for $86.3 million, one of the largest transactions ever recorded in the Memphis market.

Welsh Property Trust acquired the six-building, 2.3 million-square-foot portfolio from DCT Industrial Trust in a sale that was finalized last week. Built between 1998 and 2001, the six buildings are located in the Eastpark, Chickasaw and Southpoint Industrial Parks. The purchase price breaks down to about $37 per square foot.

Coca-Cola appears poised to grow its Memphis presence.

The city-county Economic Development Growth Engine awarded Coca-Cola Refreshments USA Inc. a 15-year tax break Wednesday, Feb. 18 to consolidate distribution operations in Memphis and West Memphis, Ark., into one facility in Memphis.

The Dizzy Bird, named after legendary Jazz greats John “Dizzy” Gillespie and Charlie “Bird” Parker, is slated to open Aug. 2 at 652 Marshall Ave.

In the past month, a pair of out-of-town firms have scooped up local distribution warehouses, growing its Memphis industrial real estate portfolio and planning for more.

Montreal-based Olymbec USA LLC recently closed on its $1.5 million purchase of 3615 Lamar Ave. from an entity affiliated with Miami-based loan servicer LNR Partners LLC.

New York-based DRA Advisors LLC has closed on two Memphis warehouse properties for $12.3 million, as part of a larger portfolio purchase from Houston-based Weingarten Realty Investors.

Weingarten Realty Investors, a Houston-based owner, manager and developer of shopping centers, is preparing to sell its wholly-owned industrial portfolio – which includes two properties in Memphis – to New York-based DRA Advisors LLC for $382.4 million.

40. Green Shoots -

As the local commercial real estate market approaches the end of 2011, experts say it appears to be in line with national fundamentals for secondary and tertiary markets.

Shelby County commercial sales in the third quarter were the highest sales volume since Q3 2007, with $259 million, according to real estate information company Chandler Reports, www.chandlerreports.com.
