31. Waterford Place Apartments Sells for $28.3 Million -

The 320-unit Waterford Place Apartments in Southeast Shelby County has sold to an entity affiliated with Chicago-based Trilogy Real Estate Group for $28.3 million, or about $88,438 per unit.

TMF III Waterford Place Partnership purchased the complex in an Oct. 16 special warranty deed from WRF-Waterford Place LLC, an entity related to Boston-based real estate investment trust Winthrop Realty Trust. Winthrop bought the property in April 2012 for $21.5 million.

54. Owner Files $1.7 Million Loan on Arlington Center -

The new owner of the 13,658-square-foot retail center at 9915 U.S. 64 in Arlington has filed a $1.7 million loan on the property.

HGG Investments LLC filed the deed of trust May 6 through First Citizens National Bank. The financing was in conjunction with HGG Investments obtaining the property in a quitclaim deed from Robert E. Harris, Beverley R. Harris, Becky J. Graybill and Andrew P.P. Golay.

55. Boyle Celebrates 80 Years, Sponsors Art Exhibit -

Boyle Investment Co. turns 80 this year, and has partnered with the Memphis Brooks Museum of Art to celebrate.

56. Levenger Leases Up EastPark IV -

A Delray Beach, Fla.-based specialty retail company is relocating its Memphis distribution warehouse within the Southeast submarket.

Levenger has inked 96,400 square feet in EastPark Distribution Center IV, 5265 Hickory Hill Road, bringing the 372,800-square-foot building to full occupancy. Levenger also has an operation at 3530 E. Raines Road.

57. Gen X Inks State’s First Location on Austin Peay -

A trendy Vernon, Calif.-based retailer has inked its first Tennessee location in Austin Peay Plaza.

Gen X Clothing Inc. signed a 35,000-square-foot lease at 3252 Austin Peay Highway. The space was formerly occupied by Big Lots.

Trane U.S. Inc. has sold its parts distribution center in Southeast Memphis for $1.3 million.

Aren Investments LLC of Memphis acquired the 99,375-square-foot distribution warehouse at 4250 Concord Road. The company, which used a 1450 Massey Road address on the Shelby County Register of Deeds, financed the purchase with an $800,000 loan through BancorpSouth Bank. Igal Elfezouaty signed the trust deed as managing member of Aren.

The world’s largest maker of athletic gear has signed a lease in Memphis’ Southeast industrial submarket to handle its newly acquired NFL contract.

Nike Inc. inked a 400,000-square-foot warehouse lease in Centerpointe Distribution Center No. 1, 3461 E. Raines Road. Built in 1994, the property, owned by San Francisco-based Prologis Inc., features 38 dock doors and an 11,687-square-foot office space component.
