21. Retailers Prep for Black Friday, Onslaught of Holiday Sales -

Black Friday, taking place Nov. 27, is only a week away and local and national retailers are gearing up for the busiest day of the year.

The National Retail Federation predicts that 2015 will be a banner year for holiday shopping with sales in November and December expected to reach $630.5 billion, a 3.7 increase over 2014 and significantly higher than the 10-year average of 2.5 percent.

Dulgarian TN LLC purchased the 13,800-square-foot drugstore for $2.9 million on Nov. 4 and immediately signed a new lease with CVS 6304 LLC. Balmoral Shopping Center LLC, which sold the outparcel, has owned the greater 96,139-square-foot shopping center since 2001.

Fundamentals are trending favorably with the total vacancy rate down to 12.6 percent compared to 12.9 percent in second quarter 2015. Net absorption rose from 134,251 square feet in second quarter to 160,229 square feet in the most recent quarter, and the rental rate increased from $8.62 to $8.72 per square foot, according to CB Richard Ellis Memphis data.

At its grand opening Nov. 20, Tanger Outlets Southaven mall will finally see light after years of development.

The project, which initially was developed by Memphis-based Poag Shopping Centers and shelved during the recession, was revived thanks to a relationship with national group Tanger Factory Outlet Centers Inc. and several public partnerships with DeSoto County and the state of Mississippi.

Carriage Crossing is experiencing strong leasing activity and rising sales numbers as it prepares for multinational clothing retailer H&M to open its first Memphis-area location this month.

In recent months, the Collierville lifestyle center landed the H&M store, which the Swedish retailer says it plans to open Aug. 13, an Off Broadway Shoe Warehouse and a Hickory Tavern restaurant.

The Binghampton neighborhood is inching closer to landing a grocery store as plans for a neighborhood retail center there come into clearer focus.

The Binghampton Development Corp. has signed a “letter of intent” with an unidentified national supermarket chain to build a store at the corner of Sam Cooper Boulevard and Tillman Street. It also is pursuing other retailers for the planned development that will bring more goods and jobs to the community.

Two Ohio-based development firms plan to build a new hotel on a vacant site in Downtown Memphis.

The national outlook for traditional enclosed malls is bleak. No new enclosed mall has been built in the U.S. since 2006. More than 24 have closed since 2010, and an additional 60 are teetering on the edge, according to data from Green Street Advisors. Around 15 percent of malls nationwide are expected to close in the next decade.

A Southern-inspired restaurant serving breakfast, lunch and a weekend brunch is finally opening in East Memphis at the end of this month.

Gouras Restaurant Group is holding the grand opening for Another Broken Egg Café March 30. The 3,000-square-foot restaurant is opening at Loeb Properties’ Park Place Centre, 6063 Park Ave., and will be open from 7 a.m. to 2 p.m. seven days a week. It will seat 88 indoors, with an additional 48 seats on the outdoor patio.

Sprouts Farmers Market, a fast-growing specialty grocery chain, has set an opening date for its first Memphis-area store.

Phoenix-based Sprouts, which replicate the look and feel of an indoor farmers market and specialize in fresh, organic and healthy food, will open a 28,000-square-foot store in a former Kroger at 9050 U.S. 64 in Lakeland on May 13.

In what could be a troubling sign for the city’s first enclosed mall, Macy’s is closing its 150,000-square-foot store at Southland Mall in early spring, a move that will affect 112 employees.

The South Memphis store is one of 14 locations Macy’s will close this spring as part of a national restructuring, the retailer announced late Thursday, Jan. 8. The 14 stores account for approximately $130 million in annual sales, according to the company.

A major player in the development of outlet malls has jumped on board the long-planned effort to build a massive outlet mall in Southaven.

Tanger Outlets, which has a portfolio of 44 outlet centers in 26 markets in the U.S. and Canada, is now involved in the effort to build The Outlet Shops of the Mid-South at Interstate 55 and Church Road in Southaven.

Struggling retailer Sears says it remains committed to the Memphis market despite that its 800,000-square-foot distribution center in Olive Branch is being marketed for lease.

Exeter Property Group recently began marketing the once-powerful retailer’s massive distribution center at 10425 Ridgewood Drive in Olive Branch for lease, a signal to some local real estate officials that Sears – which is facing significant financial and market headwinds – could be closing the center.

For much of the week after the Saturday, Sept. 6, mob attack at the Poplar Plaza shopping center, Memphis Police Director Toney Armstrong has resolutely kept his focus on the incident.

But the larger issues of violence in Memphis and specifically youth violence – and the criminal justice system response to both – have never been far away.

The amount of traffic that comes through the intersection of Highland Street and Poplar Avenue has made it a favorite of causes through the years – from war protestors and advocates to those on both sides of the death penalty, and, more recently, city employees upset over benefit changes.

Memphis police had arrested and charged 11 juveniles by the end of the day Monday, Sept. 8, in the mob attack Saturday at the Poplar Plaza shopping center.

Memphis Police Director Toney Armstrong said several parents had followed the advice he and Memphis Mayor A C Wharton Jr. gave Sunday and turned in their children after learning they may have been involved in the attack that injured two other teenagers working at the Kroger supermarket at Poplar Plaza.
