The Fred’s store at 7143 Winchester Road in Southeast Memphis has sold for $1.8 million. Freds Partners LLC bought the 16,611-square-foot store in a June 26 special warranty deed from the property’s developer, McCarver Development of Jackson, Tenn.

A $28 million lawsuit involving a trio of apartment complexes in Southeast Memphis settled on undisclosed terms last week, around the same time the original owner bought the properties back through three multimillion-dollar warranty deeds.

5. Apartments Owner Files Suit to Combat Foreclosure -

Three apartment complexes in Southeast Memphis that sold three months ago for $10 million are now mired in foreclosure and a $28 million lawsuit.

Bellevue, Wash.-based Emerald Apartment Group LLC financed the properties through Protective Life Insurance Co. in a trio of March 18 transactions: Emerald Square for $3.7 million, Emerald Pointe for $2.3 million and Emerald Park for $3 million. The sellers were three Georgia-based entities.

6. 'Emerald' Apt. Complexes Face Foreclosure Sales -

Three apartment complexes that sold in March for $10 million are now facing foreclosure sales, according to first-run foreclosure notices in the Wednesday, June 22, Daily News. Bellevue, Wash.-based Emerald Apartment Group LLC in March bought Emerald Square Apartments at 6100 Knight Arnold Road Extended for $4.1 million, Emerald Pointe Apartments at 3338 Summer Place Lane for $2.6 million and Emerald Park Apartments at 3350 Hickory Hill Road for $3.3 million.

Bellevue, Wash.-based Emerald Apartment Group LLC has bought three apartment complexes in the Hickory Hill Road/Knight Arnold Road area for a total $10 million. They include Emerald Square Apartments at 6100 Knight Arnold Road Extension for $4.1 million, Emerald Pointe Apartments at 3338 Summer Place Lane for $2.6 million and Emerald Park Apartments at 3350 Hickory Hill Road for $3.3 million.

KIR Memphis BBB LP, the owner of the Bed Bath & Beyond store at 2810 N. Germantown Parkway, has filed a $2.9 million “deed of trust, security agreement and fixture filing for commercial purposes” through Protective Life Insurance Co. on the property.

Mascom Properties LLC has bought a 22,120-square-foot strip shopping center at 2686 Kirby Whitten Road in Bartlett for $1.8 million from W. Terry Edwards.

The Bartlett Commons Center, built in 2001, sits on 2.44 acres in the Bartlett Commons Planned Development, south of the Summer Avenue and Kirby-Whitten Road intersection. The sale closed June 12.
