2. THDA to Resume Apartment Inspections -

The Tennessee Housing Development Agency plans to inspect at least a dozen apartment complexes in Memphis where federal subsidies pay tenants’ rent.

THDA executive director Ralph Perrey said the agency’s authority to make the inspections resumes in July. And the agency isn’t saying which properties will be visited “so as not to ruin the surprise,” Perrey said Wednesday, May 25, as he announced the resumption of the inspections.

Local rental housing continues to be a popular buy for real estate investors. In the first quarter of 2016, 1,017 rental homes were purchased in Memphis and Shelby County, accounting for 30 percent of all home sales, according to data from Chandler Reports, a division of The Daily News Publishing Co.

16. Mortgage Market Up 31 Percent in April -

Shelby County’s mortgage market kicked off the second quarter by posting strong numbers for April, a continuation of where the mortgage market has been heading so far this year.

Last month’s total purchase mortgage volume stood at a little more than $168 million, up from April 2015’s total of a little more than $128 million, for a gain of 31 percent. That’s according to real estate information company Chandler Reports, www.chandlerreports.com.

17. Shelby County Housing Market Looks Strong -

All market fundamentals were positive for Shelby County home sales in April, making it the strongest month so far in 2016.

Year-to-date home sales and total sales revenue are both up 9 percent from the same period in 2015.

Tennessee led the nation in bankruptcy filings last year with 36,052 filings – more than twice the national average. Several factors contribute to the state’s high filing rate.

One reason is that Tennessee is creditor-friendly and makes it easy for creditors to quickly garnish wages and foreclose on properties, explains bankruptcy attorney Larry Ahern, a partner at Brown & Ahern and an adjunct professor at Vanderbilt Law School.

The extension announced Tuesday goes all the way through 2032. The length of the contract is not unusual for college sports these days, though with the NCAA facing legal challenges on multiple fronts, a lot can change in 16 years.

MEMPHIS, Tenn. (AP) – Federal prosecutors say a West Tennessee woman has been sentenced to three years and five months in prison for defrauding a disabled couple of more than $500,000.

WASHINGTON (AP) – More Americans signed contracts to buy homes in February, with purchases surging in the Midwest ahead of the traditional spring buying season.

The National Association of Realtors said Monday that its seasonally adjusted pending home sales index rose 3.5 percent to 109.1, rebounding from a 3 percent decline in January. The index has reached its highest level since July 2015.

Memphis and Shelby County home sales performed well in 2015, particularly higher-end residential sales. Home sales valued over $500,000 were up 15 percent, with 445 recorded for the year compared with 386 recorded in 2014. This level of activity in the luxury housing market hasn’t been seen since 2007, before the economic downturn demolished home values.

With 1,111 total sales for the month, home sales revenue increased 10 percent year-over-year, according to data from real estate company Chandler Reports, chandlerreports.com.
