20. Cordova Subdivision Still Feeling Effects of Foreclosure Crisis -

The Countrywood subdivision located off Rockcreek Parkway just east of North Germantown Parkway in Cordova’s 38016 ZIP code was hit hard by the foreclosure crisis.

Since 2009 there have been 44 foreclosures recorded in the subdivision, almost a third of them in 2009 alone, resulting in a significant decline of home values over the last several years.

23. Mixed-Use Midtown Market on Tap for Long-Vacant Corner -

Rumors and speculation have long run rampant about potential development at the southwest corner of Union Avenue and McLean Boulevard, one of Memphis’ busiest intersections.

Some of the speculation involved keeping the eight-story hotel, which was built in the late 1960s, as the central feature of whatever came next. In other scenarios it would be demolished.

24. Grocery, Apartments to Rise at McLean-Union Corner -

Belz Enterprises and Harbour Retail Partners of Marietta, Ga., have a plan to demolish the empty eight-story Artisan Hotel on the southwest corner of Union Avenue and McLean Boulevard.

The project would replace the blighted building with a $43 million mixed-use “Midtown Market” anchored by a “national gourmet grocery store." It also would include 188 apartments: 47 studios; 94 one-bedroom units; and 47 two-bedroom units.

The four major candidates for Memphis mayor all have some version of the same basic answer to questions about tax incentives for economic development.

The answer: Tax incentives, and particularly payment-in-lieu-of-taxes incentives, are not the best way to grow the city’s economy and perhaps should be examined and changed. All four agree that they can’t be done away with entirely, even though the candidates’ opinions on potential changes differ.

36. Carriage Ride -

Carriage Crossing is experiencing strong leasing activity and rising sales numbers as it prepares for multinational clothing retailer H&M to open its first Memphis-area location this month.

In recent months, the Collierville lifestyle center landed the H&M store, which the Swedish retailer says it plans to open Aug. 13, an Off Broadway Shoe Warehouse and a Hickory Tavern restaurant.

It also is pursuing other retailers for the planned development that will bring more goods and jobs to the community.

The Greater Memphis Alliance for a Competitive Workforce has found a headquarters location Downtown, leasing 2,967 square feet at the One Commerce Square office tower.

The alliance aims to produce a united regional workforce development system by generating extensive workforce data, creating a pipeline of ready-to-work employees, crafting career roadmaps for workers and students and helping meet the near-term employment needs of local employers.

After slowing to a crawl in the years following the Great Recession, commercial real estate activity in Metropolitan Knoxville is showing signs of sustained growth.

EBSCO Wolfchase LLC, an affiliate of EBSCO Income Properties LLC, bought the 408-unit Lincoln at Wolfchase Apartments community at 8230 Rockcreek Parkway in Cordova from MLQ-ELD LLC for $29.5 million, according to a special warranty deed. The purchase price breaks down to $72,303. The buyer filed a $23.6 million loan with Compass Bank in association with the purchase.

How much is a 21-story skyscraper overlooking the Mississippi River worth? About $1 million a floor.

New York-based investor Jacob Sofer will pay Parkway Properties around $20 million for the Raymond James Tower at 50 N. Front St. Downtown, according to several people with knowledge of the transaction. The Shelby County Assessor of Property’s 2014 appraisal for the 340,000-square-foot building is $24 million.

After an unusually strong October for home sales, activity in Shelby County cooled in November.

Memphis and Shelby County home sales were down 7.8 percent in November, with 1,034 sales recorded for the month, compared with 1,115 recorded in November 2013, according to real estate information company Chandler Reports, www.chandlerreports.com.
