After successfully renovating the 29-story iBank Tower in Downtown Memphis, the work is done for a group of prominent Memphis investors as they prepare to sell the office building to a new owner with deeper pockets.

A Target fulfillment center in southeast Memphis is closing in April, resulting in 486 layoffs.

Radial, a third-party logistics firm that manages the distribution center for Target Corp., has filed notice with the Tennessee Department of Labor and Workforce Development that the permanent layoffs at its 5461 Davidson Road facility will start April 7 and continue through April 30.

Specialty retailer Conn’s Inc. will open a second store in Memphis, the second of possibly three stores the Texas-based home appliances and furnishings chain plans to open in Tennessee.

Comprehensive Pain Specialists, a national player in the field of medical pain treatment centers from Nashville, has signed a lease for 4,713 square feet in Healthcare Realty Trust’s building at 8000 Wolf River Blvd.

10. Fresh Market, Whole Foods Seek Approval From Boards -

Two planned high-profile grocery stores will be seeking regulatory approval in the coming weeks.

The Fresh Market is applying for a special-use permit from the Land Use Control Board Dec. 12 to convert the existing Ike’s store on Union Avenue into one of the chains upscale grocery stores.

11. Baptist Begins Construction on $14.1 Million Pediatric ER -

Baptist Memorial Health Care Corp. began construction this week on a new pediatric emergency department at Baptist Memorial Hospital for Women.

12. Slight Second-Quarter Uptick Bolsters Commercial Real Estate -

Despite posting lower numbers in some sectors for the second quarter, due primarily to the departures of Pinnacle Airlines and Technicolor, the local commercial real estate market is faring well in 2013.

13. I-Bank Grows in Namesake East Memphis Office Tower -

Independent Bank has expanded its headquarters at I-Bank Tower to primarily accommodate its Mortgage Lending Division.

14. Office Market Outlook Tied to Small Biz Expansion -

Companies seeking larger blocks of office space are staying on the sidelines for the most part so far this year because of diminishing inventory in the area’s hottest submarkets of East Memphis, the Tenn. 385 corridor and Downtown.

15. Elite Electric Relocates to Hickory Withe -

A local electrical designer is relocating its operations from Collierville to Hickory Withe.

Elite Electric & Lighting Inc. has purchased 5,000 square feet of the former John Deere Landscapes facility at 2875 U.S. 64 from K&L Highway 64 Investments LLC for $425,000.

16. Bluff City Coffee Inks New Space -

Bluff City Coffee, the coffee and snack shop in Downtown’s South Main Historic Arts District, has recently unveiled some aggressive expansion plans.

The local eatery has leased a 3,000-square-foot kitchen in the Pembroke Building, 119 S. Main St., in the space behind the Center for Southern Folklore.

17. That's a Wrap -

If the grand sweep of 2011 could be captured on celluloid and presented to an audience on the big screen, all the components of a great film would be readily apparent.

There was drama, in the form of a deluge and historic flooding that led the Mississippi River to crest at nearly 48 feet early in the year. One of the year’s big surprises saw President Barack Obama give the commencement address for the Booker T. Washington High School class of 2011 at the Memphis Cook Convention Center.

18. CRE Activity Stays Strong During 2011 -

Despite hard times, local commercial real estate firms were able to ink plenty of deals in the past 12 months.

Memphis’ industrial leasing activity kicked off in January when Buena Park, Calif.-based Pacific Logistics Corp. signed a 60,000-square-foot lease in ProLogis Park DeSoto for its first Memphis-area location.

19. Prolonged Recession -

In the words of Phil Woodard, an owner of multiple residential and commercial properties in Downtown Memphis, breaking even is the new profit.

Or as national real estate expert Jonathan Miller said earlier this month at the Urban Land Institute’s Real Estate Outlook for the Mid-South, “We cannot expect to make money the way we did a few years ago.”

21. Green Shoots -

As the local commercial real estate market approaches the end of 2011, experts say it appears to be in line with national fundamentals for secondary and tertiary markets.

Shelby County commercial sales in the third quarter were the highest sales volume since Q3 2007, with $259 million, according to real estate information company Chandler Reports, www.chandlerreports.com.

22. ITT Goulds Signs Lease In Southaven -

A Seneca Falls, N.Y.-based industrial pumping system manufacturer has inked a deal for a distribution center across the parking lot from its current space in Southaven.

ITT Goulds signed a 68,508-square-foot lease in Industrial Development International Inc.’s Stateline Business Park Building C, at 8890 Commerce Drive.

26. WPG Americas Signs Lease in Southaven -

A San Jose, Calif.-based worldwide electronics distributor is entering the Memphis area with full force.

WPG Americas Inc. has signed a 54,000-square-foot lease at Airways Distribution Center, 481 Industrial Drive, in Southaven. The project – a relocation of the WPG America’s New York facility – represents a $1.5 million investment by the company and will create 60 jobs over the next three years.

27. Electrolux Officials Sign Downtown Office Lease -

Before it builds a new manufacturing plant at Frank C. Pidgeon Industrial Park, Electrolux will set up shop in Memphis with a Downtown office.

The Swedish appliance maker has signed a 14,000-square-foot lease at One Commerce Square, 40 S. Main St., where it will occupy the building’s entire 24th floor.

28. Stratos Move Another Example Of Downtown Trend -

While the future of the Downtown office market is hard to predict, there’s no doubt the persona of the submarket is changing.

On the heels of the Great Recession, some companies are rebranding for better visibility. Others are moving closer to their clients. And then there are companies like ServiceMaster by Stratos Inc., which did both.

29. Aces Increases Presence With Two Leases -

Aces A/C Supply North has recently signed two leases in the region – one in Memphis and one in Jackson, Tenn.

Carrollton, Texas-based Aces, a representative of American Standard Heating and Air Conditioning, is a wholesaler of air conditioning and equipment and parts.

30. Pinnacle Move Could Spark Downtown Housing Market -

The recent buzz from Pinnacle Airlines Corp.’s decision to move its airport-area headquarters to One Commerce Square is generating mostly positive feedback, but real estate agents say its too early to tell how the shift of 600-plus new employees to the area will affect the Downtown housing market.

31. Preserve at Southwind Sells for $19.9 Million -

The Preserve at Southwind was sold back to the lender Tuesday afternoon on the Shelby County Courthouse steps for $19.9 million.

After two planned foreclosure sales of the 306-unit apartment complex had been adjourned, Wells Fargo Bank NA – operating in the transaction as 7991 Capilano Drive Holdings LLC – reclaimed the property with no other bidders showing up for the auction.

The lease that sent Glankler Brown PLLC from Downtown to East Memphis was one of the most significant commercial real estate deals inked all year, even in a city known for its abundance of large industrial transactions.

Glankler Brown PLLC, a law firm that has been a Downtown mainstay for nearly a century, won’t renew its lease at One Commerce Square and will move to East Memphis.

When it comes to trends, commercial real estate usually lags residential real estate, sometimes by as much as a year. So with the housing market showing its first signs of improvement during the last month or so, the commercial sector needs to prepare itself for a long, bumpy road to recovery.

35. Commercial Real Estate Pocked by Financial Ruins -

Commercial real estate deals used to be hammered out in boardrooms, but with the rise of foreclosures in that sector, many of them are now being negotiated at the courthouse.

The steps of the Shelby County Courthouse proved to be a hot spot for high-dollar, high-profile commercial deals in June, a month that saw the most lucrative transaction and two of the top three sales occur following foreclosures.

38. Partnership Turns New Page for Vacant Burke's Building -

The former Burke's Book Store at 1719 Poplar Ave. has sold for $445,000 to Poplar Auto Partners, an investment group headed by commercial real estate broker Mark Johnson.

The sale closed April 7, the same day the company filed a $1.1 million construction loan through Covenant Bank for renovations to the 84-year-old building's exterior and interior, according to the Shelby County Register of Deeds.
