After months of speculation, Nordstrom Rack has confirmed plans to open in Memphis.

Seattle-based Nordstrom Inc. announced Wednesday, March 2, that it will open a 33,000-square-foot store in fall 2017 at the site of the soon-to-close Sears store at 4570 Poplar Ave., adjacent to Laurelwood shopping center.

It’s been more than a decade since new apartments were built in Midtown, and that’s poised to change in a big way with a wave of new multifamily construction stretching from Binghampton to Crosstown.

FAIRFIELD, Ala. (AP) — Wal-Mart's decision to shutter 154 stores across the country means that, starting Thursday, residents without cars in a neighborhood near a historically black college outside Birmingham, Alabama, will have to cross dangerous roadways on foot to get fresh produce and meat. Come Friday, folks in Coal Hill, Arkansas, will need to drive 15 miles to get to the nearest supermarket and pharmacy. Low-income neighbors of Wichita State University in Kansas, too, will be losing quick access to fresh groceries.

What is old has become new again. And judging by your reaction to Andy Meek’s story on the Kroger plans for online ordering of groceries, what is old has gone viral as well.
Here are the basics:
You order from a list of items and Kroger fills the order and has it waiting for you to pick up.
When you think about the idea of supermarkets, which originated here in Memphis with Piggly Wiggly, it’s enough to make the Piggly Wiggly founder himself, Clarence Saunders, spin in his grave.
Before he came up with the idea of taking store shelves from behind the counter and putting them out there for you to get your own stuff from them, you would tell your grocer what you wanted and he would write it down on a paper bag and get it for you, wrap it up and present it to you.
Saunders changed all of that as you know if you’ve seen the Pink Palace’s child-sized replica of a Piggly Wiggly store from the start of the 20th century.
A century later, no paper bags and you can still walk among the shelves if you wish.
Perhaps this isn’t that extreme. Maybe this is simply a swing of the pendulum, back toward the middle ground.
Saunders tried to push it even further with his Keedoozle stores that followed Piggly Wiggly. In those stores, the items were lined up in what amounted to vending machines with shoppers releasing an item from the vertical row with a key.
Here Saunders went too far. He mashed the bread.

20. Mixed-Use Midtown Market on Tap for Long-Vacant Corner -

Rumors and speculation have long run rampant about potential development at the southwest corner of Union Avenue and McLean Boulevard, one of Memphis’ busiest intersections.

Some of the speculation involved keeping the eight-story hotel, which was built in the late 1960s, as the central feature of whatever came next. In other scenarios it would be demolished.

21. Grocery, Apartments to Rise at McLean-Union Corner -

Belz Enterprises and Harbour Retail Partners of Marietta, Ga., have a plan to demolish the empty eight-story Artisan Hotel on the southwest corner of Union Avenue and McLean Boulevard.

The project would replace the blighted building with a $43 million mixed-use “Midtown Market” anchored by a “national gourmet grocery store." It also would include 188 apartments: 47 studios; 94 one-bedroom units; and 47 two-bedroom units.

22. Carriage Ride -

Carriage Crossing is experiencing strong leasing activity and rising sales numbers as it prepares for multinational clothing retailer H&M to open its first Memphis-area location this month.

In recent months, the Collierville lifestyle center landed the H&M store, which the Swedish retailer says it plans to open Aug. 13, an Off Broadway Shoe Warehouse and a Hickory Tavern restaurant.

When Southaven Mayor Darren Musselwhite took office in June 2013, one of the first tasks that landed on his desk was a long-planned regional outlet mall.

The outlet mall, planned for a roughly 33-acre site at Church Road and Interstate 55 in the DeSoto County city, had been on the drawing board for some time, but the recession and its aftermath caused developers and Mississippi officials to put it on hold.

The Binghampton neighborhood is inching closer to landing a grocery store as plans for a neighborhood retail center there come into clearer focus.

The Binghampton Development Corp. has signed a “letter of intent” with an unidentified national supermarket chain to build a store at the corner of Sam Cooper Boulevard and Tillman Street. It also is pursuing other retailers for the planned development that will bring more goods and jobs to the community.

25. New Hotel Planned for Downtown Memphis -

Two Ohio-based development firms plan to build a new hotel on a vacant site in Downtown Memphis.

The Orlean Co. of Beachwood, Ohio, and Ceres Development LLC of Westlake, Ohio, plan on building a Cambria Suites on a 3.3-acre lot on the south side of Union across from Fourth Street, just west of Danny Thomas Boulevard.

The Shops of Saddle Creek is in store for a multimillion-dollar makeover and expansion, a project that will likely be the first of several development dominoes to fall in Germantown.

Texas-based Trademark Property Co., which has operated the retail center since 2011, will expand the portion of the 148,000-square-foot lifestyle center on the southwest side of Poplar Avenue and West Street in Germantown.

78. Rock’n Dough Pizza Opening in Jackson -

The little Memphis pizzeria that could will soon be opening a new location in Jackson, Tenn.

The Rock’n Dough Pizza Co., owned by Jeremy and Amanda Denno, is slated to open a new restaurant and microbrewery at the Jackson Walk development in Jackson in October. The Dennos will team up with veteran local brewer Ben Pugh to create signature suds at the 4,100-square-foot restaurant.

92. Madewell Coming to Saddle Creek -

The Shops of Saddle Creek in Germantown will soon gain another national retailer with no other presence in Tennessee.

Madewell, a subsidiary of J. Crew Group Inc., has signed a 3,061-square-foot lease in The Shops of Saddle Creek North, 7509 Poplar Ave., in part of the space that was previously The Gap in between James Avery Jewelry and Brighton Collectables.

Last year was a banner year for adaptive reuse projects in Midtown and Downtown.

Developers announced plans for the Sears Crosstown building, Overton Square, Hotel Chisca, James Lee House and old United Warehouse in the South Main Historic Arts District. Construction began on The Pyramid, turning it into a 220,000-square-foot mega-Bass Pro Shop Outdoor World, and Memphis in May moved into its new headquarters at 56 S. The Midtown real estate market has long been an anomaly compared to its Bluff City counterparts, with fundamentals as diverse as its demographics.

“The types of real estate that you’ll find in Midtown can be some of the most expensive or some of the most modest when it comes to prices and facility,” said Gary Myers of Gary Myers Co. “Retail in particular.”

The retail business has been described in recent times as Darwinian in nature to those in the industry, meaning formats come and go as competition intensifies each year.

That concept is apparent in retail chains having trouble finding the best real estate for new locations as antiquated strip centers retain high vacancies. Or in the resurgence of upscale retailers, while dollar stores are simultaneously expanding at a rapid clip.

97. Mallory-Neely House Reopening Seen as Boon for Victorian Village -

Thanks to a new roof and disability compliance, the Mallory-Neely House will be open to the public Fridays and Saturdays beginning Friday, Nov. 9.

Listed on the National Register of Historic Places and located at 652 Adams Ave. in Downtown Memphis’ Victorian Village Historic District, the Mallory-Neely House retains most of the original historic interiors, furniture and artifacts.

98. Seminar Underscores Commercial Sectors’ Highs, Lows -

Memphis’ commercial real estate market for the most part appears to mirror national trends, with all four sectors boasting challenges and bright spots so far this year.

That was a message a room full of real estate professionals received when The Daily News hosted its second annual Commercial Real Estate seminar Thursday, Nov.1, at the Memphis Brooks Museum of Art, sponsored by Magna Bank and Evans Petree PC.
