After closing out 2015 on a high note, Shelby County home sales are off to a slow start this year.

The 971 home sales recorded in January marked a 28.9 percent drop from the 1,366 sales in December, according to real estate information company Chandler Reports.

Everybody talks about the weather but nobody does anything about it – isn’t that how the saying goes?
In our case, it might be better to say everybody talks about the television weather coverage but nobody does anything about it.
As we all know now, Memphis dodged the “blizzard” warning artfully and passive-aggressively teased by several television stations who shall go un-named here because they know who they are and you do too.
That’s because they spent much of the day of "the blizzard that wasn’t" whining about the reaction from viewers who complained about the hype and then the promos the stations ran the day of the big fizzle.
We didn’t get much in the way of snow in Memphis, but we got a couple of feet of hype.

10. Tri-State Bank HQ Sale Heightens Speculation -

The northeast corner of Main and Beale streets is more than prime real estate; it’s historic ground with a direct connection to ongoing racial and economic issues.

Tri-State Bank, the city’s 70-year old black-owned bank, and Belz Investco announced Thursday, Dec. 31, that the bank was selling its headquarters, 180 S. Main St., to Belz Investco GP in a $3 million deal.

We end 2015 with an eye on the Mississippi River as the city marks the New Year with three major New Year’s Eve outdoor celebrations – one on Beale Street, another in the newly-awakened Overton Square and yet another in the Broad Avenue Arts District.
Two come with lots of memories of past New Year’s eves – with soon-to-be memories.
Overton Square’s comeback as a theater district has been a big story of the last two years.
But Beale Street at the end of 2015 is an institution that has also seen a lot of change in the last year with the move to a Beale Street Tourism Development Authority at year’s end.
Broad is a different story with a different context. The context is a diversified Memphis whose crowd is likely to be at least slightly more local than the mix in Overton Square and on Beale Street.
It's example could very well show us the path to a New Year's eve with public celebrations from Whitehaven to Frayser.

2010: One Commerce Square officially changes hands to local ownership in the biggest Downtown office deal in a decade. The owners buy the tower from U.S. Bank for $7.6 million and pour another $20 million into renovations. The sale comes less than two weeks after Pinnacle Airlines signs a 13-year lease for up to 13 of the tower’s 29 floors.

Memphis’ homeless shelters aren’t safe for lesbian, gay, bisexual, transgender and queer youth, says Memphis Gay and Lesbian Community Center executive director Will Batts. He’s seen too many kids kicked out of their homes only to be assaulted in shelters or turn to drastic measures.

14. Memphis' Mow-to-Own Program Scheduled to Launch in 2016 -

MEMPHIS (AP) — One of the city of Memphis' newest initiatives to aid in fighting blight is scheduled to launch in 2016.

The mow-to-own ordinance is an avenue for property owners to mow an adjoining city- or county-owned vacant lot to earn credits toward buying it, The Commercial Appeal reported. Property owners can register, pay a $175 fee and maintain the vacant lot adjacent to their own property over a period of up to three years.

15. EDGE Approves $40M Graceland Bond Sale -

At its Dec. 16 board meeting, the Memphis-Shelby County Economic Development Growth Engine approved selling $40 million worth of taxable bonds to help finance the 120-acre Graceland Revitalization Plan.

17. Delinquent Property Tax Sales Move Online -

The quarterly tax sale of delinquent properties now has an online home. Beginning with the Jan. 19 sale, people will be able to bid from their computer instead of trekking to the Shelby County Administration Building. The tax sale software will be the first of its kind for the state of Tennessee.

MEMPHIS, Tenn. (AP) — The Memphis City Council has approved an ordinance that establishes a mow-to-own program to aid in fighting blight.

Memphis City Council members delayed approval Tuesday, Nov. 17, of the lease agreement and financing of the Central Station redevelopment project for two weeks. And it also delayed a vote on the Graceland West renovation and expansion.

MEMPHIS, Tenn. (AP) — The Memphis City Council has approved a resolution to create a nonprofit land bank to aid in fighting blight.

The Commercial Appeal reports the council approved the resolution for the Blight Authority of Memphis Inc. on Tuesday. The bank will have access to up to $7 million in federal grant funds, awarded through the Tennessee Housing Development Agency.

JACKSON, Miss. (AP) – A Chicago bankruptcy judge has blessed plans to dismantle the former casino at the shuttered Harrah's complex in Mississippi's Tunica County.

U.S. Bankruptcy Judge Benjamin Goldgar authorized the dismantling March 30. It's one facet of a massive bankruptcy case involving Caesars Entertainment Corp. and its attempt to restructure or shed almost $20 billion in debt.

When the National Rifle Association announced that it would hold its 2015 convention in Nashville, the timing was propitious.

In 2010, gun sales and handgun permits were booming, and Tennessee had just enacted a controversial and contested new “guns in bars” law that allowed people with handgun permits to carry concealed firearms into bars and restaurants that serve alcohol.

67. Shelby County Homebuilding Activity Continues to Slow -

Homebuilding in Shelby County was off last year’s pace again in November, with builders pulling fewer permits and selling fewer homes than in November 2013.

Shelby County homebuilders filed 43 permits last month, down 29.5 percent from 61 permits in November 2013, according to real estate information company Chandler Reports, www.chandlerreports.com. The 43 permits filed in November is down 31.7 percent from the 63 permits filed in October.

Crown Centre LLC filed a $6.1 million loan with Financial Federal Bank for the old Cozymel’s Mexican Grill location at 6450 Poplar Ave. near International Paper’s campus in East Memphis, according to a Dec. 17 deed of trust.

74. Harahan Boardwalk Construction Begins -

It was about four years ago that a group of Memphians flew to Omaha, Neb., to talk with Union Pacific railroad executives about building a bicycle and pedestrian boardwalk on the northern side of the Harahan Railroad Bridge across the Mississippi River.

79. The Horizon Sells to Mississippi Developer for $13.5 Million -

A Mississippi-based developer has acquired the uncompleted Horizon condominium tower overlooking the Mississippi River in Downtown.

Dawn Properties Inc. of Hattiesburg, which is primarily involved in the acquisition, development and management of multifamily properties, has purchased the 16-story, 155-unit tower for $13.5 million and plans on completing the luxury condominiums.

80. Acura of Memphis Owner Buys Dealership, Land -

The owner of Acura of Memphis has paid $12.4 million for the East Memphis dealership and 25 acres of land.

Umansky Properties AOM LLC – led by Danny Umansky of Umansky Auto Group, which includes Acura of Memphis, Acura of Jackson, Tenn., and Wolfchase Hyundai – bought the properties in an Oct. 1 warranty deed from Tameron Properties Memphis LLC.

The owner of the 324-unit Fieldstone Apartments in the Southwind area has filed a loan on the property.

Fieldstone Apartments I LLC acquired a $13.5 million loan from Magna Bank for the apartment community at 3333 Hacks Cross Road, according to a Sept. 29 multifamily deed of trust. Michael A. Lightman is the registered agent for Fieldstone Apartments I LLC.

Randy Stepherson has been named 2014-2015 chairman-elect of the Tennessee Grocers & Convenience Store Association board of directors. Stepherson is president of Stepherson Inc., the family- and employee-owned parent company of Superlo Foods, which has five Memphis-area locations, and Stepherson’s.

1984: The Center City Commission reported $450 million in construction Downtown since 1976, counting public as well as private financing. The construction boom included the Memphis Plaza Hotel, Morgan Keegan Tower and the Scimitar Building.

96. Company Buys 30 Acres Of Land for $1.3 Million -

An affiliate of Lakeland-based real estate company WESSCORP Communities has paid $1.3 million for about 30 acres of vacant land in Northeast Memphis near Arlington.

The entity known as The Charleston HL Apartment Community LLC bought the two parcels – one totaling 29.6 acres and one totaling 0.1 acres – in a June 30 special warranty deed from First Alliance Bank.

The bulldozer went straight for the leasing office of the former Spanish Oaks apartments on Cazassa Road near Memphis International Airport.
