According to commercial lending figures over the past two years, things are not going very well in the industry.

For the 12-month period from November 2009 to October 2010, Shelby County banks made 228 commercial mortgages, a 21 percent decline from 288 for the previous period, according to real estate information company Chandler Reports, www.chandlerreports.com.

The 40,050-square-foot warehouse at 3694 New Getwell Road in the Oakhaven/Parkway Village area has been sold back to the lender for $480,000 following a foreclosure.

21. Upswing in Motion -

When mortgage numbers reach historic lows – as they have in Shelby County during the past two years – any improvement, however small, should be viewed as positive.

The commercial lending industry indeed received a rare dose of good news in December with a bump in commercial purchase mortgage activity, as opposed to refinances.

22. Commercial Sales: Nowhere to Go But Up -

Shelby County’s commercial lending landscape remained bleak in April as activity fell for the fifth time in the past six months.

Just 24 commercial loans were made last month, a 36.8 percent decline from 38 loans in April 2008 and a 22.6 percent decline from 31 loans in March, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com. (Data for this report include only commercial mortgages taken at the time of sale and not refinancings.)

A group of financial advisers named 138 Timber Creek LLC has bought the office building at 138 Timber Creek Drive in Cordova for $1.2 million. The new owners acquired the property – formerly the corporate headquarters of Matthews Brothers Homebuilders – in a Nov. 14 special warranty deed from InSouth Bank.

Builders Service Group Inc. of Olive Branch is suing Mark Matthews Development LLC and Mark Matthews for more than $147,000, according to court documents.

Builders Service Group, doing business as Quality Insulation, filed the suit in Shelby County Circuit Court late last week, according to The Daily News Online, www.memphisdailynews.com.
