The new owner of The Horizon condominium tower on Riverside Drive Downtown is moving forward with renovating the tower.

Dawn Properties Inc. has applied for a $2 million building permit to begin construction on the first three floors of the 155-unit tower.

6. Big Deals Highlight 2014 Real Estate -

7. The Horizon Sells to Mississippi Developer for $13.5 Million -

A Mississippi-based developer has acquired the uncompleted Horizon condominium tower overlooking the Mississippi River in Downtown.

Dawn Properties Inc. of Hattiesburg, which is primarily involved in the acquisition, development and management of multifamily properties, has purchased the 16-story, 155-unit tower for $13.5 million and plans on completing the luxury condominiums.

8. Source: Horizon Under Contract To Be Purchased -

The Horizon, an uncompleted 16-story residential tower overlooking the Mississippi River on the southern end of Downtown, could change hands soon.

A yet-to-be-identified buyer is under contract to purchase the tower, according to sources familiar with the effort.

9. Back on Track -

Two major Downtown projects that suffered setbacks after the real estate market seized up when the recession battered the economy are poised for a comeback.

Real estate experts and Downtown officials say the prospects for the Horizon on the southern end of Downtown and One Beale at Beale Street and Riverside Drive appear promising.

10. Christ Community Health Services Names Hollabaugh Development Director -

Bonnie Hollabaugh has joined nonprofit Christ Community Health Services, the largest primary care provider in Memphis, as director of development. Hollabaugh’s nonprofit development experience includes extensive work with Ronald McDonald House Charities of Memphis, Girls Inc. of Memphis and Hutchison School.

13. Housing Divided -

A couple of years ago, when Clay Thompson of Memphis decided it was time to stop renting, he set his sights on the Downtown condominium market. He was especially interested in the old warehouses in the South Main Historic Arts District that had been converted to condos.

15. $17.5M Trustee’s Sale Of Horizon Closes -

The sale of the Horizon apartment building at 717 Riverside Drive Downtown has closed and was recorded July 7 in a successor trustee’s deed, according to the Shelby County Register of Deeds. The 16-story building was foreclosed by the lender, Capital One NA, which subsequently bid on the building during the trustee’s sale on the Shelby County Courthouse steps.

16. Capital One Buys The Horizon for $17.5M -

Capital One NA reclaimed the 16-story The Horizon at 717 Riverside Drive in a foreclosure sale Tuesday afternoon on the steps of the Shelby County Courthouse.

The New Orleans-based bank foreclosed on the property last month after the building’s developer, The Bryan Co. of Ridgeland, Miss., defaulted on a $58.6 million loan dated Aug. 7, 2007. The Bryan Co. operated in that transaction as Riverside Bluffs LLC.

17. Horizon Buyers Sue to Get Out Of Contracts -

Two lawsuits have been filed seeking to allow buyers of a Downtown condominium project out of their contracts.

The Shelby County Chancery Court lawsuits were filed last week against Riverside Bluffs LLC, which is selling the condo units at The Horizon, a 16-story high rise at 717 Riverside Drive, according to The Daily News Online, www.memphisdailynews.com.

19. Another Downtown Building In Foreclosure -

The real estate slump has claimed another victim in the Memphis skyline, but this time it didn’t wait for the property to be completed.

Still under construction, the 16-story Horizon at 717 Riverside Drive Downtown is now in foreclosure, according to a first-run foreclosure notice that appears on Page 35 of today’s print edition of The Daily News and also at The Daily News Online, www.memphisdailynews.com.
