Wellesley, Massachusetts-based Trident Capital Group has purchased a 150,000-square-foot industrial facility in the airport submarket for $3.5 million.

Trident, doing business as TCG 4290 Delp LLC, bought the warehouse at 4290 Delp St. from a group of investors comprised of three individual entities, according to a warranty deed filed with the Shelby County Register Sept. 19. Ronald Baumgarten with RNB Interests controlled 55 percent of the selling entity, while Brett Baumgarten with BRB Interests and Brett Keeshin with BAK Interests controlled 22.5 percent each.

Bryce Corp. is seeking a tax incentive to help it retain 318 employees in Memphis and add 95 new workers.

The company will go before the city-county EDGE board on Wednesday, April 17, to apply for a 10-year tax freeze to help the package material printer invest $21 million across its three Memphis facilities. The project will create almost $18 million in new revenue for the city and county, and Bryce plans to also invest in new equipment at its three facilities – 5405 Hickory Hill Road, 4505 Old Lamar Ave. and 3825 Delp St.

A Class B warehouse in Airport Industrial Park has sold for $2.3 million, more than four times its price at a foreclosure sale two years ago. Northbrook, Ill.-based BCL-Memphis LLC bought the warehouse at 4049 E. Raines Road from Memphis-based Progression Realty, which paid $501,500 for it in August 2010.

39. Aren Buys SE Memphis Warehouse For $1.3M -

Trane U.S. Inc. has sold its parts distribution center in Southeast Memphis for $1.3 million.

Aren Investments LLC of Memphis acquired the 99,375-square-foot distribution warehouse at 4250 Concord Road. The company, which used a 1450 Massey Road address on the Shelby County Register of Deeds, financed the purchase with an $800,000 loan through BancorpSouth Bank. Igal Elfezouaty signed the trust deed as managing member of Aren.

At their first meeting since approving a city budget and city tax rate for the fiscal year that starts next month, Memphis City Council members have a full agenda Tuesday, June 19. It includes three proposed city charter changes for the Nov. 6 election ballot and lots of land use resolutions.

The most recent figures from the Tennessee Department of Labor and Workforce Development show a falling jobless rate for the Memphis metro area.

New, more current figures will be out later this month that show the area’s latest unemployment picture. But in the meantime, the Memphis area has played host to one job fair after another in recent days, while across the state there have been more than 20 such fairs in the past 15 months.

A Cordova retail center is under new ownership for the third time in five years. Atlanta-based Altus Real Estate Advisors LLC has purchased Trinity Place, 7990 Trinity Road, for $2.8 million.

CSS Industries, the parent company of Cleo Inc., will eliminate 588 jobs when it shutters the Memphis gift-wrap plant.

BRE/TN Industrial Properties LLC has bought a 300,000-square-foot warehouse at 4505 Delp St. from ProLogis-North Carolina LP for $4.3 million. The building, which the Shelby County Assessor of Property lists at 4485 Delp, sits on 18.7 acres on the west side of Delp Street south of Crowfarn Drive in Airport Industrial Park. The Shelby County Assessor’s 2010 appraisal is $5.8 million.
