19. Priam Purchases Primacy Parkway Property for $14M -

Nashville-based- Priam Capital has secured another East Memphis office property in a multimillion dollar deal.

In the deal, Priam Capital, doing business as Primacy III LLC bought the 130,000 square foot office building from Lone Star Funds doing business as LSREF2 Newtown for $14.1 million, according to a Jan. 9 warranty deed filed with the Shelby County Register.

As soon as it was confirmed the Tigers would play in the AutoZone Liberty Bowl, there was some concern locally about the impact that would have on tourism at the holidays with only one of the bowl teams – Iowa State – being from out of town. The exact dollar figures aren’t in just yet. But the game was enough of a success out of the box that the executive director of the game is talking about a more constant presence in the bowl game for the Tigers now that they’ve made their first appearance in the 59-year history of the game which began in Philadelphia. And there is some precedent in college football for what Steve Ehrhart is talking about.

22. Industrial Market Closes 2017 With Strong Q4 -

The Memphis industrial market finished the year strong by adding almost 1 million square feet of net absorption in the fourth quarter, bringing the 2017 total to more than 4.3 million square feet.

It also marked the 18th consecutive quarter of positive net absorption for the Memphis market, capping off a more than four-year span that has seen more than 23 million square feet of space absorbed, according to brokerage firm CBRE’s Q4 Industrial MarketView report.

The purchase also includes the high-end restaurant Fleming’s, 6245 Poplar, and an AT&T store at 6267 Poplar, both outparcels to Poplar Towers.

For the 17th straight quarter, the Memphis area industrial market continued its positive absorption streak, as it wrapped up Q3 2017 with more than 800,000 square feet of positive net absorption, according to commercial real estate brokerage firm CBRE’s Memphis Industrial MarketView Report.

Beauty retailer Sephora announced it will be looking to hire 400 workers at its distribution center in Olive Branch that is scheduled to open later this month, according to The Associated Press.

The subsidiary of French luxury goods house LVMH signed a lease for its 720,000-square-foot facility in the second quarter of 2016, according to real estate brokerage firm Cushman & Wakefield/Commercial Advisors’ Q2 2016 Industrial Snapshot.

Nashville-based Priam Capital purchased the office building located at 6055 Primacy Parkway near the intersection Ridgway Road and Park Avenue from The Southland Companies for $16.6 million, according to a warranty deed filed with the Shelby County Register of Deeds April 11.

The market closed with 1.3 million square feet of positive net absorption and a total vacancy rate of 8 percent, according to commercial real estate company CBRE’s Q1 2017 Memphis Industrial MarketView report. It is the 15th consecutive quarter the market has closed with positive net absorption.
