The growth of e-commerce has been one of the most transformative trends in real estate over the past few years and Memphis’ unique geography has it poised to reap the benefits.

While the more traditional industrial projects like Amazon’s proposed 615,440-square-foot receiving center at 3292 Holmes Road or DHL’s planned 580,000-square-foot distribution facility less than a mile to the south come to mind, the ripple effects of this can be felt in other areas as well, such as in typical brick-and-mortar retail operations.

Amazon was awarded a 15-year payment-in-lieu-of-taxes incentive by the Economic Development Growth Engine for Memphis and Shelby County at its Wednesday, Oct. 18, meeting, despite the online retailer’s proposed distribution center spurring a larger debate about the types of jobs the city should incentivize in the future.

10. Pinnacle, BNC Shareholders Approve $1.9B Merger -

Shareholders of Pinnacle Financial Partners and BNC Bancorp have both approved a $1.9 billion merger of the two banks, which is expected to close soon.

Nashville-based Pinnacle, parent company of Pinnacle Bank, currently is building its Memphis headquarters in Boyle Investment Co.’s new Class A office building in Ridgeway Center in East Memphis. Pinnacle will be the building’s anchor tenant with signage rights, and plans to occupy 35,000 square feet in the 155,000-square-foot facility, along with two drive-thru banking lanes and an ATM lane on the ground floor.

11. Pinnacle Ramps Up Investment in Memphis -

Since its entry into Memphis, Nashville-based Pinnacle Financial Partners has been slowly ramping up and investing in its presence here, a trend that has continued unabated in recent weeks.

The bank, among other things, struck a deal to bring a Starbucks store inside its Wolf River office at 1264 S. Germantown Road. It’s also gone on a hiring binge in recent weeks, and it’s filed a $2.3 million building permit for interior tenant work for its Memphis headquarters at 949 S. Shady Grove Road.

13. Large Deals, Office Construction Among Memphis' Commercial Real Estate Trends -

Coming off of a strong year in 2015, the commercial real estate market in the Memphis metropolitan area continued to do well in 2016.

Larry Jensen, president and CEO of Cushman & Wakefield/Commercial Advisors, said his company was tracking approximately 6 million square feet of net absorption in the industrial market headed into the last week of 2016, as compared to 8.4 million in 2015.

Three Memphis real estate companies with significant assets in the Poplar Avenue/Ridgeway Road area are making plans to improve connectivity and walkability there.

Boyle Investment Co., Highwoods Properties Inc. and Loeb Properties Inc. are forming the Shady Grove/Ridgeway Business Owners Association (BOA), an advocacy organization focused on pedestrian/streetscape enhancements for the East Memphis business district, particularly at Poplar and South Shady Grove Road.

The year’s biggest office deal didn’t affect Memphis’ office absorption at all, but everyone in real estate has felt its reverberations.

When ServiceMaster Global Holdings announced its move to the shuttered Peabody Place Mall from Ridge Lake office park, it promised new life for a 328,000-square-foot black hole in Downtown’s retail market.

18. Boyle Completing Key Quadrant At Schilling Farms, Eyeing More Retail -

Boyle Investment Co. is wrapping up construction on a critical corner of Schilling Farms that will bring more retail and encourage more office users to consider the development. The three adjacent projects fill in the southern quadrant of Schilling Boulevard and Winchester Road, a small part of the sprawling 443-acre, city-within-a-city in Collierville.

21. Numbers Show Memphis’ Commercial Real Estate Market Stable in 2015 -

That’s according to the latest data from Integra Realty Resources, a national appraisal and advisory firm. A “high-end” grocery store chain not currently serving the Memphis market has leased the shuttered former Kroger store at 9050 U.S. 64 in Lakeland and should open in the spring, according to a Lakeland official.

It was 2008 and Memphis-based Makowsky Ringel Greenberg had just acquired a swath of property inside Boyle Investment Co.’s master planned Schilling Farms community in Collierville for a new multifamily development.

42. Hilliard Crews Buys Land In Collierville for $4.3 Million -

Hilliard Crews Partnership has paid a combined $4.3 million for roughly 67 acres of land in Collierville from Shea Partners.

The buying partnership, composed of Hilliard R. Crews Jr. and Hilliard LLC, bought the vacant parcel in two special warranty deeds Oct. 31 from an entity composed of Boyle Investment Co. and Boyle North Co. LLC.

43. Land Use Board Considers More Racquet Club Space -

The Memphis-Shelby County Land Use Control Board will meet Thursday, Feb. 9, to review an application to add space at the 11.94-acre The Racquet Club of Memphis at Sanderlin and White Station roads.

44. Drexel Buys Presidents Is. Warehouse -

A longtime Memphis-based agricultural chemical provider has snatched up a warehouse on Presidents Island, where it already has a strong presence.

Drexel Chemical Co. purchased the 137,526-square-foot former manufacturing and distribution facility on 12 acres at 2070 and 2071 Channel Ave. on Presidents Island from HPD Properties LLC for $810,000, or $5.89 per square foot.

If the grand sweep of 2011 could be captured on celluloid and presented to an audience on the big screen, all the components of a great film would be readily apparent.

There was drama, in the form of a deluge and historic flooding that led the Mississippi River to crest at nearly 48 feet early in the year. One of the year’s big surprises saw President Barack Obama give the commencement address for the Booker T. Washington High School class of 2011 at the Memphis Cook Convention Center.

46. CRE Activity Stays Strong During 2011 -

Despite hard times, local commercial real estate firms were able to ink plenty of deals in the past 12 months.

Memphis’ industrial leasing activity kicked off in January when Buena Park, Calif.-based Pacific Logistics Corp. signed a 60,000-square-foot lease in ProLogis Park DeSoto for its first Memphis-area location.

Memphis Defense Depot – the 4.2 million-square-foot industrial park and former Army base just north of Memphis International Airport – is back on the market.

Once sold, the property will return to the city and county tax base and deliver anticipated tax revenue of approximately $1 million annually, making it one of the more successful national Army base closures.

54. Boyle Investment Co. Forms Real Estate Investment Fund -

Boyle Investment Co. has announced the formation of Midsouth Capital Fund I LLC, which is targeting $80 million in real estate investment opportunities throughout the Mid-south region, with a special focus on Memphis and Nashville. Additional markets include Kentucky, north and central Alabama, Mississippi and Arkansas.

55. Menlo Deal Tops Noteworthy Leases -

The Daily News in September launched a new weekly column called “Inked” to spotlight Memphis’ commercial leasing landscape.

Despite tough times, local commercial real estate firms were able to ink plenty of deals in the past four months. Here’s a rundown of some of the most noteworthy commercial leases since Inked’s debut:

56. Aces Increases Presence With Two Leases -

Aces A/C Supply North has recently signed two leases in the region – one in Memphis and one in Jackson, Tenn.

Carrollton, Texas-based Aces, a representative of American Standard Heating and Air Conditioning, is a wholesaler of air conditioning and equipment and parts.

57. Pet Hospital Signs Lease at Corner Shops -

A new pet hospital is among the most recent tenants at The Corner Shops of Canada Road.

The Lakeland Pet Hospital signed a new 3,850-square-foot lease in the 32,500-square-foot center, at the northwest corner of U.S. 64 and Canada Road in Lakeland.

Nature enthusiasts and conservation supporters are getting set for the second annual Wolf River Day exposition Saturday at the Vollintine-Evergreen Greenline, 620 N. Avalon St., in Midtown.

A forested tract of land along the Wolf River once slated for development has been spared the chainsaws and will instead be set aside as a nature preserve.

Boyle Investment Co. has given the Wolf River Conservancy 290 acres of pristine land north of the river in Memphis’ annexation reserve area about halfway between Germantown Parkway and Houston Levee Road.

61. Dellinger Takes Readers on Trip Down Proposed I-69 -

When Matt Dellinger came to Memphis a few years ago to research the book he was writing on Interstate 69, he stumbled upon the Little Tea Shop on Monroe Avenue.

The main reason he chose the storied Downtown eatery was because of its street number, 69, which he figured must be a sign considering his book’s subject matter – the new interstate coursing through middle America, including Memphis, from Canada to Mexico.

Russell Bloodworth, executive vice president of Boyle Investment Co., has received the Lifetime Achievement Award from the Memphis Chapter of Lambda Alpha International, the land economics society.

Details: Michael Lightman Sr. has bought back a three-acre parcel of land in Centennial Commons retail center that he sold to Winsouth Hotel Partnership nine years ago for $1.4 million. The land is on the southwest corner of the Centennial site, which is north of Winchester Road, east of Germantown Road and near Tenn. 385.

69. Schilling Farms Land Sells for $2.4M -

     A group of investors related to Belz Enterprises Inc. and Makowsky Ringel Greenberg LLC has bought 18.31 acres of land in Collierville's Schilling Farms Planned Development for $2.4 million from Colonial Properties LLC.
     The buying entities and their percentage of ownership are Belz Investco GP (50 percent); LMR LP (31.22 percent); LMR V LP (17.78 percent); and MRG LLC (1 percent). The sale closed May 1.
     The property, which is on the north side of Winchester Road near West Schilling Blvd., eventually will be developed into multifamily housing, said Michael Greenberg, CEO of Makowsky Ringel Greenberg.
     "It's premature, although our plan pretty far down the line will be to develop it for apartments," Greenberg said. "The land is vacant and zoned, and we're just now going into the design process, so it will be a while before we submit plans and try to pull permits."
     Despite not being able to pin down a timeline, Greenberg said it made sense to invest in Schilling Farms and Collierville.
     "We think Collierville is a good market," he said.
     Schilling Farms is a $350 million, 443-acre, mixed-use planned development on the western edge of Collierville. It's being developed by Boyle Investment Co.
     The seller, Colonial Properties, bought the land in June 2006 for $2.2 million from Runnels Family Holdings LLC.


70. Boyle Scoops up Prime DeSoto Land in I-269 Corridor -

Boyle Investment Co. outbid the competition for 150 acres of commercial real estate in DeSoto County at an auction in November. And after delays related to surveying the property, the deal finally closed Feb. 1, said project manager Bill Caller of Roebuck Auctions.

71. Eight Years After Selling Family Business, Carriers Going Strong With Choctaw Concrete -

Michael and Henry Carrier are back in the mixing business - the concrete mixing business that is.

After a hiatus from running their own concrete business, the brothers, along with business partner Warren Mills, opened Choctaw Concrete in October.

72. Three Cheers for Frayser -

A $60 million residential development on about 115 acres on the north side of James Road near North McLean Boulevard soon will change the face of the blighted Frayser community.

Frayser is perennially beleaguered by high foreclosure rates, low property values and crime.

The announcement in February that SunTrust Banks Inc. is clearing out of its 170,000-square-foot space in Downtown's One Commerce Square building - the second-tallest in the city - could be regarded as a setback for Downtown stakeholders.
