Admitting that its workforce in Memphis has been declining due to technology and business changes, pharmaceutical company Pfizer Inc. is seeking a 14-year payment-in-lieu-of-taxes incentive from the city and county to retain its finance and accounting operations in Memphis with a “stabilized” workforce of about 250 workers.

25. East Memphis Climbing Gym Approved -

Chattanooga-based rock climbing gym High Point Climbing and Fitness’ site plans received approval from the Shelby County Land Use Control Board on Thursday, Sept. 14.

High Point plans to erect a 31,600-square-foot rock climbing facility on a 2.7-acre tract that backs up to CBHS’ athletic fields near Humphreys Boulevard and Walnut Grove Road.

Chattanooga-based High Point Climbing and Fitness has submitted plans with development officials to open a Memphis location adjacent to Christian Brothers High School in East Memphis.

31. Bartlett Shopping Center Sells for Nearly $30M -

An Atlanta-based real estate investment firm has made its first purchase in the Memphis market with the acquisition of a 198,103-square-foot shopping center in the heart of Bartlett.

The Bartlett Towne Centre, located at 6005 Stage Road, was acquired by Branch Properties LLC from Houston-based real estate investment trust Weingarten Realty for $28.8 million.

32. Thomas & Betts to Invest $20.7 Million in Expansion -

Thomas & Betts plans to add 75 employees and invest $20.7 million in its headquarters relocation in Memphis and is seeking a 15-year payment-in-lieu-of-taxes (PILOT) incentive to help defray those costs.

34. Pinnacle, BNC Shareholders Approve $1.9B Merger -

Shareholders of Pinnacle Financial Partners and BNC Bancorp have both approved a $1.9 billion merger of the two banks, which is expected to close soon.

Nashville-based Pinnacle, parent company of Pinnacle Bank, currently is building its Memphis headquarters in Boyle Investment Co.’s new Class A office building in Ridgeway Center in East Memphis. Pinnacle will be the building’s anchor tenant with signage rights, and plans to occupy 35,000 square feet in the 155,000-square-foot facility, along with two drive-thru banking lanes and an ATM lane on the ground floor.

35. Mueller Approved for 10-Year Tax Abatement to Relocate to Collierville -

The Collierville Board of Mayor and Aldermen approved Mueller Industries’ request for a 10-year tax abatement, paving the way for the company to begin the process of relocating its corporate headquarters to Collierville.

John Paul Shaffer recently was named executive director of BLDG Memphis, the rebranded entity that brings the Community Development Council of Greater Memphis and Livable Mem-phis under a single organizational identity.

42. Investor Dominance in Residential Real Estate Shows Signs of Change -

Investors buying single-family homes to rent them out or have a management firm rent them out may be giving way to banks more willing to make loans on lower-priced homes to owner-occupants.

“I would say the most interesting and big dynamic is folks who come in and buy a house for $20,000 these days, fix it up – sometimes well, sometimes poorly – sell it to a person in California for $64,000 – keep the rental management. And sometimes that helps a street and a neighborhood and sometimes it’s destructive,” said Steve Lockwood, executive director of the Frayser Community Development Corp. on the WKNO/Channel 10 program “Behind The Headlines.”

Since its entry into Memphis, Nashville-based Pinnacle Financial Partners has been slowly ramping up and investing in its presence here, a trend that has continued unabated in recent weeks.

The bank, among other things, struck a deal to bring a Starbucks store inside its Wolf River office at 1264 S. Germantown Road. It’s also gone on a hiring binge in recent weeks, and it’s filed a $2.3 million building permit for interior tenant work for its Memphis headquarters at 949 S. Shady Grove Road.

64. Three CRE Firms Join to Improve Connectivity at Busy Poplar Corridor -

Three Memphis real estate companies with significant assets in the Poplar Avenue/Ridgeway Road area are making plans to improve connectivity and walkability there.

Boyle Investment Co., Highwoods Properties Inc. and Loeb Properties Inc. are forming the Shady Grove/Ridgeway Business Owners Association (BOA), an advocacy organization focused on pedestrian/streetscape enhancements for the East Memphis business district, particularly at Poplar and South Shady Grove Road.

It's Veterans Day with the annual Downtown parade starting at 10 a.m. Friday and a wreath-laying ceremony an hour later at the Doughboy Statue in Overton Park.

The long local vote count since Tuesday is still underway as Thursday becomes Friday. It should wrap up Friday with the provisional ballot count completed.

66. Commercial Real Estate Market On Strong Run -

When it comes to commercial real estate, Memphis is on a tear at the moment.

That’s according to Andy Cates, president and CEO of brokerage services for Colliers International in Memphis. Looking back on 2016, he’s ebullient about the abundant new construction that has characterized the year, as well as the large amount of capacity still in place and the promise of what’s to come in 2017.

67. Real Estate Awakening -

The year’s biggest office deal didn’t affect Memphis’ office absorption at all, but everyone in real estate has felt its reverberations.

When ServiceMaster Global Holdings announced its move to the shuttered Peabody Place Mall from Ridge Lake office park, it promised new life for a 328,000-square-foot black hole in Downtown’s retail market.

68. Spate of Big Deals Among CRE Trends In 2016 -

Ask CBRE senior associate Gray Fiser to sum up the commercial real estate market in Memphis over the course of 2016, and he’s ready with a few quick bullet points by way of reply.

69. Accredo Health Expanding Facility in Century Center -

Accredo Health Group is renovating its offices in Bartlett. Corna Kokosing Construction Co. recently filed a $15 million building permit for the site at 1640 Century Center Parkway. The company was acquired by St. Louis-based Express Scripts in 2012 and added 50 employees to its Century Center campus in 2015.

The Memphis Brooks Museum of Art is celebrating artist Carroll Cloar with the opening of a new gallery, a bike ride called the Tour de Cloar and a new giving level.

It stems in part from the museum seeing the success of the 2013 exhibition “Crossroads of Memory: Carroll Cloar and the American South.” The new Carroll Cloar Gallery opens to the public Sept. 24. The museum is also hosting Tour de Cloar for museum members that same day.

The Memphis Grizzlies and Pinnacle Financial Partners have announced a new multiyear partnership, making Pinnacle the official bank of the Memphis Grizzlies and FedExForum.

The partnership will introduce Grizzlies Banking – which includes a dedicated product suite of co-branded debit and credit cards offered by Pinnacle. Grizzlies Banking with Pinnacle will launch prior to the 2016-17 season tip-off; more information is available at grizzliesbanking.com.

73. Last Word: Busy Council Day, Crosstown High and Local Democratic Post Mortem -

There aren’t any terms yet. But it would appear that there is enough common ground between the owners of Wiseacre Brewing and the administration of Memphis Mayor Jim Strickland to take what amounts to a letter of intent on the Mid-South Coliseum to the City Council Tuesday.

75. Boyle Investment's New CFO Brings Investment Banking Background to Post -

Memphis-based Boyle Investment Co. has shaken up its executive staff in promoting Matt Hayden as CFO and treasurer. Hayden joined the real estate company in 2014 as part of a succession plan for Charles Claiborne, who held the position since 1983.

76. Downtown Office Market Picking Up, Industrial Market Could Get Hotter -

Memphis’ office and industrial markets saw strong second quarters, with increased absorption and positive outlooks for the rest of the year.

The quarter was dominated by ServiceMaster Global Holdings’ announcement that it was moving its headquarters from East Memphis to the shuttered Peabody Place mall. The home services and tech company will transform the former mall into a $27 million, Class A office building.

77. Boyle Promotes Hayden to CFO -

Matt Hayden has been promoted to treasurer and chief financial officer of Boyle Investment Co.

Hayden joined the Memphis-based real estate company in 2014 as deputy treasurer. Prior to joining Boyle, he worked as senior vice president of Wunderlich Securities Inc. and first vice president of Morgan Keegan & Co. Inc.

Matt Cox has been promoted to director of asset management at Lehman-Roberts Co. Cox most recently served as total process reliability coordinator for three years. In his new role, he is responsible for the full lifecycle of all construction equipment supplied to Lehman-Roberts’ operations divisions, including acquiring equipment, maintaining nearly 600 pieces of rolling stock and disposing of equipment as necessary.

87. MAA Still Entertaining Headquarters Options -

Memphis-based MAA is a year into its search for a new headquarters, and the company is moving closer to plans for a newly constructed building.

The real estate investment trust, which focuses on multifamily properties, first announced the move last summer. MAA is currently housed in nearly 43,000 square feet at 6584 Poplar Ave. in East Memphis. It is looking for an 80,000-square-foot space, with room to grow, to house its 200 local employees.

ServiceMaster is looking to relocate its headquarters into a Class A office building, and Memphis just doesn’t have room.

“For the past two years, we’ve been using those phrases,” said Ron Kastner, senior vice president with CBRE.
