1. Low Inventory Hits Home Sales, Pushes Prices Up -

For the second month in a row, Shelby County home sales dipped below 2015 volume.

There were 1,585 home sales recorded in July averaging $179,446, compared to 1,817 sales recorded last July averaging $159,050. The increase in sale prices wasn’t enough to exceed last year’s home sales revenue. July 2016 brought in $284 million in home sales revenue, which was down 2 percent compared to $289 million recorded last July, according to real estate information company Chandler Reports, chandlerreports.com.

2. Shelby County Home Sales Up in March, Inventory Growing Slowly -

In March, Shelby County home sales rose 4 percent year-over-year with 1,347 recorded for the month compared to 1,295 in 2015.

“It looks like the number of sales are up dramatically,” said Thomas Murphree, principal of Birch Tree Realty Resources. “For the number of sales, that’s a healthy increase.”

3. Shelby County Home Sales Slow in January -

After closing out 2015 on a high note, Shelby County home sales are off to a slow start this year.

The 971 home sales recorded in January marked a 28.9 percent drop from the 1,366 sales in December, according to real estate information company Chandler Reports.

4. Memphis, Shelby County Home Sales Rise in November -

Memphis is closing out 2015 on a high note, with 1,099 total home sales recorded for November.

Sales in Memphis and Shelby County are up 6 percent compared to November 2014, which saw 1,033 home sales, according to data provided by real estate information company Chandler Reports, chandlerreports.com.

5. Shelby County Home Sales Slip, Construction Sees Boost -

September real estate slumped in Shelby County, but according to real estate professionals, it’s nothing they haven’t seen before.

“Good times and bad, people still want to own homes,” said Felix Bishop, broker and vice president with Crye-Leike Real Estate Services.

6. Shelby County Housing Market Sees Steady Summer -

Home sales continued to strengthen in Memphis and Shelby County last month with a hefty $243 million in recorded sales – an increase of 25 percent from August 2014’s total revenue.

Home sales saw a 22 percent increase in August with 1,504 sales recorded in the county compared to 1,233 sales in August 2014, according to real estate information company Chandler Reports, chandlerreports.com.

7. Memphis, Shelby County Home Sales Blaze On in July -

The summer is coming to a close on a high note with home sales figures up across the board.

Sales volume and prices are up for July, and the market continues its climb to pre-recession levels.

8. Shelby County Home Sales Jump 13 Percent in June -

Fueled by an apparent surge in consumer confidence, home sales in Memphis and Shelby County jumped significantly in June.

There were 1,792 home sales recorded in Shelby County last month, a 13 percent increase from the 1,586 sales recorded in June 2014, according to real estate information company Chandler Reports, chandlerreports.com.

9. Small Changes for Shelby County Housing Market -

For years Dick Leike has maintained that Memphis is not a boom or bust housing market. Instead of large increases or dips in sales numbers or prices, Leike said Memphis and Shelby County typically experience smaller swings.

10. Real Estate Market Shows Signs of Strengthening -

Memphis and Shelby County home sales in April were slightly off last year’s pace, though pricing improved and foreclosure sales continued to plummet, according to real estate information company Chandler Reports.

11. Shelby County Home Sales Surge In March -

Shelby County home sales activity surged in March when compared to last year, with the number of sales and the average sales price showing gains.

There were 1,293 homes sold in March, up 8.4 percent from 1,193 homes sold in March 2014, according to real estate information company Chandler Reports, www.chandlerreports.com. March home sales were up 32 percent from the 980 homes sold in February.

12. County Home Sales Dip in January -

Fewer homes were sold in Shelby County in January when compared to last year, but pricing remained strong.

There were 1,018 homes sold in Shelby County in January, down 7.5 percent from 1,100 sales in January 2014, according to real estate information company Chandler Reports, www.chandlerreports.com.

13. Foreclosure Sales Drop 26 Percent in Shelby County -

Fueled by a steep drop in foreclosure sales, fewer homes were sold in Shelby County in 2014 when compared to 2013.

There were 15,702 homes sold in Shelby County in 2014, down 1.2 percent from 15,896 homes sold in 2013, when Shelby County hit a five-year high in sales, according to real estate information company Chandler Reports, www.chandlerreports.com.

14. Shelby County Home Sales Slow in November -

After an unusually strong October for home sales, activity in Shelby County cooled in November.

Memphis and Shelby County home sales were down 7.8 percent in November, with 1,034 sales recorded for the month, compared with 1,115 recorded in November 2013, according to real estate information company Chandler Reports, www.chandlerreports.com.

15. Shelby County Home Sales Rise 10 Percent in October -

Home sales activity in Memphis and Shelby County certainly wasn’t spooky in October, with sales up 10 percent compared to the same month a year ago.

Memphis and Shelby County recorded 1,479 homes sales, up 10 percent from 1,343 in October 2013, according to real estate information company Chandler Reports, www.chandlerreports.com. The 1,479 homes sold in October is down 4 percent from 1,543 in September.

16. Silver Lining -

Fueled by a steep drop in bank sales, Shelby County home sales slowed slightly in the third quarter compared to the same three-month period in 2013.

There were a total of 486 bank sales in the quarter, as opposed to 752 in the same period last year, a decrease of 35 percent, according to real estate information company Chandler Reports, www.chandlerreports.com.

17. Home Sales Spike Surprises Realtors -

In welcome – if not slightly surprising – news for the local housing market, home sales jumped in September as housing values continued to rise, providing a measure of relief for a market that has endured slower-than-expected activity.

18. MAAR Elects New Board Members -

The Memphis Area Association of Realtors recently elected several new members to the organization’s board of directors.

Felix Bishop of Crye-Leike Realtors Inc., Deborah Williams of 4 Success Realty LLC, Lauren Harkins-Wiuff of Crye-Leike, David Tester of Marx-Bensdorf Realtors, John Mercer of Highwoods Properties and Albert Lee of Century 21 Maselle & Associates were selected to be 2015-2016 board members.

19. MAAR Elects New Board Members -

Steve Brown, Crye-Leike Realtors Inc. Memphis general manager, and other Realtors remember a time when the headquarters for the Memphis Area Association of Realtors had a bank of telephones along a wall that Realtors in the field flocked to in order to check in with the office.

21. MAAR’s New MLS System Designed for Mobile Users -

The Memphis Area Association of Realtors had a system that allowed members to access its Multiple Listing Service on mobile devices, but users sometimes had to jump through sizable hoops to connect with the system while in the field.

22. Market Mystery -

Over the last several years, investors ranging from mom-and-pop shops to large hedge funds have been acquiring single-family homes in Memphis at a historic pace.

But determining the long-term impact that investor purchases have made on neighborhoods remains elusive.

23. Birch Tree Realty Merges with Hackmeyer Properties -

Thomas Murphree and the residential agents Birch Tree Realty Resources Inc. have joined forces with Hackmeyer Realty, owned and managed by Tanis Hackmeyer.
