145 Lt. George W. Lee Ave., Memphis, TN 38103: Nashville-based guitar maker Gibson Brands Inc. confirmed Friday, Oct. 20, it is putting its Downtown Memphis factory on the market and plans to build and lease a new facility nearby.

The calendar says fall but the weather says summer and in Arlington the flags and notices say election day. The polls at the two polling places in Arlington open from 7 a.m. to 7 p.m. Thursday in municipal elections – the only regularly scheduled election of 2017 in Shelby County, which in our politics is frequently regarded as an invitation for departures and vacancies in other office that cause the scheduling of special elections. We’ve already had those earlier this year for a spot on the Lakeland commission and a state House seat.

Art as a real estate consideration. One of the more unusual of many considerations as the Brooks search for a new site – a possible new site, I should add, becomes the city’s favorite topic. A new 5,000- to 6,000-seat concert venue at Graceland by early 2019 is competition. But it probably brings more customers to the overall market for concerts in the city, says the founder of Music Export Memphis, the city’s export office for the music business.

The 28th annual Southern Heritage Classic is in the books with a close game at the Liberty Bowl Saturday and the kind of attendance that if sustained through our civic football season – Southern Heritage, Tigers home schedule and AutoZone Liberty Bowl – promises continued growth and changes in our development. Whether there is that growth or not, 47,407 came, tailgated and saw Tennessee State beat Jackson State 17-15.

6. Redbirds Revitalization: Fun at the Old Ballpark and the Winning is Easy -

Bottom of the seventh inning and another night at AutoZone Park is unfolding the way so many have this season. The Memphis Redbirds have a nice lead. Their starting pitcher has been putting up zeros and the team has been banging out timely hits and playing crisp defense.

7. Last Word: Corporate Musical Chairs, Another Dollar General and Ronnie Grisanti -

The three-way deal by which Memphis-based Fred’s was to buy hundreds of Rite-Aid stores from Walgreens just keeps getting worse for Fred’s even though the deal happened last week without Fred’s. An analyst says Fred’s got cut out because of questions about the corporation’s viability to enter into what is an ambitious change of course for the company on a large scale.

Just when the Shelby County Commission seems to settle into a rhythm of short, concise meetings, along comes a relatively smallish grant for a free condom distribution program locally. And the commission chambers are packed.

10. Developers Request to Amend Downtown Hotel Project -

Memphis City Council members will consider an amendment Tuesday, Feb. 7, to plans for a 150-room hotel on the northwest corner of Madison Avenue and B.B. King Boulevard.

The change by Wessman Holdings LLC for the Leader Federal Bank building and the two-story building next to it on the corner would add a new nine-story building past the corner on the B.B. King side.

11. Council Could Delay Turner Dairy Vote Again -

Memphis City Council members are likely to delay a vote Tuesday, Jan. 17, on a parking lot for Turner Dairy Holdings LLC in Overton Square that is part of the dairy’s expansion.

12. Convention Center Hotel Plan Hinges on Financing -

For years the Memphis convention and tourism industry has known which comes first in the chicken-and-egg argument about drawing more convention business. More hotel rooms with meeting space take top priority in an environment where there is just enough political will for a $60 million renovation of the Memphis Cook Convention Center but not enough to build and finance a new convention center.

13. Bursting the Bubble -

Graceland is in Memphis. But the two have tended to coexist, rather than being part of each other, since Elvis Presley’s home opened as a commercial enterprise in 1982.

That is starting to change as a $137 million expansion of Graceland – a $92 million hotel resort opening in October and a $45 million, 200,000-square-foot entertainment complex west of the mansion to open in the spring of 2017 – begins to overlap with a renewed emphasis on Whitehaven as the home of many of the city’s middle class.

A Downtown property’s ample windows, turn-of-the century architecture and an interesting backstory attracted hotel developer Suna Investments to the historic Winchester Building at 179 Madison Ave.

16. Mix It Up -

Memphis’ development eye is turning inward and upward as mixed-use projects are becoming more common than ever before.

Usually a mode of survival for densely packed cities, residential, office, retail and even manufacturing are cohabitating in single mixed-use buildings or lots as a way to recoup Memphis’ sprawl. Downtown and Midtown are being combed for infill and adaptive reuse possibilities as millennials are moving to the urban core in droves.

20. Levenger Leases Up EastPark IV -

A Delray Beach, Fla.-based specialty retail company is relocating its Memphis distribution warehouse within the Southeast submarket.

Levenger has inked 96,400 square feet in EastPark Distribution Center IV, 5265 Hickory Hill Road, bringing the 372,800-square-foot building to full occupancy. Levenger also has an operation at 3530 E. Raines Road.
