Victory Packaging soon will relocate its entire Southaven branch operation to the Southeast Memphis industrial submarket.

The Houston, Texas-based industrial packaging supplier and distributor inked 158,333 square feet in Shelby Air Park Building 1, 4500 Malone Road. The 475,000-square-foot building also houses Terminal Warehouse Inc.

17. Daves Quickly Climbing Commercial Real Estate Ranks -

In Bryce Daves’ three years in the commercial real estate business, he’s quickly climbed the ranks to lease some 2 million square feet of property.

The CB Richard Ellis Memphis associate was promoted in March to leasing agent for Bellbrook Industrial Park – a 13-building campus in the southwest Memphis industrial submarket totaling more than 1.6 million square feet spread over 100 acres.

As the industrial market approaches the end of the first quarter, a handful of deals have local brokers encouraged that the city’s bread-and-butter sector is poised for recovery.

Recent notable industrial leasing transactions – all of which occurred in Class A bulk warehouses – include Trane U.S. Inc.’s 625,000-square-foot lease in Chickasaw Distribution Center; Kimberly Clark Corp.’s 556,000-square-foot lease in Airways Distribution Center; and Impact Innovations’ 275,000-square-foot space at Southridge Corporate Park.

20. Trinity Ridge Biz Ctr. Financed for $4.9M -

Montreal-based Dalfen America Corp. – working under the affiliate name Shofar Realty ADA Compliant LP – has filed a $4.9 million trust deed through Bank of the Ozarks for the eight-building Trinity Ridge Business Center in Cordova. Dalfen bought the center in November for $7.6 million. A previous deed states addresses include 7730 Trinity Road, 7740 Trinity Road, 7750 Trinity Road, 7760 Trinity Road and 7866 Trinity Road.

FUCMS 2001-C2 Lamar Industrial LLC, an entity affiliated with Miami-based loan servicer LNR Partners LLC, has bought a warehouse at 3615 Lamar Ave. at a foreclosure auction for $1.6 million after borrower 3615 Lamar Partners LLC defaulted on a $3.7 million loan backed by the property. The limited liability company took out that loan through First Union National Bank in February 2001.

Habitat for Humanity of Greater Memphis has a busy couple of weeks ahead as it closes its books on the fall building season.

Tuesday, Oct. 25, marked the dedication of The ServiceMaster Co. home at 3477 E. Oak Side Drive in Trinity Park, the first all-green neighborhood being developed by Memphis Habitat. The will be the Memphis-based home and commercial services company’s fifth sponsorship home with the nonprofit.

35. Tiger Gift Shop Moves To Larger Space -

Tiger Gift Shop is relocating a few doors down from its current location on the Highland Strip near the University of Memphis.

The university retailer, now at 549 S. Highland St., has signed a new 5,000-square-foot lease at 531 S. Highland, in the space formerly occupied by From One Greek to Another.

A local camera- and lens-rental company is expanding into a significant amount of space in the already tight Northeast submarket.

LensRentals.com has signed a 16,800-square-foot lease in Cordova’s Trinity Ridge Business Center, 7730 A Trinity Road, suite 110.
