5. Shelby Farms Draws $142 Million, 71-Acre Development -

Elmington Capital Group has submitted plans for a 71-acre senior housing, apartment and single-family development next to Shelby Farms Park. Dwell at Shelby Farms is a new $142 million development to be located on the north side of Raleigh-LaGrange Road near the intersections of Trinity and Fischer Steel roads.

If the whole concept of “fair trade” seems a bit too remote in time and space, then Jackie Nerren has a recommendation that might allow you to better understand: one sip at a time. “Black Gold” is a 2006 Indie film about coffee growers in Ethiopia, where coffee accounts for 67 percent of the country’s foreign exports. In the U.S. and many other fully industrialized nations, coffee is big business. But the film details the struggle faced by some 70,000 famers receiving minimal payments for producing coffee beans – along the lines of 12 to 25 cents for every kilo picked.

To do that, Bella Vita is relocating the warehouse, which has been the go-to location for merchandise that wouldn’t have had a home in the retail store, and carving out space within it for a new concept called The Back Room.

The Grove at Trinity Point apartments have sold for for $31.1 million.

In a March 2 warranty deed, Trinity 464 LLC sold the Cordova property to CEAI Grove LLC. In conjunction with the sale, CEIA Grove signed a certificate of joint venture with Fundrise Real Estate Investment Trust.

DeWitt Spain Airport Inundated With Water

General DeWitt Spain Airport was inundated with flood waters early Thursday morning. Reports said around midnight, part of a berm washed out as well as part of North Second Street, which had already been closed because of rising water. A broken water main contributed to the high water.

Giving to health care institutions nationwide plunged 11 percent during 2009, but not in Memphis.

Contributions from individuals and local organizations have helped pay for one new hospital, allowed others to improve services, covered research expenses and financed the construction of hospitality centers and hospices.

32. Mortgage Rates Sink to Lowest Level on Record -

WASHINGTON (AP) – Mortgage rates fell this week to the lowest level on record, giving consumers added incentive to lock in low payments for home purchases and refinanced loans.

The average rate for 30-year fixed loans sank to 4.69 percent, from 4.75 percent last week, mortgage company Freddie Mac said Thursday.

The Home Depot Foundation and Habitat for Humanity International have announced the creation of “Partners in Sustainable Building,” whose pilot program will bring a host of “green” homes to a Memphis Habitat neighborhood as early as next year.

35. Loeb Properties Adds Eight Shopping Centers To Retail Portfolio -

Loeb Properties Inc. recently grew its retail unit with the purchase of eight shopping centers for $12.7 million, a move that brings Loeb's retail portfolio to 104 properties.

The shopping centers were sold by contractors Stewart Austin and Michael Weiss as a package deal. But buying eight shopping centers in one transaction from one seller is not the norm, said Bob Loeb, president of Loeb Properties. Usually, the company buys one property at a time.

TDN: Now that the Cordova/Germantown Parkway area is almost fully developed, what are your thoughts on the area's retail market?

DB: It is still our largest and healthiest trade area. The continued growth exemplifies that with each wave of new retailers that want to come to Memphis, they all must be there. It will be interesting to see how much the continued growth of Collierville as a super-regional trade area will eat away at the Wolfchase [Galleria mall area's customer] base. Wolfchase has owned the east side of the county for a long time.
