1. Council Approves TDZ Financing for Second Convention Center Hotel -

Memphis City Council members approved the use of Tourism Development Zone revenues Tuesday, Aug. 28, to finance the construction of a second convention center hotel as they delayed any decisions on long-term crowd control and safety measures in the Beale Street entertainment district.

At this point, the second convention center hotel is a bit like the Pyramid was at one point. Before the first dirt was turned on the Pyramid in the late 1980s, there was the discussion about where it should go and there were a lot of ideas on that covering a lot of territory – so much so that then-Shelby County Mayor Bill Morris had a model of a pretty generic looking Pyramid on his desk that had some lego wheels attached to it.

3. Convention Center Hotel Plans Reveal Likely Civic Center Location -

Representatives with the New York-based company redeveloping 100 N. Main St., including their hotel partner Loews Hotel & Co., were in Memphis on Tuesday, Aug. 14, scouting locations for a convention center hotel.

4. Mississippi Boat Shop Owners Buy Oakshire Apartments -

An apartment and townhouse community across from Oakshire Elementary School has a new owner.

Santa Monica LLC bought the circa-1970s Oakshire Downs Apartments and Townhouses property for $5.7 million from Crimson Circle LLC on July 27, according to deeds on file with the Shelby County Register.

New York-based Townhouse Management Co., doing business as THM Memphis Acquisitions LLC, has acquired the last two parcels that share a block with the 37-story 100 North Main building, which it plans to redevelop into a 600-room Loews hotel.

But the skyscraper that has been vacant for four years and counting is the centerpiece of a 3-acre planned commercial complex anchored by a 600-room hotel, no matter where it winds up in the footprint. The complex, as much as the hotel, promises to change more than the city’s convention business.

National Housing Corp. of Memphis has purchased a 226,848-square-foot office building in Downtown Memphis, according to a March 30 warranty deed filed with the Shelby County Register.

22. Downtown Condo Connection Added Management Service to Survive Recession -

When Karen Barrows and her husband decided to move back to Memphis from Florida to be closer to their daughter and young granddaughter, they had their eyes set on living in the heart of the city.

They previously had lived in Arlington and knew this time around they were interested in Midtown. Their daughter connected them to Kendall Haney, a Memphis Realtor who operates Downtown Condo Connection.

The 100-unit Collier Village Apartments at 365 Center St. in Collierville has sold for $4.4 million.

Collier Village Apartments Utah LLC – an affiliate of Salt Lake City-based Property Asset Management Inc. – bought the townhouse-style multifamily complex in a Feb. 26 special warranty deed from Collier Village Associates LLC.

27. Levenger Leases Up EastPark IV -

A Delray Beach, Fla.-based specialty retail company is relocating its Memphis distribution warehouse within the Southeast submarket.

Levenger has inked 96,400 square feet in EastPark Distribution Center IV, 5265 Hickory Hill Road, bringing the 372,800-square-foot building to full occupancy. Levenger also has an operation at 3530 E. Raines Road.

28. Fairway Manor to Rise in Westwood -

An $8.5 million public housing project called Fairway Manor soon will break ground in Westwood’s 38109 ZIP code.

The facility at 12 W. Fairway Ave. will include a three-story senior living space and a seven-building townhouse apartment complex with clubhouse. The 110,000-square-foot project will contain 96 units between the two properties.

30. Hickory Hill Apartments Sell for $10M -

Three apartment communities in the Hickory Hill Road/Knight Arnold Road area have sold for a combined price of $10 million.

Tommy Bronson III and Blake Pera with CB Richard Ellis Memphis’ multifamily division represented Hallmark Capital in the sale to Bellevue, Wash.-based Emerald Apartment Group. Wilson Management Inc., the managing entity behind Emerald Apartment Group, will retain and manage the properties.

31. Affordable Housing Complex to Get Makeover -

Memphis-based ALCO Management Inc. is on the verge of buying Saints Court apartments at 1032 N. Watkins St. in North Memphis with plans to renovate the 52-year-old multifamily complex.

Carla Raynor has been appointed vice president of marketing for Homewood Suites by Hilton and newly launched Home2 Suites by Hilton.

33. Seasoned Investor Acquires 41 Properties -

Real estate investor Jim Reedy needed only one day to acquire $2.4 million worth of investment properties, beefing up his already extensive portfolio.

Reddoch Management LLC, the business that Reedy and his wife, Debi, established two years ago, has bought 41 multifamily and single-family properties throughout the city from Roy Adams, who had chosen to unload his holdings and get out of the real estate gig. The deals all closed March 19.

34. Apartment PortfolioFetches $16.4 million -      The Poplar Place Townhomes in East Memphis and the Collier Village Apartments in Collierville have sold for a combined $16.4 million to an undisclosed out-of-town investor.

When it opened with a bang in 1935, the parade of dignitaries, airplanes overhead and boats drifting along the Mississippi River no doubt made for quite a spectacle.
