We end 2015 with an eye on the Mississippi River as the city marks the New Year with three major New Year’s Eve outdoor celebrations – one on Beale Street, another in the newly-awakened Overton Square and yet another in the Broad Avenue Arts District.
Two come with lots of memories of past New Year’s eves – with soon-to-be memories.
Overton Square’s comeback as a theater district has been a big story of the last two years.
But Beale Street at the end of 2015 is an institution that has also seen a lot of change in the last year with the move to a Beale Street Tourism Development Authority at year’s end.
Broad is a different story with a different context. The context is a diversified Memphis whose crowd is likely to be at least slightly more local than the mix in Overton Square and on Beale Street.
It's example could very well show us the path to a New Year's eve with public celebrations from Whitehaven to Frayser.

The development company that wanted to build a speculative industrial park on the former Mall of Memphis site has sold the property instead.

Johnson Development Associates, Inc., acting as Memphis Industrial Properties, LLC, has unloaded the Mall of Memphis land in a Dec. 29 warranty deed.

20. Tax Incentive Changes Causing Headaches for Memphis Mayoral Candidates -

The four major candidates for Memphis mayor all have some version of the same basic answer to questions about tax incentives for economic development.

The answer: Tax incentives, and particularly payment-in-lieu-of-taxes incentives, are not the best way to grow the city’s economy and perhaps should be examined and changed. All four agree that they can’t be done away with entirely, even though the candidates’ opinions on potential changes differ.

Bruce Kramer, an attorney with Apperson Crump PLC, has been given the Crystal Award by the International Carwash Association for his 20 years of service as the association’s general counsel. The association, which was started in Memphis in 1955, is comprised of 15,000 professional car wash operators, retailers and suppliers in 25 nations.

36. Changing Market -

Much of 2012’s commercial real estate deals could be summed up in one of three phrases: speculative construction, institutional buyers and unusual transactions.

The first quarter was kicked off when Industrial Developments International Inc. revealed plans to add one build-to-suit and two speculative buildings in its Crossroads Distribution Center in Olive Branch – marking the area’s first spec construction since 2008.

The local office of Jones Lang LaSalle has been selected to market the former Mall of Memphis property for industrial tenants.

Johnson Development Associates Inc. closed in April on the 113-acre site in the southwest quadrant of Interstate 240 and Perkins Road for $2.7 million. The Spartanburg, S.C.-based developer plans to build an industrial park called Aerotropolis Logistics Park that can accommodate two or more speculative or build-to-suit facilities of up to 1.2 million square feet.

After seven years of leasing space for its worship services, Highpoint Church has acquired Briarcrest Christian School Systems Inc.’s property at 6000 Briarcrest Ave. for $7.25 million.

39. Magna Bank Taps Stewart To Lead SBA Division -

Tom Stewart has been named senior vice president and manager of the small business administration division at Magna Bank. Since joining Magna in March, Stewart has led the bank in obtaining national preferred lending provider status. In his new role, Stewart will oversee all business development activities for the Mid-South along with portfolio management and loan servicing.

Local industrial brokers are well aware of the city’s taxes and its impact on putting together a competitive proposal for a potential user.

But occasionally, developers are able to snatch up property for such a value that helps offset some of those tax issues.

Johnson Development Associates Inc. has closed on its acquisition of more than 100 acres on the former Mall of Memphis site that the company plans to develop into an industrial park. South Carolina-based Johnson, working under the name Memphis Industrial Properties LLC, bought the property from Memphis Mall Holdings LLC for $2.7 million.

As the industrial market approaches the end of the first quarter, a handful of deals have local brokers encouraged that the city’s bread-and-butter sector is poised for recovery.

Recent notable industrial leasing transactions – all of which occurred in Class A bulk warehouses – include Trane U.S. Inc.’s 625,000-square-foot lease in Chickasaw Distribution Center; Kimberly Clark Corp.’s 556,000-square-foot lease in Airways Distribution Center; and Impact Innovations’ 275,000-square-foot space at Southridge Corporate Park.

Why did you pursue a career as a veterinarian? At the age of 4, I went from wanting to be a bus driver to a veterinarian. I’ve always loved animals, and taking care of them is my dream job. They have no voice of their own and need someone to champion for them and take their interests at heart. They are all innocent little souls that need someone to watch over them.
What drew you to Memphis Veterinary Specialists? I wanted to work with boarded specialists who offered the highest level of medicine available. I enjoy emergency work as well as the challenges of complicated cases. It is imperative that I can give my clients a variety of medical options, including seeing a premier specialist.
What do you consider your greatest professional accomplishments? Whenever I can say I helped a family cope with their pet’s illness and was able to ease both their pain and help their pet. That is a great accomplishment for me.
What do you most enjoy about your work? Making a difference in an animal’s life and their family’s life. Being able to bring comfort to both the pet and the family makes my job fabulous. Even if the diagnosis is not a good one, at least I can answer their questions and help them make the right decision for their family.

Old Germantown soon will have a new office product when The Salvaggio Group LLC completes its $3.5 million, three-building development at 7656 and 7658 Poplar Pike, in the heart of town.

The company - whose partners are former Germantown Mayor Charles Salvaggio and his sons, Tony and Jerome - has sold the three lots that comprise the 1.4-acre property and will begin construction within the next few weeks with completion set for Oct. 1.

Greg Bethel has been named vice president of the board of directors of the Commission on Missing & Exploited Children (COMEC). Bethel is the director of human resources for the Jackson-Madison County School System in Jackson, Tenn. He's been on the board of directors for two years.

80. Phillips to Become President of Optometry School -

Dr. Richard W. Phillips has been named president-elect of Southern College of Optometry in Memphis. Phillips is a 1978 graduate of the college and the former regional executive director for Tennessee operations for TLC - Laser Eye Centers. He will be only the sixth person to hold the office in the college's 75-year history. Phillips will assume the presidency May 17. He is replacing William E. Cochran, who is retiring.

81. Wright Takes Helm of Suburban Community Newspapers -

Scott A. Wright has been named chairman and CEO of Suburban Community Newspapers Group (SCN), which includes 11 weekly newspapers in the Memphis metro and north Mississippi areas. Some of the papers are The Shelby Sun Times, The Collierville Independent and The East Shelby Review. Wright previously was publisher of 17 Dallas and Ft.Worth-area daily and weekly newspapers in the Star Community Newspapers group.

Mark Prestidge has been promoted to president of The Kroger Co.'s Delta Division. The Delta Division is based in Memphis and includes 111 Kroger stores in Arkansas, Kentucky, Mississippi, Missouri and Tennessee. Prestidge succeeds Richard Tillman, who recently announced his retirement after a 42-year career with Kroger. Prestidge previously served as vice president of operations for Kroger's Southwest Division.

83. Downtown High-Rise Up for Grabs Soon at Roebuck Auction -

A 96-year-old Downtown building that has housed everything from furniture to military recruitment offices will have a shot at revitalization starting at noon June 22.

That's when the 12-story, 134,124-square-foot Tenoke Building will be auctioned off at Roebuck Auction Center at 4932 Park Ave.

Michael Grey Jones, Chris Root and Karen Cauthen have received LEED (Leadership in Energy and Environmental Design) accreditation. Jones is an architect for Johnson Bailey Henderson NcNeel Architects, and Root and Cauthen are architectural interns. Created by the U.S. Green Building Council, the LEED Green Building Rating System is a voluntary, consensus-based national standard for developing high-performance, sustainable buildings.

Today, Memphis neighborhoods like Annesdale-Snowden, the charming, tree-lined community surrounding Lamar Avenue and Bellevue Boulevard, are symbols of another time.

In the 1850s, Dr. Samuel Mansfield built a 200-acre estate there on the outskirts of Memphis, which he later sold to a Col. Robert Brinkley. Brinkley gave the property's Italianate mansion to his daughter as a wedding present, and her son, Robert Brinkley Snowden, later built a home of his own in the area.
