The Memphis area industrial market is off to a good start in 2018 with a steady stream of tenant demand looking to fill the more than 5 million square feet of construction underway.

During the first quarter of 2018, the Memphis industrial sector experienced 632,366 square feet of direct net absorption, and the weighted average for asking rental rates rose 3.66 percent to $2.83 per square foot, according to real estate brokerage firm Avison Young’s quarterly Industrial Market Report.

The venerable Poplar Plaza shopping center at Poplar Avenue and Highland Street near the University of Memphis is slated to undergo a second facelift.

Finard Properties LLC is expected to soon launch extensive exterior improvements to the massive retail center at Poplar and Highland, starting with a fresh coat of paint.

The owner of the 26,640-square-foot Germantown Fresh Market and attached strip retail center at 9375 Poplar Ave has filed a $4.2 million loan on the property.

A venerable shopping center in East Memphis could be getting a significant makeover, according to a recent retail market report from CB Richard Ellis Memphis.

Eastgate Center LLC, the owner of Eastgate Shopping Center at Park Avenue and White Station Road in East Memphis, could make significant aesthetic improvements to the retail center beginning this year.

33. CB Richard Ellis Brokers Four Multifamily Sales -

The multifamily group at CB Richard Ellis Memphis has closed on the sale of four properties in the Memphis market over the last several weeks.

Briar Club Apartments, a 272-unit apartment community constructed in 1985, sold for $8.7 million, or $32,093 per unit. Cinnamon Trails Apartments, a 208-unit apartment community constructed in 1989, sold for $8.6 million, or $41,461 per unit. respectively. CBRE Memphis represented the sellers, Briar Apartments LLC and Cinnamon Apartments LLC in the sale to New York based Briar Club LLC and Cinnamon Trail LLC.

Two planned high-profile grocery stores will be seeking regulatory approval in the coming weeks.

The Fresh Market is applying for a special-use permit from the Land Use Control Board Dec. 12 to convert the existing Ike’s store on Union Avenue into one of the chains upscale grocery stores.

“It’s crazy now,” Memphis Mayor Pro Tem Myron Lowery told members of the Downtown Neighborhood Association last week.

Lowery was contemplating the possibility of more than 30 candidates in the Oct. 15 special election for mayor. He described it as “the circus that’s getting ready to happen in this city.”

60. Gateway Center To Get Image Boost -

Belz Enterprises Inc. will complete a $1 million facelift on the Gateway Shopping Center at 3230 Jackson Ave. in the Berclair neighborhood of North Memphis, company officials have confirmed.

The longtime Memphis real estate and development firm has filed an application with the city-county Department of Construction Code Enforcement to renovate the exterior of Gateway, which was built in 1962 and sits on 9.62 acres.
