Boyle Investment Co., Highwoods Properties Inc. and Loeb Properties Inc. are forming the Shady Grove/Ridgeway Business Owners Association (BOA), an advocacy organization focused on pedestrian/streetscape enhancements for the East Memphis business district, particularly at Poplar and South Shady Grove Road.

17. Commercial Real Estate Market On Strong Run -

When it comes to commercial real estate, Memphis is on a tear at the moment.

That’s according to Andy Cates, president and CEO of brokerage services for Colliers International in Memphis. Looking back on 2016, he’s ebullient about the abundant new construction that has characterized the year, as well as the large amount of capacity still in place and the promise of what’s to come in 2017.

The year’s biggest office deal didn’t affect Memphis’ office absorption at all, but everyone in real estate has felt its reverberations.

When ServiceMaster Global Holdings announced its move to the shuttered Peabody Place Mall from Ridge Lake office park, it promised new life for a 328,000-square-foot black hole in Downtown’s retail market.

20. Accredo Health Expanding Facility in Century Center -

Accredo Health Group is renovating its offices in Bartlett. Corna Kokosing Construction Co. recently filed a $15 million building permit for the site at 1640 Century Center Parkway. The company was acquired by St. Louis-based Express Scripts in 2012 and added 50 employees to its Century Center campus in 2015.

The Memphis Brooks Museum of Art is celebrating artist Carroll Cloar with the opening of a new gallery, a bike ride called the Tour de Cloar and a new giving level.

It stems in part from the museum seeing the success of the 2013 exhibition “Crossroads of Memory: Carroll Cloar and the American South.” The new Carroll Cloar Gallery opens to the public Sept. 24. The museum is also hosting Tour de Cloar for museum members that same day.

There aren’t any terms yet. But it would appear that there is enough common ground between the owners of Wiseacre Brewing and the administration of Memphis Mayor Jim Strickland to take what amounts to a letter of intent on the Mid-South Coliseum to the City Council Tuesday.

Memphis-based Boyle Investment Co. has shaken up its executive staff in promoting Matt Hayden as CFO and treasurer. Hayden joined the real estate company in 2014 as part of a succession plan for Charles Claiborne, who held the position since 1983.

27. Downtown Office Market Picking Up, Industrial Market Could Get Hotter -

Memphis’ office and industrial markets saw strong second quarters, with increased absorption and positive outlooks for the rest of the year.

The quarter was dominated by ServiceMaster Global Holdings’ announcement that it was moving its headquarters from East Memphis to the shuttered Peabody Place mall. The home services and tech company will transform the former mall into a $27 million, Class A office building.

28. Boyle Promotes Hayden to CFO -

Matt Hayden has been promoted to treasurer and chief financial officer of Boyle Investment Co.

Hayden joined the Memphis-based real estate company in 2014 as deputy treasurer. Prior to joining Boyle, he worked as senior vice president of Wunderlich Securities Inc. and first vice president of Morgan Keegan & Co. Inc.

Boyle Investment Co. is wrapping up construction on a critical corner of Schilling Farms that will bring more retail and encourage more office users to consider the development. The three adjacent projects fill in the southern quadrant of Schilling Boulevard and Winchester Road, a small part of the sprawling 443-acre, city-within-a-city in Collierville.

Construction is nearing completion on several new projects at Schilling Farms on an 11-acre site at the corner of Schilling and Winchester boulevards.

36. Boyle Completes Office, Starts Multi-Family Expansion -

Construction is nearing completion on several new projects at Schilling Farms on an 11-acre site at the corner of Schilling and Winchester boulevards.

On Thursday, July 21, a new 50,000-square-foot Class A office building will open at 255 Schilling Blvd. Half of the space is pre-leased to Helena Chemical Co. and the other 25,000 square feet of ground-floor space is available for office or retail uses.

37. Cox to Lead Asset Management at Lehman-Roberts -

Matt Cox has been promoted to director of asset management at Lehman-Roberts Co. Cox most recently served as total process reliability coordinator for three years. In his new role, he is responsible for the full lifecycle of all construction equipment supplied to Lehman-Roberts’ operations divisions, including acquiring equipment, maintaining nearly 600 pieces of rolling stock and disposing of equipment as necessary.

38. MAA Still Entertaining Headquarters Options -

Memphis-based MAA is a year into its search for a new headquarters, and the company is moving closer to plans for a newly constructed building.

The real estate investment trust, which focuses on multifamily properties, first announced the move last summer. MAA is currently housed in nearly 43,000 square feet at 6584 Poplar Ave. in East Memphis. It is looking for an 80,000-square-foot space, with room to grow, to house its 200 local employees.

39. Available Class-A Office Space Scarce in Memphis -

ServiceMaster is looking to relocate its headquarters into a Class A office building, and Memphis just doesn’t have room.

“For the past two years, we’ve been using those phrases,” said Ron Kastner, senior vice president with CBRE.

40. Moving Dirt -

The Memphis development community is looking inward and upward to increase density in the urban core. New construction is happening across all four commercial real estate sectors, with long-anticipated projects like Trader Joe’s and the redevelopment of Central Station finally coming to fruition. Construction and operating costs continue to be a challenge as new projects hit the top of their class to command higher rents.

41. Numbers Show Memphis’ Commercial Real Estate Market Stable in 2015 -

Across all sectors, the Memphis market was stable in 2015.

That’s according to the latest data from Integra Realty Resources, a national appraisal and advisory firm. At its annual Viewpoint local market presentation Wednesday, Feb. 24, local Integra leaders spoke on the industrial sector’s banner year, multifamily’s expansion cycle, what’s next for an office market without any remaining Class A space, and growth in the retail sector.

In East Memphis, defining a proper restaurant and entertainment district might seem to be more difficult, but in fact it’s existed all along on Brookhaven Circle. It’s just taken a few new restaurant openings to bring the neighborhood into full focus.

52. Build Out -

Boyle Investment Co. is building a 52,000-square-foot office building at its Schilling Farms community in Collierville in which Helena Chemical Co.’s Southern Business Unit will lease half of the space.

53. Gulch Approaching 50 Percent Buildout -

Nashville’s storied Gulch, originally the home of the downtown railway terminal, is approaching another milestone in its long history.

Revitalization of the area began in the early 2000s, and The Gulch Improvement District was formed in 2006. Since that time, developers have found great success in luring in upscale residential, commercial and mixed-use tenants.

54. MAA Outgrowing Its East Memphis Headquarters -

MAA has tapped Cushman & Wakefield/Commercial Advisors to explore its long-term corporate office needs.

The apartment-focused real estate investment trust says internal growth and the 2013 acquisition of Colonial Properties Trust means space at its East Memphis headquarters is getting tight.

In a sure sign that the local economy is in rebound mode, the Memphis-area commercial real estate market is heating up with the industrial and office sectors producing strong gains.

Fueled by strong demand and tightening of available space, rental rates for Class A space in East Memphis, the city’s primary business district, are approaching pre-recession levels, according to a new report.

SDK Properties LLC sold the center at 105 Crescent Drive to Store Master Funding VII LLC for $2.5 million and the center at 1649 S. Shea Road to the same entity for $1.8 million, according to warranty deeds filed Nov. 14. The buyer, Store Master Funding VII LLC, is an affiliate of Scottsdale, Ariz.-based real estate investment trust STORE Capital. The centers operate as Kid Tech #1 and Kid Tech #2.

1973: On the front page of The Daily News, the Shelby Farms Development Board voted to back the sale of the 2,000-acre site of the old Shelby County Penal Farm to Rouse Co. of Columbia, Md., and Boyle Investment Co. of Memphis for development of the land as a residential community. The action went to the Shelby County Quarterly Court. The land is now Shelby Farms Park.
