It’s been more than a decade since new apartments were built in Midtown, and that’s poised to change in a big way with a wave of new multifamily construction stretching from Binghampton to Crosstown.

What is old has become new again. And judging by your reaction to Andy Meek’s story on the Kroger plans for online ordering of groceries, what is old has gone viral as well.
Here are the basics:
You order from a list of items and Kroger fills the order and has it waiting for you to pick up.
When you think about the idea of supermarkets, which originated here in Memphis with Piggly Wiggly, it’s enough to make the Piggly Wiggly founder himself, Clarence Saunders, spin in his grave.
Before he came up with the idea of taking store shelves from behind the counter and putting them out there for you to get your own stuff from them, you would tell your grocer what you wanted and he would write it down on a paper bag and get it for you, wrap it up and present it to you.
Saunders changed all of that as you know if you’ve seen the Pink Palace’s child-sized replica of a Piggly Wiggly store from the start of the 20th century.
A century later, no paper bags and you can still walk among the shelves if you wish.
Perhaps this isn’t that extreme. Maybe this is simply a swing of the pendulum, back toward the middle ground.
Saunders tried to push it even further with his Keedoozle stores that followed Piggly Wiggly. In those stores, the items were lined up in what amounted to vending machines with shoppers releasing an item from the vertical row with a key.
Here Saunders went too far. He mashed the bread.

As of Dec. 31, Tri-State Bank of Memphis has secured almost $5 million in new capital, an investment fueled in part by an “unprecedented transaction” between it and First Tennessee Bank.

8. City Council Votes On Countrywood Development -

Among the planning and development items the Memphis City Council votes on Tuesday, Jan. 19, is a residential planned development at the end of Countrywood Parkway south of Interstate 40.

The 163 acres of land include 48 acres of conservation agriculture land.

11. Tri-State Bank HQ Sale Heightens Speculation -

The northeast corner of Main and Beale streets is more than prime real estate; it’s historic ground with a direct connection to ongoing racial and economic issues.

Tri-State Bank, the city’s 70-year old black-owned bank, and Belz Investco announced Thursday, Dec. 31, that the bank was selling its headquarters, 180 S. Main St., to Belz Investco GP in a $3 million deal.

A prime piece of Downtown real estate linking Beale Street and the South Main district has been sold.

Tri-State Bank of Memphis is selling its headquarters at 180 S. Main St., on the northeast corner of Main and Beale Street, to Belz Investco GP in a $3 million deal announced New Year’s Eve.

13. Last Word: Out With the Old, In With The River -

We end 2015 with an eye on the Mississippi River as the city marks the New Year with three major New Year’s Eve outdoor celebrations – one on Beale Street, another in the newly-awakened Overton Square and yet another in the Broad Avenue Arts District.
Two come with lots of memories of past New Year’s eves – with soon-to-be memories.
Overton Square’s comeback as a theater district has been a big story of the last two years.
But Beale Street at the end of 2015 is an institution that has also seen a lot of change in the last year with the move to a Beale Street Tourism Development Authority at year’s end.
Broad is a different story with a different context. The context is a diversified Memphis whose crowd is likely to be at least slightly more local than the mix in Overton Square and on Beale Street.
It's example could very well show us the path to a New Year's eve with public celebrations from Whitehaven to Frayser.

Memphis City Council members mark the end of an eight-year era Tuesday, Dec. 15, when the body holds its last meeting of 2015.

By the time everyone has put up the tinsel, taken down the trees and is counting down the days until 2016 arrives, the month of December will have seen at least half a dozen holiday markets, stores and pop-up shops unfold around Memphis.

After Sprouts became one of the newest grocery chains to enter the Memphis market by opening stores in Lakeland and Germantown earlier this year, company spokesman Diego Romero described the chain’s arrival as practically a no-brainer.

35. Council Approves Smart Meter Pact, Compromises on Water Rate Hike, Idlewild Gate -

Memphis City Council members approved Tuesday, Dec. 1, a $240-million five-year contract between Memphis Light Gas and Water Division and Elster Solutions LLC to outfit most of the city with Smart Meters.

36. City Council to Vote on Idlewild Gate, Water Rate Hike -

A gate across Idlewild Street between two competing supermarket projects in Midtown tops the Memphis City Council’s next-to-last meeting of the year.

The council is to vote Tuesday, Dec. 1, on a resolution that would close Idlewild south of Union Avenue to vehicular traffic and install a gate. The reason, according to the resolution, is to prevent motorists coming from Union Avenue and the two developments from cutting through the residential area.

The open field between Third and Seventh streets, south of Cedar Avenue in north Memphis, is surrounded by homes – some that have seen better days and others that are newly built.

Now after more than a decade of building homes on scattered sites one or two at a time, the local Habitat for Humanity chapter this summer will build its first Uptown subdivision. And the community will take the name of a section of North Memphis remembered by long-time residents.

Methodist Le Bonheur Healthcare has started work on its new Shelby Oaks office building. On Oct. 30, Liberty Electrical LLC filed a $1,959 electrical permit for a “complete remodel” of the existing three-story building.

Two community development groups are the first recipients of Community Builder PILOTS, a payment-in-lieu-of-taxes incentive housed at the Memphis-Shelby County Economic Development Growth Engine.

Binghampton and Uptown are both USDA-Certified Food Deserts, and that could change with Community Builder PILOT incentives intended to attract grocery stores.

With completion of the Union Avenue store now 18 months past initial projections, Kroger Delta Division officials say that the store is on track and “not anywhere near your standard Kroger.”

Two of Memphis’ prominent food deserts are on the mend with possible tax breaks to attract grocery stores.

Binghampton and Uptown are set to receive Community Builder PILOTs, a new payment-in-lieu-of-taxes incentive granted by the Memphis and Shelby County Economic Development Growth Engine.

56. DMC Eyes More PILOTs for ‘High-Impact’ Development -

The proposed Midtown mixed-use development at McLean Boulevard and Union Avenue has turned a corner with newly approved tax breaks.

On Tuesday, Oct. 13, the Center City Revenue Finance Corp., an affiliate board of the Downtown Memphis Commission, approved a 15-year payment-in-lieu-of-taxes incentive to support the residential, retail and grocery project.

60. Mixed-Use Midtown Market on Tap for Long-Vacant Corner -

Rumors and speculation have long run rampant about potential development at the southwest corner of Union Avenue and McLean Boulevard, one of Memphis’ busiest intersections.

Some of the speculation involved keeping the eight-story hotel, which was built in the late 1960s, as the central feature of whatever came next. In other scenarios it would be demolished.

61. Grocery, Apartments to Rise at McLean-Union Corner -

Belz Enterprises and Harbour Retail Partners of Marietta, Ga., have a plan to demolish the empty eight-story Artisan Hotel on the southwest corner of Union Avenue and McLean Boulevard.

The project would replace the blighted building with a $43 million mixed-use “Midtown Market” anchored by a “national gourmet grocery store." It also would include 188 apartments: 47 studios; 94 one-bedroom units; and 47 two-bedroom units.

Belz Investco GP sold the Park Avenue Professional Building at 930 S. White Station Road, at the northeast corner of White Station and Park Avenue, to Mem1 RE LLC, according to an Oct. 31 warranty deed. The buyer is affiliated with Dallas-based real estate investment company Pro Domo LLC.
