14. Midtown Kroger Opens With Pedestrian Focus on Busy Union Avenue -

The carillon at Idlewild Presbyterian Church played the University of Memphis fight song Wednesday, Nov. 2, as the parking lot of the Midtown Kroger filled with cars. A block away a fire truck’s siren mixed with the church bells as the truck left the Union Avenue fire station to a call.

15. Commissioners Clash on Pot and PILOT -

A pot ordinance for unincorporated areas of Shelby County got only four votes Monday, Oct. 31, from the county commission but still advanced to second reading, and commissioners could not agree on a resolution opposing a Nov. 8 ballot question that would shift MLGW funds to the city of Memphis.

16. County Commission Split on MLGW PILOT Referendum -

Shelby County Commissioners couldn’t come up with seven votes, much less a unanimous vote, Monday. Oct. 31, on a resolution opposing the November ballot question that would change the balance of in lieu of tax payments by Memphis Light Gas and Water Division in favor of the city of Memphis.

The year’s biggest office deal didn’t affect Memphis’ office absorption at all, but everyone in real estate has felt its reverberations.

When ServiceMaster Global Holdings announced its move to the shuttered Peabody Place Mall from Ridge Lake office park, it promised new life for a 328,000-square-foot black hole in Downtown’s retail market.

Two projects planned a block apart from each other will flood the Midtown market with luxury rental units.

The area hasn’t seen new multifamily construction since The Bristol went up in 2004. Since that time, renewed interest in the urban core and high-profile projects like Overton Square have prepared Midtown for top-dollar rents.

Belz Enterprises has taken a major step in the renovation of the shuttered Peabody Place mall into ServiceMaster Global Holdings’ future headquarters.

Contractor Belz Construction Services LLC is seeking a $9.5 million building permit from the city-county Office of Construction Code Enforcement for “core & shell improvement” to the 360,000-square-foot former mall, which has stood empty since it closed to the public in 2012.

22. Council Takes Final Vote On Residency Referendum -

Memphis City Council members take a final vote Tuesday, Aug. 9, on an addition to the Nov. 8 ballot that would ask city voters to approve new residency requirements for future city employees.

The referendum ordinance is a proposal to require all city employees hired after a certain date to live in the city of Memphis. The current requirement is that city employees must live within Shelby County.

23. Left Turns Coming To Union-McLean Intersection -

The 30,000 drivers a day on the Midtown stretch of Union Avenue will be able to make left turns from Union Avenue onto McLean Boulevard starting Monday, Aug. 1.

The city of Memphis is installing the signals for eastbound and westbound traffic as a follow-up to plans for the $43 million Midtown Market development on the southwest corner of Union and McLean.

Traffic signals aren’t normally an event. But then again, Union Avenue traffic can be its own event on a daily basis.

Last week in an anonymous one-story city government building in South Memphis, City Traffic Engineer Randall Tatum took reporters to a workroom in the maintenance shop dominated by traffic signal lights to show off the city’s newest equipment.

Here are details on a few of them, plus other local happenings you need to know about this week…

31. ServiceMaster to Change Mall’s Exterior -

Memphis-based ServiceMaster Global Holdings Inc. and its landlord, Belz Enterprises, plan to remove the pedestrian skybridge into the Peabody Place development that crosses over Second Street and will add more than 50 new windows to the second and third levels on the Second Street side of the mall.

32. ServiceMaster Plans Different Second Street Look -

Memphis-based ServiceMaster Global Holdings Inc. and its landlord, Belz Enterprises, plan to remove the pedestrian skybridge into the Peabody Place development that crosses over Second Street. And the plans call for adding more than 50 new windows to the second and third level surfaces on the Second Street side of the mall.

33. Young Brings Data Focus to City Planning -

Want to gaze into the future? Hop into Paul Young’s Infiniti and ride around Downtown for an hour. “These three blocks will be something of a spine for the neighborhood,” he says, as a light rain falls on the windshield. “We envision five- or six-story buildings with restaurants and retail at street level, commercial and residential up top.”

34. Parking Was Key in ServiceMaster Deal -

Parking concerns for ServiceMaster Global Holdings’ move to Downtown Memphis have been resolved.

On June 14, the Downtown Parking Authority granted ServiceMaster access to the parking garage at 250 Peabody Place.

35. Last Word: ServiceMaster Details, Loflin Yard Changes and Bridge Lighting -

The ServiceMaster local incentives for the new Peabody Place headquarters have cleared the first hurdle.

That was the Center City Revenue Finance Corporation’s Tuesday meeting. It’s on to the Center City Development Corporation Wednesday and then EDGE.

36. ServiceMaster Tax Incentive Package Approved -

The Center City Revenue Finance Corp. approved a tax incentive package Tuesday, June 14, to support ServiceMaster Global Holdings’ conversion of Peabody Place mall into a multimillion-dollar headquarters.

37. Show Time -

For the first time in years, the Peabody Place mall was packed. On June 3, hundreds of ServiceMaster employees and a handful of business and government leaders ushered in One ServiceMaster Center, a multimillion-dollar headquarters for Memphis’ fourth-largest public company.

38. Last Word: ServiceMaster Incentives, Muvico Memories and the Beale Street Cover -

It looks like the conversion of Peabody Place mall to the new headquarters of ServiceMaster is a $33.3 million job. That could be a running total depending on a PILOT amendment to come.

39. City, State Incentives Lining Up For ServiceMaster's Move Downtown -

ServiceMaster Global Holdings Inc. will be getting a lot of help with its headquarters move into the vacant Peabody Place mall.

Documents obtained by The Daily News show that mall landlord Belz Enterprises will contribute $12 million to improvements to the facility while ServiceMaster will invest $14.8 million in converting the 340,000-square-foot retail center into corporate offices with open working and research spaces.

40. ServiceMaster Disrupting Its Culture With Move Downtown -

ServiceMaster is converting Peabody Place into a corporate headquarters that would rival a Silicon Valley tech outfit.

On Friday, June 3, ServiceMaster laid to rest months of speculation about whether the company would relocate to a larger city like Atlanta or Dallas. Memphis’ available Class A office space can’t currently accommodate ServiceMaster’s needs, so it looked to the retail sector for its new home.

The Memphis development community is looking inward and upward to increase density in the urban core. New construction is happening across all four commercial real estate sectors, with long-anticipated projects like Trader Joe’s and the redevelopment of Central Station finally coming to fruition. Construction and operating costs continue to be a challenge as new projects hit the top of their class to command higher rents.

46. Lake District Would Put Lakeland on the Map -

Before Lakeland became a city, it was the Lakeland Amusement Park. A California-based developer is bringing back that original flair with his proposal for The Lake District, a 165-acre mixed-use development.

After six months of negotiations and delays in votes by the Memphis City Council, there is an agreement for the construction of a hotel with retail space across Front Street from The Pyramid.

The council delayed a vote on the development Tuesday, Feb. 16, until the March 1 council meeting.

Memphis City Council members debated at length Tuesday, Feb. 16, whether or not to form a committee to explore the lack of minority business growth locally.

The council ultimately voted to form an ad hoc committee tasked with coming up within three months a set of recommendations to improve city government’s contract spending with minority businesses.

58. Last Word: Kroger Disses Clarence Saunders, Mud Island Plans and The Australians -

What is old has become new again. And judging by your reaction to Andy Meek’s story on the Kroger plans for online ordering of groceries, what is old has gone viral as well.
Here are the basics:
You order from a list of items and Kroger fills the order and has it waiting for you to pick up.
When you think about the idea of supermarkets, which originated here in Memphis with Piggly Wiggly, it’s enough to make the Piggly Wiggly founder himself, Clarence Saunders, spin in his grave.
Before he came up with the idea of taking store shelves from behind the counter and putting them out there for you to get your own stuff from them, you would tell your grocer what you wanted and he would write it down on a paper bag and get it for you, wrap it up and present it to you.
Saunders changed all of that as you know if you’ve seen the Pink Palace’s child-sized replica of a Piggly Wiggly store from the start of the 20th century.
A century later, no paper bags and you can still walk among the shelves if you wish.
Perhaps this isn’t that extreme. Maybe this is simply a swing of the pendulum, back toward the middle ground.
Saunders tried to push it even further with his Keedoozle stores that followed Piggly Wiggly. In those stores, the items were lined up in what amounted to vending machines with shoppers releasing an item from the vertical row with a key.
Here Saunders went too far. He mashed the bread.

It sounds strange to refer to this as a holiday weekend – the anniversary of the birth of Dr. Martin Luther King Jr.
Holidays suggest something different than the rededication to purpose so many of us stress as our definition of this day honoring the memory of a leader whose life made it difficult to imagine what our society would be like without his presence.
That we feel compelled to express the meaning of the day through actions and a recommitment to principles buffeted by reality reflects a hope that we wish to retain as first-hand memories of King’s life fade and his legacy endures.

As of Dec. 31, Tri-State Bank of Memphis has secured almost $5 million in new capital, an investment fueled in part by an “unprecedented transaction” between it and First Tennessee Bank.

Among the planning and development items the Memphis City Council votes on Tuesday, Jan. 19, is a residential planned development at the end of Countrywood Parkway south of Interstate 40.

The 163 acres of land include 48 acres of conservation agriculture land.

67. Tri-State Bank HQ Sale Heightens Speculation -

The northeast corner of Main and Beale streets is more than prime real estate; it’s historic ground with a direct connection to ongoing racial and economic issues.

Tri-State Bank, the city’s 70-year old black-owned bank, and Belz Investco announced Thursday, Dec. 31, that the bank was selling its headquarters, 180 S. Main St., to Belz Investco GP in a $3 million deal.

Tri-State Bank of Memphis is selling its headquarters at 180 S. Main St., on the northeast corner of Main and Beale Street, to Belz Investco GP in a $3 million deal announced New Year’s Eve.

69. Last Word: Out With the Old, In With The River -

We end 2015 with an eye on the Mississippi River as the city marks the New Year with three major New Year’s Eve outdoor celebrations – one on Beale Street, another in the newly-awakened Overton Square and yet another in the Broad Avenue Arts District.
Two come with lots of memories of past New Year’s eves – with soon-to-be memories.
Overton Square’s comeback as a theater district has been a big story of the last two years.
But Beale Street at the end of 2015 is an institution that has also seen a lot of change in the last year with the move to a Beale Street Tourism Development Authority at year’s end.
Broad is a different story with a different context. The context is a diversified Memphis whose crowd is likely to be at least slightly more local than the mix in Overton Square and on Beale Street.
It's example could very well show us the path to a New Year's eve with public celebrations from Whitehaven to Frayser.

A gate across Idlewild Street between two competing supermarket projects in Midtown tops the Memphis City Council’s next-to-last meeting of the year.

The council is to vote Tuesday, Dec. 1, on a resolution that would close Idlewild south of Union Avenue to vehicular traffic and install a gate. The reason, according to the resolution, is to prevent motorists coming from Union Avenue and the two developments from cutting through the residential area.
