Gestalt Community Schools, a charter school organization, purchased Mendenhall Square Shopping Center, located on the northeast corner of Mendenhall and Winchester roads, for $8.9 million.

4. Benchmark Hotel Case Continued Until April -

The public nuisance case between the Downtown Memphis Commission and the owners of the former Benchmark Hotel has been continued until April 12.

Environmental Court Judge Larry Potter had declared the site a public nuisance in February despite claims by the building’s owners, MNR Hospitality, that it was still an active construction site. The building had been in a partially demolished state for more than a year and a half.

6. This Week In Memphis History: March 16-22, 2018 -

2008: Memphis Mayor Willie Herenton proposes closing several public libraries, including the Cossitt, Gaston, Highland, Levi and Poplar-White Station branches. He floats the proposal to City Council members, saying it would save the city $1.5 million to $2 million.
“I don’t need to hear from any council member about their district,” he says later. “I have to look at the city. Some of these libraries are in the ghetto. Some of them are on Poplar.” Herenton adds that his upcoming budget proposal will call for a city property tax hike. “I think it’s inevitable,” he says. “But with these cuts, it won’t be as much.” The move to close the Cossitt, the city’s first public library, is also part of a still-general plan by Herenton to redevelop the city’s riverfront and use the land the library is on for other purposes.

No protest or march permits applied for at City Hall as of Thursday morning in anticipation of a Saturday Confederate monuments protest, according to city chief legal officer Bruce McMullen at Thursday’s taping of “Behind The Headlines.” Our discussion included lots about the city’s move toward taking down the monuments Dec. 20 and what could happen next. Also, McMullen tells us there were some other nonprofits that talked with the city about Health Sciences and Memphis Parks before Memphis Greenspace. 28. Last Word: Liberty Bowl Post Mortem, Confederate Protest Plans and Absorption -

As soon as it was confirmed the Tigers would play in the AutoZone Liberty Bowl, there was some concern locally about the impact that would have on tourism at the holidays with only one of the bowl teams – Iowa State – being from out of town. The exact dollar figures aren’t in just yet. But the game was enough of a success out of the box that the executive director of the game is talking about a more constant presence in the bowl game for the Tigers now that they’ve made their first appearance in the 59-year history of the game which began in Philadelphia. And there is some precedent in college football for what Steve Ehrhart is talking about.

Midtown Market, a mixed-use project Belz Enterprises and Harbour Retail Partners are developing at the the corner of Union Avenue and McLean Boulevard, appears set to move forward soon.

Developers have filed a $24 million building permit application for the project, which appears to be in line with a scaled-back outline of the project presented to Downtown Memphis officials earlier this year. Interim Downtown Memphis Commission president Jennifer Oswalt told The Daily News, in response to the permit, the project looks headed in the same direction as plans presented to the Center City Revenue Finance Corp. and Design Review board in February, and “we are excited that it is getting started.”

37. Last Word: Haslam Talks, Harding Consolidates and Lenoir Launches -

Tennessee Gov. Bill Haslam had a bit more to say Thursday about a possible run for the U.S. Senate seat Bob Corker is leaving than the “I love my job” quote we chronicled earlier in the week that Corker quickened the pace of with his decision on re-election. Haslam says he is giving a run for the Senate serious consideration. Meanwhile, Peyton Manning is not.

38. DHL Planning New Memphis Distribution Facility -

International shipping giant DHL Supply Chain is planning a massive new development just north of the Tennessee-Mississippi state line.

The global logistics division of Germany’s Deutsche Post DHL Group is looking to build a 580,000-square-foot distribution facility on 55 acres of vacant land east of Tchulahoma Road and west of Meltech Boulevard on the northern border of the state line.

42. Last Word: Ouster History, Lake District in Foreclosure and Crosstown -

Five of the seven flags that fly on the southern tip of Mud Island River Park are folded and stored as of Thursday. The Riverfront Development Corporation took down the five flags that have flown over the turf we now call Memphis – before and since it became a city – including a version of the Confederate flag – leaving only the U.S. flag and the Tennessee flag. This was a reaction to the week-long and counting aftermath from the violence in Charlottesville.

43. Lakeland's Lake District on Hold after 'Surprise' Foreclosure Notice -

Despite unveiling a new look and layout for the proposed Lake District development at a special meeting late Thursday, developer Yehuda Netanel’s plans were put on ice by Lakeland’s Industrial Development Board. That is at least until the matter of a “surprise” foreclosure notice could be sorted out.

47. July 28-August 3, 2017: This week in Memphis history -

1975: The Peabody Hotel is sold out of receivership at auction for $400,000 – with another $140,000 for its belongings – to secret bidders through attorney Raymond Shainberg. The only other bid is $100,000 from Robert “Prince Mongo” Hodges.
Shainberg’s clients are father and son Philip and Jack Belz, who undertake a $20 million renovation and reopen the hotel in 1981. Years later, Jack Belz says he and his family expected more competition in the bidding and may have intended to quickly sell the hotel again but instead undertook the renovation.

Vision Hospitality buying the land that had been the location of the Greyhound bus station at Union and Hernando. 1997: On the front page of The Daily News, Belz Enterprises tops out the tower of its new Peabody Place office building. Scheduled to open May 1, it is first new speculative office building in Downtown since the Morgan Keegan building of the mid-1980s, more than a decade earlier. Construction on the Peabody Place mall directly south of The Peabody hotel is to begin at the end of 1997 with an opening date of 1999.

The carillon at Idlewild Presbyterian Church played the University of Memphis fight song Wednesday, Nov. 2, as the parking lot of the Midtown Kroger filled with cars. A block away a fire truck’s siren mixed with the church bells as the truck left the Union Avenue fire station to a call.

88. Commissioners Clash on Pot and PILOT -

A pot ordinance for unincorporated areas of Shelby County got only four votes Monday, Oct. 31, from the county commission but still advanced to second reading, and commissioners could not agree on a resolution opposing a Nov. 8 ballot question that would shift MLGW funds to the city of Memphis.

89. County Commission Split on MLGW PILOT Referendum -

Shelby County Commissioners couldn’t come up with seven votes, much less a unanimous vote, Monday. Oct. 31, on a resolution opposing the November ballot question that would change the balance of in lieu of tax payments by Memphis Light Gas and Water Division in favor of the city of Memphis.

The year’s biggest office deal didn’t affect Memphis’ office absorption at all, but everyone in real estate has felt its reverberations.

When ServiceMaster Global Holdings announced its move to the shuttered Peabody Place Mall from Ridge Lake office park, it promised new life for a 328,000-square-foot black hole in Downtown’s retail market.

Two projects planned a block apart from each other will flood the Midtown market with luxury rental units.

The area hasn’t seen new multifamily construction since The Bristol went up in 2004. Since that time, renewed interest in the urban core and high-profile projects like Overton Square have prepared Midtown for top-dollar rents.

Belz Enterprises has taken a major step in the renovation of the shuttered Peabody Place mall into ServiceMaster Global Holdings’ future headquarters.

Contractor Belz Construction Services LLC is seeking a $9.5 million building permit from the city-county Office of Construction Code Enforcement for “core & shell improvement” to the 360,000-square-foot former mall, which has stood empty since it closed to the public in 2012.

95. Council Takes Final Vote On Residency Referendum -

Memphis City Council members take a final vote Tuesday, Aug. 9, on an addition to the Nov. 8 ballot that would ask city voters to approve new residency requirements for future city employees.

The referendum ordinance is a proposal to require all city employees hired after a certain date to live in the city of Memphis. The current requirement is that city employees must live within Shelby County.

The 30,000 drivers a day on the Midtown stretch of Union Avenue will be able to make left turns from Union Avenue onto McLean Boulevard starting Monday, Aug. 1.

The city of Memphis is installing the signals for eastbound and westbound traffic as a follow-up to plans for the $43 million Midtown Market development on the southwest corner of Union and McLean.

Traffic signals aren’t normally an event. But then again, Union Avenue traffic can be its own event on a daily basis.

Last week in an anonymous one-story city government building in South Memphis, City Traffic Engineer Randall Tatum took reporters to a workroom in the maintenance shop dominated by traffic signal lights to show off the city’s newest equipment.
