1. CA Sells Land, CBRE Inks New Office Deal -

597 Beale St., Memphis, TN 38103: Gannett Co. Inc., The Commercial Appeal’s parent company, has sold 5 acres adjacent to the CA’s 495 Union Ave. location to a New York-based investment company that specializes in acquiring underperforming and underutilized locations from legacy newspapers.

2. Dixon Files Permit For New Addition -

The Dixon Gallery and Gardens has filed a $2.1 million building permit application with the Office of Construction Code Enforcement to construct a new addition to the historic property.

Grinder, Taber & Grinder is listed as the project’s contractor.

3. Dixon Prepares to Break Ground on New Education Building -

Dixon Gallery and Gardens will break ground on construction of a new education building later this spring.

The 6,000-square-foot building is being built with a $2.5 million gift from Liz and Tommy Farnsworth. It is one of the largest contributions in the history of the fine art museum and public garden at 4339 Park Ave.

5. 14-Acre Defense Depot Site Sells for $1.1 Million -

Varma Family LP has bought a 14.4-acre site with an existing building at 2085 W.E. Freeman Drive in Memphis Defense Depot from The Depot Redevelopment Corp. of Memphis and Shelby County, Tennessee, for $1.1 million.

Memphis Defense Depot – the 4.2 million-square-foot industrial park and former Army base just north of Memphis International Airport – is back on the market.

Once sold, the property will return to the city and county tax base and deliver anticipated tax revenue of approximately $1 million annually, making it one of the more successful national Army base closures.

The parties involved in a $78 million real estate portfolio sale from 2005 now are going to court over what one group calls a breach of contract.

Distriplex Investors LLC has filed a $3.5 million breach of contract complaint in Shelby County Chancery Court against Net Magan Land GP One LLC, Net Magan Land Mezz LLC and Joseph Mizrachi, according to The Daily News Online, www.memphisdailynews.com.

9. PharMEDium Expected to Create Up to 250 Jobs In First Five Years -

Illinois-based pharmacy compounding company PharMEDium Healthcare Corp. has closed on nine acres of property in the Distriplex Farms industrial park south of Holmes Road and is moving ahead with plans to create a compounding facility in Memphis.

12. Farnsworth Investment Founder Looks to Future -

Farnsworth Investment Co.'s recent sale of its entire 28-building industrial portfolio signals a new beginning for the longstanding Memphis industrial real estate company.

The sale included just under 2 million square feet of industrial space and 169 acres of undeveloped land. But the company is not all that will experience change as a result of the deal. Company founder Tommy Farnsworth Jr. is scaling back his involvement in the industry after a 40-year real estate career.
