Two parcels in the Centennial Crossing shopping center in Southeast Shelby County have sold for $3.4 million following foreclosure.

An entity called 7915 Winchester Road Holdings LLC, which is an affiliate of CWCapital Asset Management LLC, bought 7915 Winchester Road and an outparcel of the center in a July 25 substitute trustee’s deed from R. Spencer Clift III of Baker, Donelson, Bearman, Caldwell & Berkowitz PC.

8. Two Centennial Crossing Parcels Face Foreclosure -

The owners of two parcels in the Centennial Crossing shopping center in Southeast Shelby County have defaulted on a loan and are facing foreclosure.

MLC Investors LLC (56.08 percent interest), EJP Investors LLC (38.71 percent) and EK Investors LLC (5.21 percent interest) defaulted on their $5.8 million loan through IXIS Real Estate Capital Inc. dated Nov. 17, 2006, according to a first-run foreclosure notice in the Tuesday, July 1, edition of The Daily News.

An entity called TOP11 - 7444 Winchester RD LLC bought the property, whose addresses are 7444 Winchester Road and 7464 Winchester Road, in a Feb. 19 substitute trustee’s deed from R. Spencer Clift III of Baker, Donelson, Bearman, Caldwell & Berkowitz PC.

15. Second-Quarter Bankruptcies Up 2.3 Percent -

The second quarter of 2013 showed a slight boost in West Tennessee bankruptcy filings as consumers who couldn’t pay off debt accumulated in late 2012 filed for bankruptcy.

All chapters combined – Chapters 7, 11 and 13 – climbed to 3,164 Shelby County bankruptcies for the three-month period ended June 30, up 2.3 percent from 3,093 bankruptcies filed during the same three-month period in 2012, according to The Daily News Online, www.memphisdailynews.com.

Willow Lake Business Park and Corporate Park in Hickory Hill sold back to the lender for $26 million Friday, Oct. 14, on the Shelby County Courthouse steps following a foreclosure.

A single-purpose entity named 198-6 Memphis Industrial Portfolio Holdings LLC, which is related to U.S. Bank NA, bought the property from substitute trustee R. Spencer Clift III of Baker, Donelson, Bearman, Caldwell & Berkowitz PC.

The Preserve at Southwind was sold back to the lender Tuesday afternoon on the Shelby County Courthouse steps for $19.9 million.

After two planned foreclosure sales of the 306-unit apartment complex had been adjourned, Wells Fargo Bank NA – operating in the transaction as 7991 Capilano Drive Holdings LLC – reclaimed the property with no other bidders showing up for the auction.

The owner of five Memphis apartment complexes has defaulted on $21.8 million in multifamily housing revenue bonds through the Shelby County Health, Educational and Housing Facility Board.

The Holiday Inn Express at 4068 Stansell Court in unincorporated Southeast Shelby County has sold for $2.5 million following a foreclosure.

4068 Stancell Court Holdings, a special-purpose entity related to the lender, reclaimed the property June 4 in a successor trustee’s deed. The property went into receivership Feb. 26.

37. Preserve Auction Adjourned Again -

For the second time in a month, the scheduled auction of the Preserve at Southwind Apartments near Hacks Cross and Tenn. 385 in Southeast Shelby County has been adjourned.

On Friday the sale was moved back to July 27 at noon.

The Market of Riverdale Bend, a three-parcel retail portfolio on Winchester Road in Southeast Shelby County, has sold for $4.8 million to an entity called Market at Riverdale Bend HH LLC following a foreclosure of the property. The parcels’ addresses are listed as 7110-7136 Winchester Road and are on the north side of Winchester between Riverdale and Riverdale Bend roads.

The Goodwyn Condominiums at 127 Madison Ave. Downtown has sold back to the lender, First Tennessee Bank NA, following a foreclosure of 21 of the 18-story building’s 24 condo units. First Tennessee paid $4.5 million for the unsold units and neighboring commercial space during an Oct. 21 substitute trustee’s sale on the steps of the Shelby County Courthouse.

A retail portfolio hit hard by the slumping economy has a new temporary owner and a new leasing/management team. Now those entities are charged with repositioning the assets so a buyer can step in and have a better shot at building long-term success.

A mini bidding war broke out Friday during the trustee’s sale of the former Pat O’Brien’s bar at 310 Beale St., but in the end the bank that foreclosed on the property came in with the highest bid of $827,000.

63. Ride Continues for Whitehaven Complex -

One chapter in the continuing saga of the New Horizon Park apartments has been closed, but more twists are likely coming for the embroiled property.

The sprawling, 933-unit multifamily complex at 3578 Millbranch Road in Whitehaven was foreclosed and sold for $21.4 million in a Nov. 20 substitute trustee’s sale to Wells Fargo NA. The seller was Spencer Clift, trustee for the Health, Education and Housing Facility Board of the city (HEHFB) of Memphis.

The New Horizon Apartments, a 933-unit community at 3578 Millbranch Road and 1767 Winchester Road, has sold for $21.4 million in a trustee’s sale to Wells Fargo NA. The sale closed Nov. 20, and the seller was Spencer Clift, trustee for the Health, Education and Housing Facility Board of the city of Memphis.
