The numbers continue at a relatively steady pace, but signals are there that the multifamily market in Shelby County is on its way to pre-recession levels.

Year to date, there have been 105 multifamily sales in Shelby County, according to Chandler Reports, chandlerreports.com. That’s less than the 115 sales through Oct. 21, 2014, but well above the 87 sales over the same period in 2013.

Mirroring national trends that show an increase in interest by investors in senior living facilities, the number of nursing home/elderly housing facilities that have changed hands is on the rise in Shelby County.

4. The Solana Germantown Bought For $65.5 Million -

An affiliate of a Fortune 500 real estate investment trust has bought a senior living facility in Germantown for nearly $65.5 million.

HCP Germantown LLC, an affiliate of health care-focused, publicly traded real estate investment trust HCP, bought The Solana Germantown facility at 8199 Poplar Ave. in Germantown from FSP-Germantown, an affiliate of Brookdale Senior Living, according to a May 27 warranty deed.

It was the baby boomer generation that drove the cultural shift to consumerism with SUVs and mini-vans. That demographic just turned 65 and real estate developers have taken notice.

7. Despite Opposition, Solana Moves Forward -

Despite neighborhood opposition and zoning hurdles, a new Germantown senior living facility promises a unique concept and dozens of amenities.

The Solana – a 182-unit senior living facility at 8199 Poplar Ave. east of Kimbrough Road in Germantown – has recently broken ground and is shooting for a late summer 2012 opening.

FSP-Germantown LLC has bought three parcels totaling 14.41 acres off East Poplar Avenue in Germantown from Eugene L. Barzizza (1/2 interest) and John M. Barzizza (1/2 interest) for $2 million.

The first parcel, 9.61 acres, lists an address at 8249 Highway 72. It contains a 4,277-square-foot house built in 1948. The Shelby County Assessor of Property’s 2010 appraisal was $825,000.

Plans are moving forward for a 182-unit senior living facility at 8199 Poplar Ave. east of Kimbrough Road in Germantown, with a building permit recently filed with the city-county Office of Construction Code Enforcement.
