The number of retail and office property sales in Memphis and Shelby County was up more than 30 percent compared to the second quarter of 2017.

Comparing sales data from Q2 2017, office property sales are up 31 percent and retail property sales are up 39 percent, according to new data from Chandler Reports, a division of The Daily News Publishing Co.

A Los Angeles-based company that owns University of Memphis-area apartments has sold its property to a Tokyo-based buyer, according to the Shelby County Register of Deeds.

Memphis College of Art has either sold or accepted offers on all 12 of the properties it owns just south of Poplar Avenue and Overton Park where the school is headquartered.

The financially strapped college is disposing of its apartment buildings, single-family homes, office and studio/class space, and dormitories in preparation for closing by spring 2020.

7. Police HQ No Longer in Running for Second Convention Center Hotel -

The Civic Center Plaza building that is currently Memphis Police Department headquarters is out of the running to be the site of a second convention center hotel.

“That site was contemplated in the beginning. It’s no longer in the running,” Downtown Memphis Commission president Jennifer Oswalt said of 170 N. Main St. on the WKNO/Channel 10 program “Behind The Headlines.”

8. Kimball Cabana Apartments Sold -

Lehi, Utah-based Kimball Cabana Apartments LLC sold the Kimball Cabana apartments in Memphis to Kimball LLC for $5.4 million on Aug. 1, according to deeds on file with the Shelby County Register of Deeds.

9. College of Art Closing on a Dozen Properties it is Selling Near Overton Park Site -

10. Mississippi Boat Shop Owners Buy Oakshire Apartments -

An apartment and townhouse community across from Oakshire Elementary School has a new owner.

Santa Monica LLC bought the circa-1970s Oakshire Downs Apartments and Townhouses property for $5.7 million from Crimson Circle LLC on July 27, according to deeds on file with the Shelby County Register.

The sunflowers – What did you think I was talking about? -- began blooming on Walnut Grove Tuesday, the first of two phases from more than 78,000 sunflower seeds planted at Agricenter. 13. Affordable Housing Management Firm Buys Two Memphis Apartment Complexes -

One of the fastest-growing affordable housing property management companies in the U.S. has entered Tennessee with the purchase of two Memphis apartment properties.

Denver-based Monroe Group bought the 150-unit Keystone Landing Apartments, located at 4266 Ridgestone Drive in Raleigh, from Keystone Landing Apartments LLC for $6.5 million. It purchased the 120-unit Pendleton Apartments, located at 1764 Pendleton St. near Cherokee Park, from Pendleton Apartments LLC for $6 million.

The news of Malco’s 38,000-square-foot theater comes several months after the 160-plus-acre mixed-use Lake District project announced its first tenant would be The Stock Market, an upscale grocery store operated by independent retailer Jeff Burkhead.

Amid a teacher shortage attributed partly to economic opportunities luring away candidates, local educators are creating urban teaching programs and adopting new recruitment strategies.

Rhodes College is launching a master’s program in urban education in June and is offering a $10,000 scholarship to each student. If the student receives a Stafford federal loan of $15,000 and commits to teaching at a “high-need” school, the degree essentially will be free.

Shelby County Schools, which is out, says it has 13 extra days built into its schedule for just such an event or events – that is 13 days extra beyond the 180 days the state requires as the bare minimum for a school year.

With resolutions made and the new year now, another annual exercise rises to the forefront – predictions on what Memphis and its economy can expect in 2018.

If 2017 taught us anything, it’s that there’s so much we won’t be able to even remotely see coming, from Memphis bidding to become the potential home for Amazon’s second headquarters to action finally being taken on the Confederate monuments in city parks and so much more.

34. Mixed-Use Defines Retail Real Estate in 2017 -

In many ways, the world of retail real estate was tied to the rise of massive mixed-use projects that continued to grow in both scope and popularity in 2017.

Perhaps no other project in Memphis embodies this concept more than Crosstown Concourse, which held its grand opening in August in the former Sears Crosstown building.

The Memphis City Council has been out of the school funding business for just under a decade.

And there doesn’t seem to be a consensus among council members to change that by committing continuous funding from the city property tax rate, but they are about to meet with Shelby County commissioners, nonprofits, foundations and philanthropy groups about mapping out funding for pre-kindergarten classrooms.

Elmington Capital Group has submitted plans for a 71-acre senior housing, apartment and single-family development next to Shelby Farms Park. Dwell at Shelby Farms is a new $142 million development to be located on the north side of Raleigh-LaGrange Road near the intersections of Trinity and Fischer Steel roads.

The Hermitage Apartments, located at 1103 S. Cooper St., sold for $2.6 million, according to a Nov.3 warranty deed.

In a joint venture with Charles Crews of Crews Investment Holdings, Nashville-based Elmington Capital Group has submitted plans to the Office of Planning and Development for a 71-acre senior housing, apartment and single-family development next to Shelby Farms Park.

41. Last Word: Rape Kits Deposition, Pre-K Kickoff and Parkside Gets Company -

A retired Memphis Police Lieutenant was deposed Wednesday in East Memphis as part of the ongoing civil lawsuit in Circuit Court over the city’s 12,000 untested rape kits. Cody Wilkerson had been a detective in the police sex crimes unit and said Wednesday in the deposition that police brass, including Col. Marcus Worthy – his supervisor in sex crimes – oversaw cases in which rape kits were routinely shelved and forgotten about.

One of Memphis’ largest apartment communities, the 1,002-unit Madison Cypress Lakes Apartments, has sold for $47.8 million, or $47,704 per unit.

Rockville, Maryland-based CAPREIT, working as Tilden Fundamental Cypress Lakes Apartments LLC, bought the East Memphis property Friday, Oct. 6, from Water Grove Investors LLC, an affiliate of Philadelphia-based Madison Apartment Group LP.

49. Investor Buys Quince Road Apartments for $47.8 Million -

One of Memphis’ largest apartment communities, the 1,002-unit Madison Cypress Lakes Apartments, has sold for $47.8 million, or $47,704 per unit.

Rockville, Maryland-based CAPREIT, working as Tilden Fundamental Cypress Lakes Apartments LLC, bought the East Memphis property Friday, Oct. 6, from Water Grove Investors LLC, an affiliate of Philadelphia-based Madison Apartment Group LP.

After three years off the rails, the first significant indications that the trolleys are about to return. It was just a two-block ride that includes the Memphis Area Transit Authority trolley barn on North Main and one very new trolley. But it is a start through what is a very technical and bureaucratic process involving lots of safety vests, clipboards and video cameras.

59. Downtown Home Sales Prices Improving -

Average home sales prices in downtown Memphis have seen significant improvements the past several years as we slowly crawled our way out of the worst housing crisis in recent history.

Through the first eight months of this year, average prices downtown have reached just over $275,000, up 6% from the same period of 2016. While downtown’s home sales only comprise 4% of the total home sales in the city of Memphis, average prices downtown are 129% higher than the city’s average of $120,298, which is up 3% from last year.

60. Southeast Shelby County Apartments Sell for $56M -

Preserve at Forest Creek, a sprawling southeast Shelby County apartment complex, has switched hands for more than $56 million.

In the deal, Blackstone, a New York City investment firm doing business as BRE Piper MF Forest Creek TN, sold the roughly 36-acre property to Columbus, Ohio-based investment management firm Coastal Ridge Real Estate doing business as PFC Memphis Borrowers for $56.6 million, according to a warranty deed filed on Sept. 14 with the Shelby County Register of Deeds.

Orion Federal Credit Union is in talks to move its corporate headquarters to the former Wonder Bread bakery building.

That’s according to Orion CEO Daniel Weickenand, who said Thursday, Aug. 17, the credit union saw an opportunity to relocate its headquarters from 7845 U.S. 64 in the Wolfchase area “to transition a visibly neglected neighborhood in Memphis.”

72. Midtown Gated Community, Shelby Farms Hotel Approved by Planning Officials -

A plan to replace the former Red Cross building in Midtown with a 12-unit luxury gated community was approved by the Shelby County Land Use Control Board at its Thursday, August 10 meeting.

Last month, developers Lee Askew and Martin Edwards presented their plans to nearby residents at a public meeting where it was received with mostly favorable results.

First day of school redux on Tuesday for students in Memphis Catholic Schools and it is a half-day. The first day of classes in most of the county’s other schools Monday went smoothly. Shelby County Schools reports more than 6,000 students registered on the first day of school despite another concerted effort at numerous events to register students in advance. That’s in a school system of approximately 96,000 students.

The Charleston, a 284-unit apartment community on the east side of Houston Levee Road just south of U.S. 64, has sold in a $27.9 million deal.

In the transaction, Peak Capital Partners, doing business as PC Charleston LLC, purchased the 24-acre parcel from local developer Wesscorp Communities, doing business as Charleston HL Apartment Community LLC. Charles W. Misenhelter, signed the deed on behalf of the sellers.

A Los Angeles-based developer has submitted plans to construct a 25-unit apartment complex in the heart of Cooper-Young.

Focal Point Investment wants to develop a two-building apartment complex with 25 studio apartments on the 0.4-acre vacant lot located across the street from First Congregational Church at 999 S. Cooper St., according to an application submitted to the Shelby County Board of Adjustment.

A protest Sunday evening at the Prescott Place Apartments after federal ICE agents – Immigration and Customs Enforcement – took people into custody there and at Emerald Ridge and Corner Park apartments Sunday morning. The group of organizations protesting the federal action – Memphis Coalition of Concerned Citizens, Cosecha and SURJ Memphis -- say Memphis Police assisted in the immigration operation. Memphis Police deny they were involved in any way. No estimate from ICE on how many people were detained.

It didn’t take the Shelby County Commission very long Wednesday to close the door on its budget season – about 20 minutes in the day’s special meeting to approve a county property tax rate of $4.11 on third and final reading. That’s not a quick up or down vote. And it took just a bit longer because there is still some discussion about whether this was a reduction in the tax rate or a tax cut in the sense that a homeowner in Shelby County would understand the term.
