4. FedEx CEO Downplays Amazon ‘Industry Disruption’ -

FedEx Corp. founder and CEO Fred Smith never said the word “Amazon,” but the e-commerce giant was clearly on his mind Wednesday.

Smith addressed speculation about “industry disruption” by Amazon from the outset of Memphis-based FedEx’s quarterly earnings conference call. He also defended the Trans-Pacific Partnership trade agreement, noting that both of the frontrunners for the Democratic and Republican presidential nominations are opposed to it.

5. Memphis Industrial Market Rebounds in 2014 -

The upswing in the industrial real estate sector that started in 2012 and gained momentum in 2013 continued in 2014 and the Memphis market, fueled by several large transactions late in the year, should top 2013's level of around 3.2 million square feet of absorption.

The sale this week of five properties inside Willow Lake Business Park and Corporate Park for $4.2 million was welcome news for several reasons.

A charter school operator has inked a lease for space on Winchester Road in Hickory Hill.

The 48-mile Panama Canal connects the Pacific Ocean to the Atlantic Ocean through the Caribbean Sea. The $5.2 billion expansion will allow bigger container ships through the canal, providing a more efficient way of moving a large number of containers.

Delta Air Lines Inc. has reported a $929 million third-quarter profit excluding special items.

The Atlanta-based airline’s net income was $1.10 per diluted share on a 13.5 percent operating margin, beating analysts’ estimates by 16 cents. A $566 million special items charge was recorded in Q3.

29. Outside Interests Local Sector’s Biggest Benefactors -

As the real estate slump toils on, a Chicago-based company has proven to be a savior of sorts for the local industrial sector.

HSA Commercial Real Estate, already a player in the local market, continued its investments here by pulling the trigger on three of the four most lucrative deals in Shelby County during the past year, all of them in the Oakhaven/Parkway Village area.

A healthy industrial real estate market is imperative for Memphis to live up to its longtime moniker of “America’s Distribution Center” or its new one of “America’s Aerotropolis.”

In other words, a viable warehouse sector – which bolsters the city’s ability to store goods before they’re distributed and supports the city’s robust transportation assets – is mission critical no matter how the city’s marketing is phrased.

Industrial real estate in many ways is the backbone of Memphis’ economy, providing warehouse and distribution space to the myriad transportation companies that move freight in and out of the city.

That sector began 2009 by showing rare signs of weakness, suffering its first three-month period of negative absorption since late 2007. The Memphis Metropolitan Statistical Area saw a loss of 521,677 square feet in the first quarter, according to quarterly data released last week by the Memphis office of CB Richard Ellis.

As with the residential sector, 2008 was a year to forget in commercial real estate, which suffered declining sales and endured a nationwide credit crunch throughout the year.

“The big storyline in ’08 was that lenders weren’t lending,” said Johnny Lamberson, senior vice president at CB Richard Ellis Memphis. “It put a real tightening on deals getting done. If deals weren’t highly leveraged, as the year went on it became harder and harder to get transactions closed because nobody was lending money.”

Memphis Air Trans LP has bought a 342,860-square-foot, one-story warehouse at 4219 Air Trans Road for $8.4 million. The seller was TC Air-T Industrial LLC, which acquired the property in January 2007 for $5.8 million. Memphis Air Trans financed the purchase with a $6.7 million loan through Union Bank of California NA.

ATLANTA (AP) - Fresh off its acquisition of Northwest Airlines, Delta Air Lines Inc., the world's biggest carrier, said Wednesday it plans to add 15 new international routes starting next spring, though it's unclear whether that will mean another year of big capacity growth outside the U.S. as the carrier will cut frequencies on other routes.

ATLANTA (AP) - European regulators said Wednesday they have cleared Delta Air Lines Inc.'s proposed acquisition of Northwest Airlines Corp.

The European Commission said in a statement that after examining the operation, it concluded that the transaction would "not significantly impede effective competition in the European Economic Area or any substantial part of it."

Busy construction sites might offer a glimpse of the future when it comes to logistics, as thousands of Mexican truck drivers make Memphis their destination.

But the International Brotherhood of Teamsters union is leading an uphill battle to stop the incursion of Mexican-based trucks and drivers into the United States, part of a one-year demonstration project related to the North American Free Trade Agreement (NAFTA).
