1. ‘Perfect Storm’ -

Office sublease space reached a record high in the first quarter, and local experts are forecasting even more leases from one lessee to another to hit the market prior to year-end.

Office subleasing totaled 600,664 square feet during the first three months of the year, according to Cushman & Wakefield/Commercial Advisors LLC’s Q1 office market report. That’s nearly 14 percent of total available space.

2. Multifamily Comeback -

With signs of resurgence in the commercial real estate industry, the multifamily sector looks to bounce back at an impressive clip.

So far this year, Memphis has seen a handful of big-ticket multifamily sales, including Preserve at Forest Creek ($45.5 million), Lynnfield Place ($22.4 million), Legends at Wolfchase ($27.8 million) and Orchards at Collierville ($15.7 million).

3. Fundraisers Rappel Tower for Special Olympics -

In one of the city’s most unique fundraising events, 64 brave souls scaled the exterior of the 23-story i-bank Tower (formerly White Station Tower) in East Memphis Friday, Aug. 26, and Saturday, Aug. 27, for Over the Edge, a high-thrills fundraiser for Special Olympics of Greater Memphis.

4. CRE Sales Increase 20 Percent In June -

Local commercial real estate sales improved in all categories last month, strongly aided by two big-ticket multifamily sales.

Shelby County saw 53 CRE sales in June, a 20 percent increase from 44 sales in June 2010, and a 4 percent boost from 51 in May, according to the latest information from real estate information company Chandler Reports, www.chandlerreports.com.

Lynnfield Place Apartments, on the east side of Lynnfield Road about halfway between Park Avenue to the north and Quince Road to the south, has sold for $22.4 million.

Lynnfield Holdings LLC, which shares a Philadelphia address with Resource Real Estate Inc., bought the complex from Los Angeles-based Lynnfield Place Tennessee LLC. The deal closed June 14. No mortgage document was filed at the time of purchase.

7. Dollar General Building Store On Jackson In N. Memphis -

Plans for a new Dollar General store in the city’s North submarket are under way. Ware Properties LLC purchased 9,100 square feet of vacant land at 3433 Jackson Ave. from Hector Tejeda in May for $140,000, according to the Shelby County Register of Deeds. The Shelby County Assessor of Property’s 2011 appraisal of the parcel was $109,200.
