23. MAA Still Entertaining Headquarters Options -

Memphis-based MAA is a year into its search for a new headquarters, and the company is moving closer to plans for a newly constructed building.

The real estate investment trust, which focuses on multifamily properties, first announced the move last summer. MAA is currently housed in nearly 43,000 square feet at 6584 Poplar Ave. in East Memphis. It is looking for an 80,000-square-foot space, with room to grow, to house its 200 local employees.

54. International Paper Seeks Permit for Crosswalk -

International Paper is preparing to move forward with an exterior crosswalk connecting its new office tower to the company’s existing campus.

International Paper applied Monday, Sept. 22 for a $2.75 million building permit through the city-county Office of Construction Code Enforcement for the crosswalk that would span International Drive and connect the new office building at 1760 International Dr. to the Memphis-based company’s East Memphis world headquarters, which is located on Poplar Avenue just east of West Massey Road.

A Memphis contractor is planning a new office building park in the city, according to a news report.

Memphis-based construction contractor Dan Walker Associates Inc. plans to develop up to 240,000 square feet in seven buildings on nearly eight acres at 3923 Forest Hill Irene Road, according to the report in the Memphis Business Journal.

One of the newest office buildings in East Memphis has landed a popular local coffee shop and restaurant.

Tamp & Tap responded to repeated overtures from Highwoods Properties Inc. and has leased 2,785 square feet of space on the first floor of the Triad Centre III building on Poplar Avenue in East Memphis.

The shell of the newest addition to the East Memphis office skyline is complete, setting the stage for exterior work on International Paper’s new building to begin.

“The structure has been built and now they’re starting from the ground up putting the skin on the building,” said Matthew Marzolf, director of development for Highwoods Properties Inc. in Memphis.

ProLogis has landed a major renewal at one of its industrial parks.

Kyocera Document Solutions America Inc., which manufactures and markets network-ready digital copiers and printers, laser printers, color copiers and printers, digital laser facsimiles and multifunctional, wide-format imaging products, has renewed its lease for 300,000 square feet at 5510 Getwell Road in Memphis.

After enduring early struggles in his commercial real estate career, Scott Pahlow has reached the top of his industry.

Pahlow, an executive vice president with Newmark Grubb Memphis, was named Commercial Broker of the Year Thursday night at the Memphis Area Association of Realtors Commercial Council’s 13th annual Pinnacle Awards gala.

The Lakecrest II office building in East Memphis has changed hands again.

Southland Primacy LLC acquired the 129,104-square-foot office building at 6055 Primacy Parkway from Jefferson-Pilot Investments Inc. Feb. 28 for $4.6 million.

65. Buzz Around Spec Office Space Starts to Swirl -

International Paper Co.’s new office tower in East Memphis is under construction now, but it’s been four years since the last speculative office building opened its doors in Memphis.

Its narrow traffic lanes are unforgiving and its storm water drain grates make driving the outside lane a perilous endeavor.

Sidewalks disappear and resume from block to block, while street crossings for pedestrians are daunting even for the most determined and fleet-footed runner who has to navigate stoplights and traffic.

While the city’s overall office market numbers may not appear very strong, the city’s most desired office submarket – East Memphis around Poplar Avenue and Interstate 240 – began showing strong signs of improvement in the second half of the year.

That new building will sit directly across the street from International Paper’s world headquarters and main campus, and construction is expected to start in the fourth quarter, with completion by the end of the second quarter of 2015.
