After what was a banner year in many ways for Memphis commercial real estate in 2017, projections for this year were bullish. But at the halfway point of 2018, have expectations in the area risen with the temperatures or have they begun to dry out under the sweltering summer heat? 

2. Taking Flight -

6. Housing Prices Continue to Rise in 2018 -

After a hot 2017, the Memphis area housing market looks to carry over its success into 2018.

The average home sales price in January came in at $163,024, a 14 percent increase from January a year ago, according to real estate information company Chandler Reports, chandlerreports.com.

7. Shelby County Home Sales Volume, Average Price Soar -

Average home sale prices and overall sales volume showed healthy gains in 2017 over the previous year, signaling another good year for the housing market in Shelby County.

The average home sales price in 2017 was $165,644, a 5 percent increase from the previous year, according to real estate information company Chandler Reports, chandlerreports.com.

8. Shelby County Housing Market Remains Strong -

As the year winds to a close, Shelby County home sales remained strong in November, continuing the nearly uniform rise in average sales price, volume and overall units that has been indicative of the local housing market in 2017.

9. As Temps Drop, Shelby County Home Sales Continue to Rise -

As the temperatures cool, the Memphis-area housing market typically does too, but September home sales figures in Shelby County continued to outperform those of previous years.

The average home sales price in September increased 8 percent to $171,929 compared to a year ago, according to real estate information company Chandler Reports, chandlerreports.com. Germantown East’s 38139 ZIP code recorded the highest average price for the month, at $445,117.

As the housing market begins to head into a slower time of year with school restarting, home sales still continue to outpace last year’s figures despite a slight dip in average sales price.

The number of units sold in Shelby County was up 14 percent in July, with 1,808 sales recorded compared with 1,584 last July, according to real estate information company Chandler Reports, chandlerreports.com.

24. New Hotel Planned for Downtown Memphis -

Two Ohio-based development firms plan to build a new hotel on a vacant site in Downtown Memphis.

The Orlean Co. of Beachwood, Ohio, and Ceres Development LLC of Westlake, Ohio, plan on building a Cambria Suites on a 3.3-acre lot on the south side of Union across from Fourth Street, just west of Danny Thomas Boulevard.

AutoZone Inc.

AutoZone Inc. is one of the largest auto parts retailers and distributors in the U.S., with a store count of 5,476 as of Feb. 14. Since 1998, the company has repurchased $15.7 billion worth of its own shares. At the end of March, AutoZone continued its share buyback program with the authorization to buy back another $750 million in company stock. The company followed that news with plans to pursue a $650 million debt offering to be used for “general corporate purposes.” – Andy Meek

27. Shops at Kirby Gate Sells for $3.4 Million -

A California-based investor has purchased the Shops at Kirby Gate in East Memphis for $3.4 million.

An affiliate of Los Angeles-based Westwood Financial Corp. acquired the shopping center at the northwest corner of Quince Road and Kirby Parkway from Shops at Kirby Gate LLC, according to public records.

28. US Home Sales Bounced Back in March, But Can the Gain Last? -

WASHINGTON (AP) – U.S. home sales bloomed in March after a brutal winter, a sign of possible newfound momentum for housing.

Sales of existing homes jumped 6.1 percent last month to a seasonally adjusted annual rate of 5.19 million, the National Association of Realtors said Wednesday. The gains were solid enough to suggest that housing might be returning to stable footing after enduring a boom, a bust and a stubbornly tepid recovery over the past dozen years.

Aryen Moore-Alston, executive chef and owner of Sweet Potato Baby, recently received two honors for the boutique catering and baked-goods company she opened in Memphis last year.

Sweet Potato Baby was named a winner of the American Small Business Championship by SCORE, a national organization that mentors entrepreneurs and small-business owners. It was also named to the Greater Memphis Chamber’s “10 to Watch” in 2015 list, which recognized companies and organizations that stood out in 2014 for their leadership in the community.

30. Holding On -

The national outlook for traditional enclosed malls is bleak. No new enclosed mall has been built in the U.S. since 2006. More than 24 have closed since 2010, and an additional 60 are teetering on the edge, according to data from Green Street Advisors. Around 15 percent of malls nationwide are expected to close in the next decade.

Regulators and major lenders are still on the hot seat over flawed and sometimes abusive foreclosures that were carried out in recent years.

55. Shelby County Home Sales Up 19 Percent in 2012 -

Shelby County had the most home sales recorded in 2012 since 2008 when the housing market started drastically declining.

There were 14,946 home sales last year, up 19 percent from 12,600 unit sales during 2011, according to real estate information company Chandler Reports, www.chandlerreports.com. And industry professionals say the outlook for 2013 is continued modest improvement.

The New Year marks a major milestone for First National Realty Inc., as the Memphis-based residential real estate brokerage firm has plans to expand branch offices into 13 Walmart Supercenters in the Memphis metro area.

The Shelby County housing market continues to improve with 1,407 home sales recorded in October, up 36 percent from the 1,034 sales tallied in October 2011.

69. Housing Market Slowly Improving -

Memphis last month was named as one of 29 metropolitan areas to be included on the National Association of Home Builders/First American Improving Markets Index, which is now nearing 100 cities.

The index identifies metro areas that have shown improvement from their respective troughs in housing permits, employment and house prices for at least six consecutive months. Other notable new entrants to the list in February were Miami; Boston; Detroit; Kansas City, Mo.; Portland, Ore.; and Salt Lake City.

A longtime Memphis diner chain is expanding its presence into the Jackson, Tenn., market.

CK’s Coffee Shop has signed a five-year lease for 1,390 square feet of the existing 4,900-square-foot Old Medina Market Gas Station at 2800 Old Medina Road.

71. Local QR Real Estate Usage Grows Slowly -

First seen in Japan in the mid-1990s, quick response codes could add momentous efficiency in the residential real estate world, allowing virtual tours of houses to take place on mobile devices.

But only 14 million American mobile device users have interacted with a QR code, according to recent study by digital business analytics firm comScore Inc. That means less than 5 percent of the American public has scanned a QR code.

The parent company of Memphis-based NAI Saig Co. has been acquired by an Irving, Texas-based real estate investment and special loan servicing firm for an undisclosed amount.

73. That's a Wrap -

If the grand sweep of 2011 could be captured on celluloid and presented to an audience on the big screen, all the components of a great film would be readily apparent.

There was drama, in the form of a deluge and historic flooding that led the Mississippi River to crest at nearly 48 feet early in the year. One of the year’s big surprises saw President Barack Obama give the commencement address for the Booker T. Washington High School class of 2011 at the Memphis Cook Convention Center.

74. CRE Activity Stays Strong During 2011 -

Despite hard times, local commercial real estate firms were able to ink plenty of deals in the past 12 months.

Memphis’ industrial leasing activity kicked off in January when Buena Park, Calif.-based Pacific Logistics Corp. signed a 60,000-square-foot lease in ProLogis Park DeSoto for its first Memphis-area location.

In the words of Phil Woodard, an owner of multiple residential and commercial properties in Downtown Memphis, breaking even is the new profit.

Or as national real estate expert Jonathan Miller said earlier this month at the Urban Land Institute’s Real Estate Outlook for the Mid-South, “We cannot expect to make money the way we did a few years ago.”
