A venerable shopping center in East Memphis could be getting a significant makeover, according to a recent retail market report from CB Richard Ellis Memphis.

Eastgate Center LLC, the owner of Eastgate Shopping Center at Park Avenue and White Station Road in East Memphis, could make significant aesthetic improvements to the retail center beginning this year.

Developers on Tuesday, Jan. 7, cleared a key regulatory hurdle for a planned Whole Foods Market store in Germantown.

Before a packed house, the Germantown Planning Commission voted to approve a revamped plan for a new Whole Foods store at the southeast corner of the intersection of Poplar Avenue and Pete Mitchell Road, on the eastern edge of Germantown’s Central Business District.

34. Cypress Realty Buys Red Robin Ground Lease -

Memphis-based Cypress Realty Holdings Co. has paid $1.4 million for the ground lease of the Red Robin restaurant at 1231 N. Germantown Parkway in Cordova. The building sits on a 1.68-acre outparcel of the former Kmart at 1245 N. Germantown Parkway. That center was redeveloped into an America’s Incredible Pizza Co. and other stores by NPK Cordova LLC, which sold the ground lease to Cypress Realty Holdings.

35. Commercial Real Estate Tumbles -

After a prolonged and prosperous ride, commercial real estate stumbled in the past year with no signs of regaining its balance anytime soon.

Just 998 commercial sales were made in Shelby County from August 2007 through July 2008, down 17.6 percent from 1,211 sales during the previous 12-month period, according to the latest data from real estate information company Chandler Reports, www.chandlerreports.com.

In the span of one week last October, Cypress Realty Holdings Co. bought a pair of commercial lots on Wolf River Boulevard in Germantown for $3.9 million and promptly began construction of a Class A medical office building.

37. Cypress Realty Buys G'town Office Building -

     Memphis-based Cypress Realty Holdings Co. has bought an office building at 7628 W. Farmington Blvd., on the northwest corner of Farmington and Germantown Road in Germantown, for $634,615. Operating as Cypress Realty Holdings Co. II LLC, the company bought the building from Lyle E. and Mary C. Muller on May 1.
     The 6,206-square-foot building was completed in 2007 and houses a Fidelity Investments office. It sits west of the Walgreens at 7650 Farmington Blvd. and east of the Shops of Saddle Creek North.
     "It's an investment for us, it's something that we're looking at for a long-term hold and it's something that fits in well with some of the other properties that we have," said Cypress Realty Holdings principal Joe Jarratt. "It's a high-quality building and triple-A location."
     Fidelity is the only tenant in the building, which was a build-to-suit for that company. The Shelby County Assessor of Property's 2008 appraisal is $730,900. The building sits on .78 acres in the Walgreens at Saddle Creek PUD.

Details: Tenant build-out for Trumbull Laboratories LLC's new pathology laboratory. Trumbull, which will occupy all of the second floor and a small part of the first floor of the Wolf River Medical Arts Building at 7550 Wolf River Blvd., will lease the space from Memphis-based Cypress Realty Holdings Co.
The Medical Arts Building is a two-story Class A building on the north side of Wolf River Boulevard just west of Germantown Parkway. The 44,000-square-foot building was designed by The Crump Firm and the general contractor for the whole building is Grinder Taber Grinder. Construction on the building is expected to be complete in the second quarter, with work on Trumbull's space starting in March and wrapping this summer.
Founded in 1998, Trumbull Labs provides anatomic - or tissue - pathology services for doctors and hospitals, said executive director Norman Hill. Most of the company's 100 employees are in Trumbull's current headquarters at 6046 Knight Arnold Road, Suite 101, with about 15 working within area hospitals. "We're kind of on top of one another right now," Hill said of the company's current 16,000-square-foot space. At 23,000 square feet, Trumbull's new facility will allow them to spread out and increase capacity. The company already processes samples numbering in the hundreds of millions each year.
