Maybe this discussion was bound to happen in a city where murals have been going up at a pretty good clip for several years now. At first, it was a rather startling form of civic witness in a new kind of Memphis boosterism that was a reaction to years of downing Memphis as the dominant civic monologue. And it rapidly became about how much the murals could speak to the real Memphis – in other words pro-Memphis but with an edge and more than a nod to the city’s reality. That’s a lot for a mural to pull off.

32. Overton Square Hotel Awarded Tax Incentives -

The developers of a $24 million Overton Square hotel and a Canadian elevator company looking to build its first U.S. facility in Memphis have been awarded tax incentives to move ahead with their projects.

33. Overton Square Hotel Approved for Tax Incentives -

The Economic Development Growth Engine board has approved Loeb Properties' request for a 15-year tax abatement to build a 100-room boutique hotel near Overton Square.

Despite some concerns from the EDGE board over the definition of blighted property, Loeb Properties and its partners, boutique hotel developer LRC2 Properties and hospitality management company MMI Hotel Group, were approved for the payment-in-lieu-of-taxes incentive Wednesday, Sept. 20, to help offset the construction costs of the $24 million hotel.

34. Loeb Properties Planning $24M Overton Square Hotel -

Loeb Properties wants to build on the revival of Overton Square by adding a $24 million, 100-room hotel in the district.

The Memphis-based company and its partners – boutique hotel developer LRC2 Properties and hospitality management company MMI Hotel Group – are seeking a 15-year tax abatement to construct a 100-room boutique hotel at the southwest corner of Cooper Street and Trimble Place, south of Madison Avenue in Midtown Memphis.

Nationally and in Memphis, the hotel room supply, room demand, occupancy rate and average daily room rate were all on the rise year-to-date through July, pointing to a healthy market overall.

That’s according to information compiled by STR presented at the Southern Lodging Summit Wednesday morning, Aug. 30, at the Cook Convention Center in Memphis. The Southern Lodging Summit is an annual event hosted by Pinkowski & Co. and the Metropolitan Memphis Hotel and Lodging Association.

37. Memphis Lodging Industry Continues Riding High -

38. Midtown Gated Community, Shelby Farms Hotel Approved by Planning Officials -

A plan to replace the former Red Cross building in Midtown with a 12-unit luxury gated community was approved by the Shelby County Land Use Control Board at its Thursday, August 10 meeting.

Last month, developers Lee Askew and Martin Edwards presented their plans to nearby residents at a public meeting where it was received with mostly favorable results.

39. Developers Baking $73 Million Deal at Wonder Bread Plant -

A development group wants to breathe new life into the former Wonder Bread plant that used to fill the Memphis Medical District with the smell of fresh bread before it closed in 2013.

A group of investors spearheaded by Chisca Hotel Developers – Development Services Group – has submitted a $73 million plan to create 286 upscale multifamily units, a 480-space parking garage and 150,000 square feet of office and retail space.

40. Last Word: Kustoff at Rotary, Royal's Vibe and The Terms of MEMPOWER -

The investment group that renovated the Chisca resurfaced Tuesday evening with a plan for the Wonder Bread factory, vacant for the last four years. But don’t look for a return of the bread smell to the Edge area. And if you look at what has started to happen in that particular corridor since Wonder Bread shut down, the mixed-use plan has some precedent. Throw in the move to sell The Commercial Appeal property just a few blocks away and if the economy remains this good, the transformation in this area could be radical in another four years.

The sprawling mixed-use complex opening next month on North Cleveland in Midtown is a high-profile example of where Memphis’ art community finds itself at the halfway mark in 2017.

When Crosstown Concourse opens there Aug. 19, it won’t just represent a new beginning that turns a former Sears distribution center into a 1.5-million-square-foot community mainstay. With tenants like Crosstown Arts moving in, the development is also a representation of how the city’s arts landscape is changing this year.

47. Last Word: Wessman Trouble, Selling 495 Union and An Underground Film Icon -

When Wessman Development came to town last year with the idea of a boutique hotel, the Palm Springs, California company was part of the flood of smaller hotel projects Memphis was seeing and is still seeing. Then the company added another hotel and just this month the redevelopment of a building on Madison west of Second Street as apartments with retail on the ground floor. In a very short period of time, Wessman has had a lot of plans for Memphis.

48. Downtown Developer Charged in Public Corruption Case -

John Wessman, the real estate developer who plans to turn two Downtown Memphis buildings into boutique hotels, has been charged with bribery in a Palm Springs, California, corruption case.

The Riverside County District Attorney’s Office filed a criminal complaint Thursday, Feb. 16, against Wessman, developer Richard Meaney and former Palm Springs Mayor Stephen Pougnet.

Wessman Development’s plans to convert a long-vacant historic building in Downtown Memphis into luxury apartments, a high-end basement bar and coffee shop took another step forward Wednesday, Feb. 15.

Memphis City Council members will consider an amendment Tuesday, Feb. 7, to plans for a 150-room hotel on the northwest corner of Madison Avenue and B.B. King Boulevard.

The change by Wessman Holdings LLC for the Leader Federal Bank building and the two-story building next to it on the corner would add a new nine-story building past the corner on the B.B. King side.

63. Robinson Takes on Dual Roles At Campbell Clinic -

Dr. James Robinson recently joined Campbell Clinic Orthopaedics in two roles: as the lead physician for the clinic’s new daytime walk-in program and as a sports medicine family practice doctor treating sports injuries for young athletes and weekend warriors.
The walk-in clinics are offered at all five Campbell Clinic locations, and Robinson staffs the program in the Germantown office. 

64. Last Word: 2016's Toll, Strickland & Herenton and Downtown Hotel Changes Hands -

The city’s homicide count was at 228 as 2016 came to an end, breaking the old 1993 record.

In a few years maybe there will be a better idea of the larger trend that made 2016 a more violent year. Memphis Police Director Michael Rallings has said gangs were a factor in more homicides but not necessarily most of them – or if they did, it still remained an act between two people who knew each other and being in a gang wasn’t necessarily what set off the violent reaction.

65. December 9-15, 2016: This week in Memphis history -

1986: Foreclosure proceedings are underway for the Downtown Radisson on the southeast corner of Third Street and Union Avenue. The $25 million, 284-room hotel had just opened the previous June after a renovation that incorporated the old eight-story Tennessee Hotel facing Third into a new 11-story tower east of that. The Radisson is the second Downtown hotel to have financial difficulties since the start of 1986. Chattanooga developer Franklin Haney had defaulted on interest payments for the Holiday Inn Crowne Plaza, the hotel connected to the Memphis Cook Convention Center, prompting a refinancing of the deal.

The council votes on a special use permit for a 68-room luxury hotel at 477 S. Main St., in a building that until recently had been a graduate school for the Memphis College of Art.

Ballet Memphis gave an early tour of its new $21 million facility in Overton Square Wednesday, Nov. 16, to highlight some of the features that will be part of the 38,000-square-foot building now under construction.

70. Guest House at Graceland Earns Four Diamond Rating -

The new Guest House at Graceland resort hotel in Whitehaven has earned a Four Diamond Hotel rating from the not-for-profit travel organization AAA.

The Four Diamond Hotel rating, which was announced Monday, Nov. 14, has been awarded to just 6 percent of 28,000 hotels approved by the AAA. It was a goal that operators of the hotel, which is owned by Elvis Presley Enterprises, set early in the planning, development and design process by DreamCatcher Hotels and Hnedak Bobo Group, both of Memphis.

71. Downtown May Get New 12-Story Boutique Hotel -

A plan to redevelop the former Tenoke Building into a hotel may be revived several years after a similar idea for the vacant Downtown office high-rise fell through.

Vibrant Hotels Inc., an affiliate of Batesville, Mississippi-based development company JVD Enterprises, is seeking a special use permit that would allow the conversion of the century-old Tenoke, located at 161 Jefferson Ave., and the adjacent one-story office at 191 Jefferson Ave. into an “upper-brand franchised full-service hotel,” according to an application filed with the city-county Office of Planning and Development in August.

72. Last Word: Mud Island Round 3, Newsmakers Notes and North Midtown -

Cue the organ. You know, the one from those old soap operas or radio dramas. And prepare for the latest episode of Island of Mud. When last we looked in on Mud Island River Park, the city had two finalists to redevelop all or a part of the southern half of the island that is really a peninsula.

73. Council Approves Hotel In Leader Federal Building -

Memphis City Council members approved Tuesday, Oct. 4, a boutique hotel development in the Leader Federal bank building and an adjoining building on Madison Avenue at B.B. King Boulevard by Pardo Elemental Architecture of California. The council also approved a Kroger gas station convenience store on Poplar Avenue east of Kirby Parkway as an outparcel to the Kroger supermarket at that location.

74. Nearly 300 New Apartment Units Headed to McLean Boulevard Intersections -

Two projects planned a block apart from each other will flood the Midtown market with luxury rental units.

The area hasn’t seen new multifamily construction since The Bristol went up in 2004. Since that time, renewed interest in the urban core and high-profile projects like Overton Square have prepared Midtown for top-dollar rents.

75. Last Word: Z Bo and the Second Unit, Gannettized and the Electoral College -

Zach Randolph will not be starting for the Grizz this season as the post-Grit & Grind era enters the “Second Unit” chapter.

It will be interesting to see fan reaction Thursday at the Forum when the Grizz play Atlanta in another pre-season game. Randolph did not start Monday night’s pre-season opener against Orlando either.

Memphis City Council members approved Tuesday, Oct. 4, a boutique hotel development in the Leader Federal bank building and an adjoining building on Madison Avenue at B.B. King Boulevard by Pardo Elemental Architecture of California. The council also approved a Kroger gas station convenience store on Poplar Avenue east of Kirby Parkway as an outparcel to the Kroger supermarket at that location.

An out-of-town developer with one hotel planned for the Downtown market has purchased the former Memphis College of Art graduate school at 477 South Main for another hotel.

California-based Wessman Holdings was attracted to Downtown’s growth of boutique hotels and abundance of vacant buildings, said principal John Wessman.

78. Council Final Vote on Pot Ordinance Tuesday -

Memphis City Council members take a third and final vote Tuesday, Oct. 4, on an ordinance that would decriminalize possession of less than a half ounce of marijuana.

The proposal pits some council members who believe the measure will make the city’s problem with illegal drugs worse against council members who see the ordinance as an important statement about making even larger changes to the local criminal justice system.

Wessman Holdings, an out-of-town group, purchased the property at 158 Madison Ave. from 158 Madison LLC for $1.1 million, according to a June 13 warranty deed. The five-floor building was built in 1961 and bears more than 62,000 square feet.

Those other parcels include 83 Madison Ave., which houses eighty3 restaurant and office space; and a banquet center that spans 9 S. Main St. and 11 S. Main St.

Two longtime Memphis-area companies secured tax incentives at the June meeting of the Memphis-Shelby County Economic Development Growth Engine.

The payment-in-lieu-of-taxes will support TAG Truck Enterprises LLC’s plans for the former Mall of Memphis site as well as an expansion of Turner Dairy in the heart of Midtown.
